Welcome to our beautiful villa, brand new for 2005,situated in the Mediterranean styled gated community of Highgrove.

It features 4 bedrooms and 3 bathrooms (2 ensuite) and has a private pool with spa.The pool deck looks out onto a conservation area.

Set in an ideal location, High Grove is only 300 yards from the
Highway 192 and Highway 27 intersection and with-in 8 miles of Walt
Disney World and many more of Orlando's world famous attractions as
well as many good restaurants and shops, making this the perfect
base for your dream vacation.

The excellent road system means the Gulf coast beaches can be
reached in 80 minutes, the Kennedy space center and East coast
beaches in 70 minutes, and the airports in 35 minutes for Orlando
and 60 minutes for Sanford.

It is superbly furnished to a high standard and would be ideal for a
large family or two smaller families to share, being able to
accommodate up to 8 adults.It has its own private screened pool and
spa which can be heated (charges apply).It faces west and overlooks
a conservation area.

Our luxury villa comes complete with all the expected modern
amenities including 4 bedrooms, 3 bathrooms (2 en-suite), a fully
fitted kitchen, air conditioning and heating through-out, 5
televisions, DVD player & selection of family DVDs, Stereo system,
Playstation 2 & games.

You will be able to relax around our large 26 by 14 foot pool, but
should the Florida sunshine become too much, you can either retire
under the covered Lanai, go inside the villa where all the rooms are
kept at a cool and constant temperature, or lie back and relax in
our superb spa.

If you like a round of Golf you will be ideally positioned staying
at our villa. There are over 20 courses to be found within a 20 mile
radius including the award winning Southern Dunes, Highlands Reserve
and the Greg Norman designed Champions gate courses.

Our villa has a large open plan Family room.

It contains 2 large luxurious sofas, allowing the whole family to
sit down together at the end each action packed day. Patio doors
allow direct access out onto the pool deck as well as letting in
plenty of sunlight and providing a great view.(All doors out to the
pool area have alarms to provide extra safety when staying with
young children).

To help keep everyone entertained you will find a large screen cable
TV, DVD system (a selection of family DVDs are provided), a
Playstation2 & games, and a stereo music system.

The garage has been converted to a games room, with a pool tacble, air hockey and table football.

The large modern fully fitted kitchen comes complete with all the
latest amenities including a large Cooker, Microwave,
Fridge/Freezer/Ice machine, large selection of Crockery and Cutlery,
Dishwasher, Toaster and Coffee Machine (essential for those early
morning rises for the Theme Parks).The kitchen also has a breakfast
bar with enough seating for two people.

Should you wish to do any laundry, we have a washing machine, tumble
drier, iron and ironing board located in the rear of the garage
which can be accessed from inside the home. All bed linen and towels
are provided for your needs.

The Kitchen has a telephone from which all local calls are free and
other calls can be paid for using phone cards.

The Dining area is located conveniently adjoining the Kitchen. There
is a large table and 8 chairs and is ideal for both formal and
casual meals. A large window lets in plenty of natural light.

The clubhouse at High Grove has a communal pool with spa.
Inside there is a T.V. room,pool table, fussball game and free
coffee and tea.The work out room has a rowing machine, exercise bike
and cross trainer.There is an arcade room and a computer room with
free internet access and fax and copying facilities. There is
also also a children’s play area.

All rental prices are inclusive of taxes and are for the villa NOT
per person and include taxes.

Rentals of less than 7 days will incur a cleaning fee of £50/
