January-March 2010 special: Book a minimum 4 night stay @ $170.00 per night or $1100.00 per week + reduced cleaning fee of $40.00.  Valid dates for this special are from January 2, 2010 to March 26, 2010, must stay minimum of 4 nights to be eligible to receive this offer. 

The flat is located in one of San Francisco's best neighborhoods, Noe Valley. This is a very safe, quiet, walking & child friendly neighborhood.  No need to worry about being in a bad area we have a prime location on a lovely, quiet, flat street.

The lower flat of our 1902 Victorian duplex is 1000 square feet with 2 bedrooms & 1 bath.  We updated the flat in the Fall 2008 it now has new appliances, cabinetry, flooring & paint. 

When you first walk in the door you will enter the formal dining room with a large dining table and seating for up to 7 guests. 

Next you have the large living area, which is a double sized room half with a comfy sofa, flat screen 37" tv with digital cable (HBO, Encore & Starz)and a lounge chair with ottoman. The other side has a large daybed with trundle, which can be used as additional seating in the living room and/or for extra sleeping space.  The daybed has a twin mattress on top and a pull out trundle bed with a twin mattress-it can sleep 2 comfortably. 

The front bedroom has a queen sized bed with a soft rug under foot, soothing blue walls, a dresser and good sized closet.  This room can sleep two adults.

The back bedroom has a queen sized bed also, two nights stands with lamps, soft area rug, soothing paint color, a dresser and smaller closet.  This room can also sleep two adults.

The bathroom has all new flooring, paint, vintage styled subway tile, tub, toilet & vanity. The rest of the house is covered in beautiful newly refinished hardwood floors with cozy area rugs for comfort, designer paint in calming colors, comfortable furniture for lounging, new window treatments & light fixtures all complete the picture.

The entire house is cozy and serene with forced air heating system to take the edge off on those chilly San Francisco nights.   

We provide all linens, pots & pans, digital cable with HBO, Starz & Encore, Free WIFI, as well as free local and nationwide long distance calling.

The flat is very private and is in the best neighborhood in San Francisco- Noe Valley.  Noe Valley is a highly regarded neighborhood known for being walker friendly, having beautiful Victorian architecture everywhere you turn, sunny weather, full of children & very child friendly. Noe Valley is a warm & inviting neighborhood that is a world unto itself. 

Only 3 blocks away from our flat is 24th Street where there are endless restaurants, cafe's, coffee shops, bakeries, bagel houses, chocolatiers & pubs.  We are exactly 3 blocks from the newly built Whole Foods organic market for your convenience.  24th Street also has great shopping for clothing, shoes, exotic multi-cultural items, jewelry, books stores, novelty stores...the list goes on and on.  You must come and explore for yourself to see what treasures you might find in our fair neighborhood.

We are also just 8 blocks walk to the center of the Castro neighborhood. The Castro is a lively vibrant area full of shops, eateries & endless people watching opportunities.

We do not provide free/private parking, but we are in a residential area that does not have parking meters, require parking permits or have 2 hour parking limits....we have good old fashioned street parking.

If you are of the public transportation persuation have no fear-we are 3 blocks walk to a main bus line-24 Divisadero as well as 4 blocks walk to the trolley car line and both will take you to all the major destinations in San Francisco either directly or by transfer.

There is a laundry facility shared with the upstairs rental unit in the basement of the house that is accessed through the back yard. 

We are 3 blocks walk to restaurants, shopping, cafe's & public transportation as well as a newly build Whole Foods organic market on 24th Street.

$170.00 per night, $1100 per week (this is a special offer that also offers $40 reduced cleaning fee-normally $65)

SPRING/SUMMER 2010-High season: April 1-August 31, 2010

$190.00 per night, $1305.00 per week.

All stays require payment of $65.00 cleaning fee, 11% San Francisco loding tax and $300.00 fully refundable security deposit.

MONTHLY RENTALS:

A monthly renter is a guest who stays 28 night so rmore.  Monthly rental prices include the cleaning fee & loding tax-security deposit must be paid.

Monthly rental price is $4300.00-$4700.00 per month flat fee-depending on season.
