Vacation Rental Description

Located within 25 minutes of The Gulf of Mexico, renowned for its  
soft white sand, warm seas and spectacular sunsets, this spacious  
and lovingly cared for pool home has everything you and your  
family could possibly want for a comfortable and pleasurable stay. 
 
This detached pool home offers over 2000 sq.ft. of living space with  
a brand new state of the art, fully automated air conditioning  
system, ceiling fans, multi (99) channel cable televisions, DVD  
and VCRs, fully equipped kitchen and utility room and smart  
bathrooms with showers and newly porcelain tiled floors.  Two sets  
of sliding patio doors from the "Great Room" and Master Bedroom lead  
directly to the pool deck and superb 38ft solar heated pool set  
within a fully enclosed pool cage. Our pool is maintained by a local  
specialist contractor whose weekly visits ensure it is kept a  
sparkling blue. It is oversized and ideal not just for dipping, but  
swimming as well. 
 
Every comfort is provided from the large sofas in the great room and  
family room to the 4 seater breakfast table, 6 seater glass dining  
table, 6 seater outdoor patio table (covered) and sun loungers. 
The bedroom accommodation comfortably sleeps 8 guests comprising one  
king, one queen and two twin bedded rooms, all with built-in  
closets/wardrobes, bed side tables and lamps, and all come complete  
with high quality bed linen and towels including pool towels. There  
are 2 newly upgraded bathrooms both with new maple caninetry, Corian  
counters and in set sinks, new porcelain tiled floors, over bath  
showers, with automatically provided hot water and 2 toilets. 
 
The family room/kitchen is luxuriously appointed and has just been  
upgraded with new maple cabinets, Corian Quartz counters and sink  
and new porcelain tiled floor and comprises large 4 ring electric  
range, large "American Style Fridge Freezer" complete with ice maker  
and iced drinks dispenser, microwave, dishwasher, crockery, glasses,  
pot and pans, cutlery, new 4 slice toaster, new coffee maker,  
kettle, radio cassette/cd player and newly installed 27"  
Sanyo flat screen multi (99) channel television with combined DVD  
player/video cassette player. 
 
Also just retiled, the laundry room contains washing machine and  
dryer, iron and ironing board. 
 
Tucked away at the end of a broad close on the select development of  
Braden Crossings this pool home occupies perhaps the best position  
within yards of a nature reserve, frequented by fish eagles, herons  
and resident turtles and ducks and enjoys lovely views across a  
large lake to the rear.  The "Lanai" and pool deck take advantage of  
a south westerly aspect so the sunshine can be enjoyed all day long,  
and on into the evening when glorious sunsets can be observed over  
the lake.

Vacation Rental Amenities

Braden Crossings lies close to the beach communities of Bradenton  
and Sarasota approx 45 minutes south of Tampa and 90 minutes south  
west of Orlando.  Local beaches of note include Siesta Key, Longboat  
Key, Bradenton and Holmes Beach (Anna Maria Island). Also within  
half and hours drive is the cultural city of Sarasota with its  
fashionable main street flanked by shops, boutiques, restaurants,  
multi plex cinema, whilst St Armands Circle is perhaps the most  
exclusive shopping and dining experience on the Gulf Coast. Other  
local attractions include the Sarasota Jungle Gardens, Mary Selby  
Botanical Gardens and Ringling Museum in Sarasota, and the Mote  
Marine Aquarium and Pelican Man Bird Sanctuary at Longboat Key.

Activities and Attractions

Braden Crossings is easy to locate, just 3 miles west of I75.   
Explore the west coast, observe the pelicans, dolphins and egrets,  
hire a boat or take a boat trip onto Sarasota Bay or along the  
canals looking out for native manatees, or admire some of the finest  
homes flanking the bay and impressive boats moored there.  Play golf  
at several local golf courses, fish, ride or walk the national parks  
(Myakka and Oscar Sherer) or simply lounge by the pool and soak up  
the sun. 
 
Upon booking a full welcome pack will be forwarded, detailing entry  
arrangements, how everything works, directions and full information  
on places to visit, including beaches, restaurants etc.

Vacation Rental Rates

General Rates $110/$175 (£60/£90) Per night including cleaning prior  
to arrival and upon departure, taxes, unlimited FREE local phone  
calls, FREE hi speed fibre-optic internet access, ongoing pool and  
garden care.  
Discount may apply to breaks longer than 2 weeks. 
 
Breaks of less than a week are possible subject to a short break  
rate of $145/$175 (£80/£90)per night, fully inclusive. A departure  
clean of $75 will apply to breaks of 4 nights or less. 
 
Payment may be paid to our bankers either in the UK or US, by UK or  
US cheque or electronic transfer.
