Cape cod house. 2 bedrooms  lower level . One large attic bedroom on 2nd floor 3 twin beds,crib and with TV sitting area. SLEEPS 7 but will accomadate 8 if you bring an air matress. Bed Linens and one bath towel per person provided.Suggested to bring extra bath towels and beach towels.Private campfire area with 15 logs provided during summer. House sits on one acre private wooded land . Lake Access to 100 feet of lakefront with dock & boatslip Just a 1minute walk across the street and down small grassy path to the lake.  4 lawn chairs, a small boat house at lake front & mini frig for you to use. canoe avaiable. GREAT fishing from the dock.Village of Bemus Point one mile from house.8 miles from Chautauqua Institution 15 minute drive. Ski area of  Peak n Peek  30 mins away from the Peek.  Sheets,pillows and blankets provided. Time Warner Cable, TV's in all bedrooms and living room.NO internet in the house so You need to bring a lap top with a verizon broad band adapter,  . WI FI located at Wegmans,JAMESTWON Ny. and Star Bucks,Lakewood NY. Outside Patio , Lawn Furniture. Enclosed Sun porch. Dining nook. Season Rates June,July,August-$1350 weekly.  Will rent off season weekends Price to be discussed. One dog is allowed Must know breed ahead and size. One Dog Only if approved.. All dog waste must be picked up and disposed  in designated area.  required.No dobermins,pitbulls,boxers ect due to home owners insurance.NO Smoking in house .Porch only if you must WITH WINDOWS OPEN and outside door closed to the house. DOCK COMES OUT  Mid Sept. NO TENTS ALLOWED DUE TO ZONING LAWS.PARKING FOR ONLY 3 CARS &  boat trailer.

Chautauqua Lake is a beautiful 20 mile long lake.Great for boating,fishing,swimming,snow activities or just relaxing and reading books. House is just outside the Village of Bemus Point shops,restaurants,golfing. A ferry that crosses the lake in town that provides rides. Lucy-Desi Museum 7 miles, Drive INN movie theather in Jamestown. A true good old drive-in,seasonal.  Also Coppola's Pizza delivery to Lake house.Hare N Hounds in Bemus with Pub Menu,great food, jeans and shorts allowed. Fun tourist town during the season. Town is just 5 minutes from this vacation House.IF YOU LOVE TO GOLF WE ARE LOCATED NEAR 7 GOLF COURSES. Peek N Peak is 30 mins from the house. THE SNOW MOBILER CONTACT OR CHECK  ON GOOGLE - LOCAL TRAILS START AT BEMUS POINT GOLF COURSE AND TRAILERS CAN BE PARKED FOR UNLOADING AT THE GOLF COURSE. WI FI located at Wegmans,Jametown NY and Starbuck Lakewood NY and Chautauqua Mall Lakewood NY. Winery's 30 minutes from the house in Westfield NY.Johnson Estates, Noble and Mazza...very fun.

2 Night min during OFF  season $165 per night weekends.  

Seasonal rates Presidents weekends,Memorial Weekend & June July August 2012. 

Memorial Day weekend. $900 (4 nights.) you can pick. thursday-sunday or friday -monday.

Weekly $1350 During Summer Vacation Season  and half rental needed with the contract to hold the cottage.

Check In Time 11:00 am Check out 11:00am  

Off Season before Memorial Day and after Labor day  31st. $785 Weekly

2 Adults must be in the group and the age of 21 .  NO TENTS ALLOWED

SIGNED CONTRACT FOR NUMBER OF GUESTS MUST BE FOLLOWED.

$200 Security Deposit required,returned  AT EXIT as long as house is in good standing and clean. 

We need a picture of your Dog e mailed before we agree to a dog.  To hold house for 2 week Rentals or more, rent sent ahead with SIGNED contract. We will provide ALL linen's and one bath towels per renter,please bring your own bath and beach towels. At exit You must clean the house before you leave. House must be in condition received and clean to get back security deposit. WE will wash bed linens included in price.

ONE DOG ALLOWED. Sorry no Cats. House insurance does not allow pitt bulls,boxers,dobermin,rotty's ect.Right to refuse entry if this type of dog shows up with you. its the insurance that is an issue. Picture of dog needs e mailed.

HOUSE OPEN YEAR ROUND. Great sled riding hill on property. 4 plastic sleds provided. Will provide christmas tree and decorate for the holiday when asked.

 A whole house ,fully furnished,  Very Private lodging. One Acre of land, and a private campfire in the back yard. Snow plowing provided in winter for weekend stays. The back yard is very private.
