Located at 2239 NE 120 Loop, Branford, Florida, this beautiful riverfront home is situated on the banks of the Santa Fe River with gorgeous views of the river.   The property is located in a wooded waterfront community with its own boat ramp.   This particular area of the Santa Fe River is perfect for swimming, tubing, canoeing, kayaking, diving, snorkeling, fishing and boating.

A "bed & breakfast" without the breakfast!  The upgraded kitchen features granite counter tops and stainless steel appliances.

The house is a two story loft home with knotty cypress interior, central heat/AC, wall to wall carpeting and ceramic tile in kitchen and bathrooms.  The house is completely furnished and accessorized with every convenience you may need during your stay.  Ceiling fans are throughout on both floors.  The covered wrap-around porch on the first floor provides additional seating and dining space.  A boardwalk stretches out from the house to a large wooden “party” deck and floating dock. 

Sleeping accommodations are ideal for seven, but there is also a fold out twin bed suitable for a child/teenager.  The master bedroom has a spectacular view of the river and features a big king-size bed with brand new Serta pillow top mattress.

Bring your boat or contact the homeowners to schedule a guided river tour on their pontoon boat (based on availability). For more information about scheduling short boat rides or all day excursions on the river contact Tom or Holly. 

No smoking in the house, smoking is allowed outside.

Well behaved dogs under 50 lbs are welcome (one dog per vist).  Must use crate inside.

                                        Rates & Availability

Tom or Holly will greet you on the day you arrive and give a quick overview of the house features.  You will be asked to sign a rental agreement and liability waiver when you check in. 

Winter Rates for November thru February:  Minimum stays of 2 nights for $400.00.  Reservations for 3 to 6 nights are $150.00 per night.  Seven nights or more the rate is $100.00 night.  Winter rates are excluding holidays.  

Spring & Summer:  Minimum stays of 2 nights for $500.00.  For reservations 3 to 6 nights, the rate is $200.00 per night.  Seven nights or more the rate is $175.00 per night.  There is a 3 night minimum for reservations that include the holidays of Memorial Day, July 4th, and Labor Day.

There is an additional charge of 9% sales/use tax, unfortunately. 

Check in time is no earlier than 1:00 PM the day of arrival.  Check out time is Noon the day of departure.  These times are flexible and special arrangements will be made whenever possible.   Just call Tom & Holly.  

In order to reserve this river house for your next vacation, a security deposit of $250.00 must be mailed to Tom and Holly at the time you make your reservation. The security deposit will be returned to you upon satisfactory inspection at check-out. Personal checks and cashier checks accepted (and of course cash).  Contact Tom and Holly for the address to mail the security deposit.   The full rental amount plus tax will be collected on the day you arrive.

If you must cancel your reservation, Tom & Holly need 2 weeks notice for a full refund. With less than 2 weeks notice of cancellation, your pre-paid amount – minus a $100.00 cancellation fee – will be returned to you.
