Our Kensington villa is ideally situated in the GATED community of Highgate Park, just off US 27, one mile south of highway 192, only a short drive to shops, supermarkets, banks and restaurants. This is a peaceful, vacation community which boasts a tennis court, basket ball hoop and children’s play area. The community is conveniently located ONLY 10 minutes away from Disney’s Main Gate and approximately 10 minutes away from the award winning CHAMPION’S GATE and Reunion Golf Courses.

Enjoy a relaxing vacation in our, 5 bedroom, 4.5 bathroom (2618 sq ft) fully AIR CONDITIONED, luxury home that was exquisitely furnished to a very high standard and boasts all the comforts of home away from home.

Our villa easily sleeps up to 12 people. Its size and split level layout makes it ideal for large families or two families traveling together. FLAT SCREEN TV’S are located in all bedrooms and throughout the home. All beds are outfitted with ultra luxurious 16” DEEP PILLOW TOP MATTRESSES and Ralph Lauren Pillows for an extremely comfortable nights rest. All full bathrooms are equipped with wall mounted hairdryers. The living room and family room have queen sofa beds for additional guests.

Upstairs, you’ll find the master suite and bath with a garden tub, large shower, separate toilet, double sink’s and large walk in closet. Also, upstairs is a full bath shared by 2 twin bedrooms with large closets. In the LOFT, curl up and relax on the loveseat with a book from the small selection provided, play one of the board games or challenge one another on the PLAYSTATION 2 with a selection of games for your entertainment.

Downstairs, has two master suites, both having full baths with one having direct access to the covered pool patio. Enjoy the comforts of the tastefully decorated, light and airy,  family room with its large flat screen TV , DVD, I-POD DOCKING STATION and a small selection of blockbuster and children movies for your entertainment.

Patio doors lead out to the private, FULLY SCREENED, south facing deck where you can relax around the POOL/ SPA or BBQ on the gas grill. Patio furniture and sun loungers are provided for your use around the pool. The pool is cleaned and serviced weekly and arrangements can be made to have the pool heated during the cooler months.

Love to cook?... the open plan kitchen is fully equipped with all modern conveniences, dinnerware and cookware, including STAINLESS STEEL APPLIANCES. The dining room which seats 6 is just off the kitchen with additional seating in the spacious breakfast nook and breakfast bar. There is also a living room which is located adjacent to the dining room for added relaxation and a half bath is just off the dining area. 

Enjoy a game of  FOOSEBALL, AIR HOCKEY, POOL or DARTS in the air conditioned games room which also houses a cable ready flat screen tv so you wont miss out on your favorite shows while having fun. A basket ball and tennis rackets are also provided  for use on the community amenities or enjoy a work out on the Spinner exercise bike.  The garage incorporates the laundry room, which houses a full size washer and dryer, iron, and ironing board and a supply of laundry detergent.

For your added convenience, we have a  COMPUTER, MULTIFUNCTION PRINTER, FREE BROADBAND WIRELESS INTERNET, FREE LOCAL AND LONG DISTANCE CALLS.

Keeping the little ones in mind, we have secured the property with a removable stair gate, and a removable pool fence. For added convenience we  provide a playpen, highchair and stroller.

All linens, bath and pool towels are provided. Upon check in, you will be provided with  a starter package which consists of dishwasher soap, dishwashing liquid, bathing soap, shampoo, conditioner, toilet paper, scott towels and laundry detergent.

Our home has a strict NO SMOKING policy and NO PETS of any kind policy. Smoking is not permited inside or outside of the villa.

Rates are quoted in US$ and include all applicable rates, taxes and utilities.

The $500 reservation/damage deposit and signed rental agreement are required to secure booking.  As per the language in the rental agreement, this deposit will be returned within 14 days of departure from villa.

Discounted rates are available for rental of 3 weeks or more during low season. Please contact owners for further details.

We accept MasterCard, Visa, Direct Deposit, and Personal Checks on a case by case basis payable to Kensington Villa. Checks are only accepted on advance bookings. An advance payment equal to 50% of the rental rate is required sixty (60) days before arrival. The advance payment will be applied toward the villa rent. The BALANCE OF RENT is due in full thirty (30) days before your arrival date. The reservation/damage deposit is NOT applied toward rent. For late bookings (within 30 days of arrival date) full payment is required at time of booking.

A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.

Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

The maximum number of guests is limited to twelve (12) persons. An additional charge or $10.00 per person per night for guests in addition to twelve (12) will be assessed. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY.

Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.

As soon as the final payment is received, we will send/call the lock box/key instructions and security gate code.
