Our custom-built chalet is  situated in the Catskill Park - approximately 2 1/2 hours northwest of New York City - 3 1/2 hours from Long Island.

It is a very comfortable house and it is such that it is ideal for a single person, for couples or families.  Whether you are looking to do nothing in
a quiet secluded, yet accessible spot or you wish to be more active, the choice is yours.

A large private wrap-around outdoor deck boasts an awe-inspiring view of Belleayre Mountain. 

Mobile phone service is available thru many cellular phone companies.  Verizon Wireless has a crystal clear connection.  There is also a land-line phone (sorry no long distance service.)

The house is located 650 feet from the road - it is a very private setting. 

This is a beautifully furnished home with all amenities necessary to guarantee a very special getaway vacation.  Entering the house through the mudroom where there is a washer and dryer.  The kitchen is fully equipped for all cooking needs.  There is a refrigerator, microwave, dishwasher, coffeemaker, toaster oven and electric stove/oven.  There is an island which separates the kitchen from the dining area.  The diningroom table can open to accommodate 8 people comfortably.

The bedroom in the lower walk-out level suite has a queen-sized bed and a pull-out sofa in the livingroom.  There is a TV and a DVD player in the livingroom. The lower suite also has a full kitchen and bathroom so it is perfect for an inexpensive getaway!!!! (NOT AVAILABLE FROM DEC. 15TH THROUGH FEBRUARY 28TH, 2010)

The main level has 2 bedrooms - one with a full size bed and the other with two twin beds. 

The upstairs loft has a single bed.  The master bedroom has a queen-sized bed.  There is a ceiling fan in each bedroom and one in the great room. 

There is one television and a DVD player in the great room.  There is a closet full of games and cards and jigsaw puzzles.

There are three sets of sliding doors from the great room out to the expansive deck that overlooks five  acres of  wildflower meadow. The house is very privately nestled in the woods adjacent to the meadow.  There are four loungers available for the deck and a table that comfortably seats eight people with an umbrella.  The view from the deck is of beautiful Belleayre Mountain (a five minute drive from the house).

This chalet is close to year-round activities/attractions, including about a 5 minute drive to Belleayre Mountain which hosts the Belleayre Music Festival , great hiking in the cooler and warmer months,  outstanding leaf-peeping in September and October, and bird watching in the spring/summer/fall and top skiing in the winter.  Belleayre Ski Center boasts a superb ski school . 

Golfers can drive 15 minutes to the Hanah Golf Coarse, or simply enjoy the nine-hole course just this side of Margaretville - a GREAT BUY!!!. Additional attractions include the ski slopes of Plattekill, Windham and Hunter mountains which range from about a 20 - 50 minute drive from the house.

Enjoy the towns of Woodstock, Phoenicia, Margaretville and Roxbury offering something for adults and children alike. Additional activities include white-water tubing on the Esopus (Phoenicia), antiquing, trout fishing and hiking and award-winning spas (Emerson and Copper Hood) and superb restaurants within fifteen minutes (Peekamoose in Big Indian is our favorite).

Visit the unique Farmer's Market at the Round Barn in Margaretville/Roxbury on Saturday mornings, featuring local produce and crafts or the Arkville Flea Market right on Rte. 28 on summer weekends through Thanksgiving.

Swimming and boat rentals at the Pine Hill Lake which has a sandy beach, picnic tables and comfort stations (summer months only).

OR - just bring your favorite books, magazines, needlework and RELAX!!!!!

Rates are dependent on portion of house to be utilized and will be adjusted for three day holiday rentals. Please check the calendar for availability.

Downstairs - walk out one bedroom/1 bath suite - $200/wkend - $500/wk

(this downstairs apartment will NOT be available from December 15th through February 28th, 2010 - it has already been rented)**

Main floor - two bedrooms/ 1 bath - $300/wkend - $750/wk

Main and upper floor - three bedrooms/2 baths - $400/wkend - $1000/wk

Entire house - four bedrooms/3 baths - $500/wkend - $1250/wk **(NOT an available option from Dec. 15th thru Feb. 28th, 2010)

Two-night minimum on weekends.  Holiday weekend rates are slightly higher (three night minimum). These rates are for October  and  November.

There will be a required security deposit and a cleaning fee of $100.00
