Our spacious 3 bedroom/2 bath upper unit has long been a family retreat in Newport Beach
with return vacationers year after year. Located steps from the sand, this vacation
duplex is within reach of the area's most sought after beachfront and ocean recreation Newport Beach
has to offer. This area is home to some of the best waves in Southern California for the
accomplished surfer, and is gentle enough for the little ones to roam by the shoreline. Lifeguard
towers are situated within feet of this area for your safety.
This unit also offers ocean sounds from its patio/lounge area, which has umbrella seating and a
barbeque grill for outdoor family meals. All three bedrooms contain carpeting, custom window
coverings, ceiling fans, and are spacious, clean, and bright. The master bedroom contains a queen
bed, along with a private bathroom, the second bedroom offers a queen bed, and the third bedroom
houses 2 twin beds. All bathrooms have newly laid tile and resurfaced shower areas.

Cable TV, internet access, dvd player, fully equipped kitchen, microwave, dishwasher, refrigerator,
and cooking utensils provided.
Garage parking will house one vehicle with additional street parking available.
BBQ grill and umbrella seating area available on the upper patio, access to coin operated (quarters)
washer and dryer available in the garage.
Bed and Bath linens are included.
No smoking on the property please!

Newport Beach, located between Los Angeles & San Diego, offers a variety of activites and
attractions: surfing, swimming, boating, sailing, fishing, tennis, golf - and more! The beach bike
path runs south into Balboa Island & North through Huntington Beach. Jog, bike or skate on the
boardwalk.
The summer calendar is full of local activities including professional surfing & volleyball
tournaments in Huntington Beach, along with outdoor music festivals & art exhibits. Shop nearby at
Fashion Island, South Coast Plaza, Main Street Huntington Beach & Newport Penninsula. Minutes away
from fine Dining (Dukes, Tommy Bahamas, Crab Cooker, Las Brisas) and casual Dining (Wahoos,
California Pizza Kitchen, Spaghetti Bender, Cappy's Cafe). Visit nearby attractions including
Anaheim's Disneyland and Knotts Berry Farm; LA's Hollywood, Rodeo Drive, and Universal Studios; San
Diego's Sea World, San Diego Zoo and Wild Animal Park, to name a few.

Summer rates are in US dollars from June to September.

To reserve a summer 2013 booking, 1/2 of rent amount required at time of signing. Payment balance
will be due 21 days prior to occupancy.

Winter 9 month lease for upper and lower unit mid Sept 2013 to mid June 2014 available.
