Large, house-like townhouse, approximately 2100 square feet with four bedrooms, four and a half baths and just one house from the ocean/beach!! No street to cross to reach the beach!! Each bedroom has its own full bathroom with granite tile! Master is a large retreat on the 2nd floor of unit with king size bed, flat screen TV, dual sinks, separate tub (with pillow) and shower. There is even a seating area in master suite with large couch.

This is perfect for a family or even four adult couples who are used to the finer things in life and looking for something a lot nicer than the standard beat-up beach rentals in Newport. There's nothing wrong with those rentals, but if you want a nice place to stay at the beach, keep reading and check out the many photos.  As a courtesy to our upstairs neighbors, we limit the age of children allowed in the home to 4 (four) and above.

Our downstairs townhouse (in a two unit building) is conveniently located between both piers in the lovely mid-Peninsula area; this is certainly a quieter location than being right on the boardwalk, or if you were staying near the piers, but you're only steps away from all the action when you want it.   If you're looking for a beach rental "party house" this is NOT the place to stay. We want to rent our luxurious home to mature adults who will respect the home and be considerate to all of our neighbors.

The home has central air conditioning, a large living room with fireplace, large 2009-new sectional couch, granite counter top wet bar with sink and wine refrigerator, as well as additional seating.  The warm dining room, with elegant chandelier above the 2009-new dining room table, has comfortable chairs for you to enjoy your meals, play board games or just chat with family/friends.  The kitchen is truly a chef’s dream with large granite countertop island with built in storage, stainless steel appliances, including a trash compactor, and ample counter space.  Home has marble floors in living room, dining room and kitchen, however each of the four bedrooms are fully carpeted. There is a plasma TV in the living room with DVR. The master bedroom also has a plasma TV.  Each of the two TVs have cable channels.  We offer free wireless internet.

Two sets of large French doors off the living room lead you to your front patio, including a large stainless steel grill (one of two outdoor grills at the property) and comfortable seating for enjoying the beautiful outdoors.   Each of the four guestrooms has a full private bath and is furnished with upscale quality hotel sheets and towels, hotel style toiletries, hair dryer, 2 bathrobes, fan, luggage rack and welcome chocolates. The master bedroom has a king size bed, two other guest rooms have queen beds and the fourth bedroom has two twin beds (perfect for the kids.) 

Once you step upstairs and outside to your private rooftop deck, you might never come back down!  HUGE space with built-in grill, refrigerator, sink, stereo, and amazing views!!  White water, Catalina Island, Newport Pier, Newport Coast, Fashion Island, Newport Bay, Saddleback mountain, Mt. Badly…they're all in view from the huge rooftop deck. We guarantee that next to being on the beach, this is where you'll be spending most of your time!

We have four beach bikes available for guests use. There is also a full size washer and dryer. We have beach chairs, sand toys, and beach umbrellas for your use. There is also an outdoor shower with hot and cold water.   Garage can fit ONE average size car. Please note that large vehicles, including SUVs (Suburban’s, Tahoe’s, etc.) will NOT fit in the short and narrow garage. However, there is plenty of free parking on the street (W. Balboa Blvd). No smoking in the house, but with the front patio and rooftop deck, there’s plenty of outdoor space for your use.

Between the months of September through May, we require a minimum stay of one week beginning and ending any time during a week.  During the months of June, July and August all summer rentals are a minimum of a one week stay and we rent from Saturday – Saturday only.

6/9/12 to 6/29/12  $3,995/wk Minimum stay of one week during this
period, Rental weeks are Saturday to Saturday.
6/30/12 to 8/24/12 $4,995/wk Minimum stay of one week during this
period.  Rental weeks are Saturday to Saturday.
8/25/12to 8/31/12 $4,495/wk Minimum stay of one week during this
period. Rental weeks are Saturday to Saturday.
9/1/12 to 9/30/12 $3,495/wk+ tax     $475/night+tax 4 night minimum.
10/1/12 to 12/31/12 $3,295/wk+tax  $475/night+tax 4 night minimum.
Reservation/Cleaning fee and a
refundable $500 Security Deposit(SD)
Reservation/Cleaning Fee and 1st Rent and Tax payment equaling 50% of
amount owed due at time of reservation.
2nd Rent and Tax payment equaling 50% of amount owed and $500 Security
Deposit due 30 days prior to arrival. We Accept Credit Cards.
