This wonderful, cozy apartment with your own private entrance and shared front porch in an 1889 Eastlake Victorian House is your gateway to the heart of one of the most beautiful and fascinating cities in the world.

In the Lower Garden District historical section of New Orleans, this house is just two blocks from satisfying your craving for antiques of the finest kind, the best roasted coffee, food at some of the most amazing restaurants, and booze at an incredibly eclectic collection of bars on Magazine Street.

It is just three blocks from the Convention Center (if you, unfortunately, have to work), and Mardi Gras World, where you can see how that party started, and where many of the parades start during Mardi Gras itself. As a matter of fact, between Mardi Gras World and St. Charles Street, 30... Yes... THIRTY parades go within six blocks of this house (but not right in front of the house). That's good, see? You won't find anybody sleeping it off on your porch in the morning.

Speaking of St. Charles Street, a six-block walk, past some of the most beautiful and elegant houses, between Magazine and St. Charles, gets you to the streetcar. The closest stop is St. Charles at Felicity. $1.25 (exact change please) gets you a ride on the best way to travel in the U.S.A.!

You say you want to party... Hmm... No problem, but remember that this is a residential neighborhood, and I like my neighbors, so the real partying will be done out in the city. If Magazine Street and its pleasures are too sedate for you, head down Annunciation Street toward the Warehouse District, CBD, and the French Quarter. a 10-minute walk gets you to The Rusty Nail, Bellocq, Ugly Dog Saloon, Dino's, The Circle Bar, Republic New Orleans, and on and on...

Feeling more thoughtful... The wonderful National WWII Museum, one of the most popular attractions in New Orleans, is a ten-minute walk away as well, and is great for kids, too. The Ogden Museum of Southern Art, and the Confederate Memorial Hall Museum are right next door. By the way, if all the walking starts to bother you, and you have taken full advantage of the streetcar, a phone call will get a cab to the house in 5 minutes.

Food... Well, what can I say? Cochon, Annunciation, Eleven 79, Mayas Nuevo Latino, HiVolt, and Half Moon are some of our favorite places within short walking distance. there is no limit to where you can eat, and we will be happy to give you a list, suggestions, and so forth.

Your home away from home!

Having never used VRBO I was a bit hesitant but the moment I spoke to Sabin over the phone I knew we were going to be in good hands! He was helpful, courteous and professional and his home was nothing short of beautiful.

A friend and I had the pleasure of staying at Annunciation for 10 days during Mardi Gras. The home was clean, welcoming and conveniently located. Although not in the middle of the Bourbon Street chaos it is within walking distance to the parade route, public transportation (Magazine St bus and St. Charles streetcar), and there's plenty of street parking.

The home and decor were cozy and charming, the bed was comfortable, the bathroom clean and having a washer and dryer was definitely a plus! Though we didn't do much cooking it was nice to have a well stocked kitchen and it was convenient for a quick breakfast or a late night snack.

There is a seperate unit next door but we didn't even realize we had neighbors until the night before we left. Noise was not an issue.

We were provided with a comprehensive welcome packet with everything you need to know about the home and surrounding area including a list of local places to eat. I must admit, we must have tried every restaurant/cafe on the list and were beyond pleased.
Sabin also has exceptional customer service skills. We were in need of a hairdryer so I shot Sabin a quick text and before I knew it there was a knock at the door and a new hair dryer had been hand delivered!

I highly recommend staying in Sabins beautiful home. Annuncition was definitely our home away from home.

The perfect place to feel at home in New Orleans

We were pleased to find the home just as it was pictured - beautiful New Orleans architecture and appointed just right for travelers. We were a group of 3 women, and we felt completely safe in the area, even when arriving back very late at night.

Everything you need to have a leisurely meal is there - we ate breakfast there every morning. We appreciated having several methods for coffee making as we are all coffee snobs. But it also was nice to have two coffee shops very close by.

The sleeping arrangement was great. There are pocket doors which separate the front room from the bedroom, which helped us because we had a snorer with us! The bedding was comfortable.

It was great to have wi-fi - a very nice touch.

We were there for Essence Festival, and because of the crowds, we had to walk back from the Dome one night. We felt quite safe in our group, particularly since there were other visitors around as well. Easy streetcar access (a short 6 block walk) and easy car access to anywhere in NOLA. We spent a lot of time on Magazine for shopping and eating because those shops were so close.

I would recommend this property to singles, couples, or families. Particularly when you need a break from the super fun you can't help but have in NOLA, this place is a short trip away for the rest you'll need!

I think it's also important for you to know how great the owner is. He provides a property guide that we referred to several times during our stay. It was extremely helpful to answer those little questions that come up when you're in a new surrounding.

I also talked with him before the trip which made me very comfortable with the choice. There are a few bad apples in the VRBO world, but this property owner is not one of them. He is courteous and very thoughtful of the info you'll need to have an enjoyable trip.

I plan to make this my go-to spot when I'm visiting NOLA!

Great Place!!

My fiancé and I had a great stay here! We were in town to apartment hunt. Unfortunately it rained the whole time and we didn't find a place (yet), but this was a nice cozy home to come back to at the end of each day. It was well appointed and thoughtfully laid out. The pocket doors gave the bedroom a little privacy, which was nice. I even broke a dish, but when I let the owner know he was very kind about the whole thing!
Overall, I'd definitely stay there on future trips and if you'll be in the area you should definitely check it out!

Recommended for: age 55+, sight seeing, tourists without a car, romantic getaway

I sure wish you could have found it in your heart to give us five stars, however. I try to do everything I can for folks, and will if asked. Maybe next time. Hope to have you again.
