Lakefront 4 Bdrm 6 Bath Three Story 3200+sqft Oak Shores in Lake Nacimiento

Oak Shores Lakefront 4 bedroom 6 bath, appx 3200 square foot home!  Sleeps 11 in beds, (sleeps 13 if you include the cots, which are meant more for children than adults!)  Three story home with breathtaking panoramic views of the lake, clubhouse and marina.  Within walking distance to the Oak Shores marina, clubhouse and pool.  The top floor is one huge great-room with kitchen, dining room and living room with a huge wrap-around deck overlooking the lake.  There is a 1/2 bathroom on the top floor.  The living room has a wood stove for warmth during the winter, and ambiance during the summer.  The living room has a TV set with a DVD player.  The middle floor has four bedrooms and four bathrooms.  Three of four bedrooms are set up in a private 'master bedroom' style, with bathrooms attached!  The same three bedrooms have access to the second floor deck.  There is a fourth bedroom with detached fourth bathroom on the second floor.  The bottom floor is a huge game room with a home-theatre and game tables, and a full bathroom.  If you must do laundry while you're there, there is a full laundry room downstairs.  The bottom floor also has a huge deck.  There is a limit to two cars plus a boat trailer when renting my home at Oak Shores.  (There is overflow parking available, please inquire)  There is a exterior staircase that leads from this home to the lake, driveway to bottom of home/dock when available.  There is also access to this same exterior staircase from the interior, bottom floor.  There is a private dock, depending on water levels, at the base of the house.  The dock has been newly refurbished with new artificial turf grass and bumpers!  Half-way down the staircase, and adjoining the bottom floor, is an outdoor shower.   NOTE:  Already we've had several inches of rain added to the lake and it's only December!  Most of our rainfall comes Mar-May.  This summer we expect to be very similar to three years ago, when we had a dock up until mid to late-August.  As the lake goes down, we will have a private dock until levels go below 57%!!!  Go to lakenacimientolive -dot- com  , and look at webcam #2 which is positioned on top of our roof, looking down the lake.  This will give you a view of up to the minute lake levels; our very own view!  Please remember this is live and cannot be seen after dusk!   Our home is within walking distance to the clubhouse, marina, and community slips and we have a wonderful view!  Once you book, your rate is guaranteed.  ASK ABOUT RENTING OUR KAYAKS!  It's a new feature we can add to the rental of our home!

Bedrooms:  Bedroom #1 has one king sized bed and attached bathroom.  Bedroom #2 has one queen sized bed and attached bathroom.  Bedroom #3 has one queen sized bed and one twin bed with a twin sized trundle underneath and attached bathroom.  Bedroom #4 has one queen sized bed and one twin sized bed, and detached bathroom.   Three of four bedrooms have attached decks.   Due to regulations, no sheets, towels, pillows are supplied with this unit.  Please bring your own sheets (or sleeping bags), towels and pillows. 

From the great room, there are views galore!

A full kitchen with all dishes (to serve 12), utensils, pots and pans are supplied with this unit.  This unit has a stove, oven, coffeemaker, microwave, dishwasher, toaster, blender and full sized refrigerator with icemaker.  The icemaker can only produce so much during a given day, so it's best to bring extra ice!  Bring enough food for your stay, if you don't there's a new grocery store at Heritage, just 15 minutes away!

Our dining room table seats eight, and there's an eating bar that seats six.

The living room seats several in comfortable couches and a recliner, and boasts a wood-burning stove and television set with DVD player.

Outside on the deck, top floor, there are three exterior tables; two bar height that seats three each, and one bar height table that seats ten.  There is one newer bar-b-que, and one older bar-b-que for those big feasts!

On the lower floor, there is what my husband lovingly calls the 'Man Cave - Women Welcome'...  This is one huge game room with a really big 'big-screen'... takes up nearly one whole wall (approximately 5'tall, 11'wide).  There are also game tables, a ping-pong table and an attached deck with outdoor seating.

There is an air conditioner, heater, swamp-cooler, washer-dryer, propane bar-b-que.  There is a cell-service booster in the home so cell-service should not be an issue.  We also have a land-line for local calls!  This home features a television set in the living room, and a big-screen (really big - our estimation is 5 feet tall by 11 feet wide) downstairs; in the home theatre, so bring your favorite DVD's!  There is Dish Network available downstairs in the home theatre and upstairs in the living area.

Oak Shores is a gated community that boasts a clubhouse with many planned events (major holidays), a private marina, and private heated pool for Oak Shores visitors.  There is boating and fishing.  There is a free miniature golf course, 18 holes (?).  We have putters in our closet upstairs for mini-golf.  There is a basketball court.  There are planned activities within Oak Shores community such as jazzercise, bingo and holiday parties, and church services on Sundays.  ASK ABOUT RENTING OUR KAYAKS!

$2,300. per week during winter months with the exception of holidays, $2,600. per week during holiday weekends, Winter 2012.There is a $200.00 non-refundable sanitary / cleaning fee, and a $600.00 fully refundable damage deposit.  There is a 9% bedroom tax which will also be assessed, calculated on sanitary/cleaning fee and rent.  Week beginning and ending dates are flexible during the winter months, and we will take weekend rentals!  The rate per night for winter months is $335.00 per night, regular nights and weekends, and $435.00 per night on holiday weekends.  NOTE:  Holidays are Thanksgiving, Christmas, New Years Eve, Easter.  This rate remains in effect until the WEEK BEFORE Memorial Day, May 23, 2013.

$3,300. per week during summer months, 2013 with the exception of holidays. $3,500. per week during holiday weekends 2013, (Labor Day and Memorial Day) Summer 2013. Since children aren't necessarily out of school yet for Memorial Day weekend, I will consider a minimum FOUR night stay that weekend. There is a $200.00 non-refundable sanitary deposit, and a $600.00 fully refundable damage deposit.  There is a 9% bedroom tax which will also be assessed calculated on the sanitary deposit + the rent.  We do not rent partial weeks during the summer months.

The minimum Reservation Deposit of 1/2 of the total is required to hold a reservation. The remainder is due at or before 30 days prior to your rental.  If your reservation is cancelled fewer than 45 days before your arrival the full reservation deposit is forfeited (in other words, 1/2 of the total). If cancelled 45 or more days prior, the cleaning deposit is forfeited, but all other monies will be returned.  HAPPILY I can announce that my renters have all been wonderful thus far, and I have returned ALL of my $600.00 security/loss deposits!!!

The rental period is Friday to Friday at this home.  Check-in time is 4:00 PM. Check-out time is 10:00 AM. The home must be vacated by then with keys and security gate card mailed to owner immediately. Since the cleaning crew has very few hours to clean, there will be no 'late checkouts' as the cleaning crew will be set to go at 10:00 am.  If you have not vacated, there is a charge of $50.00 per hour for late departure and will be taken out of your security damage/loss deposit.  Thank you for understanding this is a very tight window to clean a very large house, and to vacate the property on time.
