Vacation Rental Description

Maine Vacation Getaway.  On lake, private and secluded. Only the
sounds of the frogs ands loons can be heard at night.  The house is 
located app. three miles outside of the town of Lincoln on a private 
gravel road.  Lincoln is located fifty miles above Bangor. It is a 
two bedroom ranch with living room, kitchen and a bath, fully 
furnished.  All rooms are w/w carpeted and the house is right on the 
lake.  The living room has patio doors going out  to the deck.  The 
water is clean and warm as the lake is not a very deep lake.  Many
of the lakes in Maine are cold.  There is a dock to swim from and 
tie the boat up.  There is also a deck down at the lake for lounging. 
The fishing is good but does require a fishing 
license. 

Vacation Rental Amenities

Each bedroom has a double bed with dresser and a bureau. Both 
bedrooms have electric blankets on the beds.  The front bedroom has 
a phone as does the kitchen. The front bedroom also has a 19"  
TV with a DVD player.  The living room has a fireplace for those 
cozy nights, a Satellite TV, vcp, phone with answering machine, full 
bathroom with shower and flush toilet, a deck with BB-Q grill and 
deck furniture for those outdoor cookouts. Complete kitchen with 
microwave oven, drip coffee pots, assorted pots and pans, crock pot, 
elect. frying pan, dishes, cups and silverware.  The water is clean 
and soft and is from a 250’ deep well.  Everything is supplied 
except linen, blankets and towels.  There is a 14’ boat available 
for a nominal charge. Sorry, no pets or smoking is allowed in the 
house.  

Activities and Attractions

Fun for the whole family.  Fishing, hiking , boating, mountain
climbing, white water rafting, whale watching, air boat rides on the 
Kennebec River or just plain relaxing or sightseeing.  For the winter
enthusiast, there are miles of snow mobile trails and cross country 
skiing.  Visit the small and quaint towns that make up the area. 
Plenty of antique and garage sales.  There is also a public beach in 
town for swimming.  Bar Harbor is about two hours away as is Acadia 
National Park.  Baxter State Park and Mt. Katahdin is about an hour 
away.  Mt. Katahdin is the northern terminus of the Appalachian 
trail and is a challenging climb to the top along it’s many trails. 
Baxter State Park also has lots of trails for climbing and hiking 
and seaplane rides to the top or just sightsee the area. A lot of 
people use the house for a base camp to take day trips throughout 
the area or go to Nova Scotia for several days.  For real 
excitement, try white water rafting on the Kenebec or Penobscot 
Rivers.

Long Term Rental:    Two months or more during off season, 
January to April.  $1500.00 / month. Electric and gas is paid by    
rentor as is the first three months rent. Call for changes or 
details.

NOTE.  MAINE NOW IMPOSES A 7 PERCENT CAUSAL USE TAX ON VACATION 
RENTALS. LONG TERM RENTALS EXEMPT.  CALL FOR DETAILS.    

         Boat Rental:  14’ aluminum boat with 6hp motor.
                                    One week: $125.00
                                    Two weeks:  $200.00
                                    Three weeks: $275.00

  Rental rates are for an average family unit. A family unit is 
considered to be two parents and a reasonable amount of children. 
The rental does not include family relatives, inlaws or friends of 
your children.  There will be a charge of $75.00 for the first 
additional person and $50.00 for any additional persons after that 
unless prior arrangements are made.  
  Rental is for seven days starting Saturday, 1PM to the following 
Saturday, 11AM of your weeks unless prior arrangements are made. The 
house is inspected prior to your arrival and before you leave.	   
  A deposit of $200.00 will confirm your reservation. Full payment 
is due no later than 45 days before your booked time. The house
combination and directions will be mailed or e-mailed to you upon
receipt of the full payment. 
  A full refund will be given if a cancellation notice is received 
at least 45 days or more prior to your date.  There will be no 
refund of deposit after that. Once you occupy the house, there will 
be no refund if you leave early. There will be no refund on the boat 
if you rent it and don't use it.  
  Rental during the winter months is at your own risk because of 
snow. It is advised you drive a four wheel drive vehicle.  The 
rental fee includes plowing the road to get in, within reason. You
must use common sense to get out.  Please call for further 
information. Please allow at least two weeks notice for winter 
rentals to allow for snow plowing.
   
PLEASE NOTE. THE STATE OF MAINE HAS IMPOSED A "CAUSUAL USE TAX" ON 
WEEKLY RENTALS OF SEVEN PERCENT.  THIS HAS TO BE CHARGED FOR 2006.
