Our home is the perfect location for your next Orlando getaway. Situated right behind the Old Town Kissimmee entertainment complex and just minutes from Disney theme parks, outlet malls, restaurants, golf courses and an hour away from Florida’s sparkling beaches, you will have immediate access to all the fun Central FL has to offer.

Please Note: From May 2013 to Feb 2014 , the pool will be unavailable while the resort's pool and clubhouse are being greatly improved. An agreement has been reached with Ramada Maingate - just 2 miles west on 192 - to enable owners and guests to use their swimming pool facilities during the closure.

Property Description: The air-conditioned property offers ample living space and can accommodate up to eight people in three bedrooms, with a sofa bed in the living room. The open plan kitchen, living and dining area opens to a small patio. The kitchen comes fully equipped with large fridge/freezer with ice maker, stove, microwave, dishwasher and garbage disposal. Cookware, crockery and cutlery is provided. The ground floor also offers a half-bath with utility closet with washer and dryer.

Bedroom: Upstairs there is a king master bedroom with tv and en-suite bathroom (with large roman tub) and showers over.   There are two twin rooms with large wardrobes and a family bathroom with tub and shower over.  Linens and bath towels are provided. For the youngest of guests we can provide a travel cot, high chair and stair gates at a small fee and which will be installed on request.

Internet:Free internet access is available, as well as cable tv and calls to the US and Canada. Wifi routers can be rented for the duration of your stay

Bathrooms:Shower unit, roman bath, toilet, washing, hairdryer, wash basin, mirror, tiled flooring.

Kitchen:Open plan to lounge/dining area, the kitchen is fully equipped to allow you to self cater throughout your stay and includes hob, oven, large fridge & freezer, microwave, dishwasher, coffeemaker, kettle, crockery and utensils.

Utility Room:Ground floor separate utility room with washing machine and tumble dryer, iron and ironing board.

Living Rooms:The ground floor has an open plan living area (with a two piece suite) and kitchen table area that seats six people round the table.

Cleaning/towels/linen/maid service: Linen and towels (except swimming) are provided for your stay. Cleaning for 7 days or more is included in the price. Daily maid service available payable locally.

 Notes on accommodation
The house is fully air-conditioned with high ceiling fans in all main rooms. Additional equipment, cots, high chairs etc can be hired from the resort at additional cost payable locally.

To the front of the house is parking for two cars and a path leading to the front door. Patio area to the rear.

The resort facilities include a tropical pool complex with, lazy river, hot tub & sun terraces. **Please note due to refurbishment of the pool area, the pool is unavailable from May 2013 to Feb 2014 Prices have been amended to reflect this.** A pool will be available at the nearby Ramada Maingate hotel for our guests during this time**

The resort has a 24hr check in & staff are available to assist throughout your stay. The restaurants, bars, rides and entertainment of Old Town Kissimmee & local shops & supermarkets are within 5 minutes walk. Regal Oaks is ideal for visitors to all the attractions in Orlando area.

Set on the edge of a wooded conservation area and close to all attractions and amenities , our house will provide your ideal holiday accomodation!

Coast /Beach: Both Gulf and Atlantic coasts are approximately 1 hour's drive from your accomodation.
Golf: Several golf courses are within 15 minutes of our house with a large selection of high quality courses within 45 minutes.
Parks: Disney World is approx 6 minutes, Seaworld is 15 minutes and Universal Studios/I.O.A are 23 minutes. Busch Gardens & Kennedy Space Center are an hours drive away. All times are approimates depending on traffic conditions.
Airports: Orlando Airport is approx 26 minutes, Orlando Sanford Airport is 57 minutes depending on traffic.
Weather:  Orlando experiences hot humid weather throughout the year due to its subtropical climate. The warmest summer months are July & August when temperatures can rise up to 31 deg C (90 deg F). The cooler winter months of October through March , temperatures stay around 19 deg C (70 deg F).

Nearby and Old Town Kissimmee
Regal Oaks lies just behind and bordering on Old Town, Kissimmee. A 150 metre walk brings you to the back of Old Town, with a fun park, with go carts, and small rollercoaster. As you walk through the old brick paved streets numerous small shop await to be discovered.

Old Town also hosts a number of free events each week, which draws the crowds and will keep you entertained between bouts of shopping and thrill rides. An outdoor stage often offers musical entertainment to those exploring Old Towns fantastic shops and attractions. But best of all, is the Cruise nights at Old Town. Over 350 cars show up on the average Saturday, and Old Town claims it's the largest such event in the world. its an event that is not to be missed!

A few restaurants can be found in Old Town but there is much more choice on the highway 192. Including Pizza Hut, Kentucky Fried Chicken,. Dennys, Bennigans, Pacino's Red Lobsters’ Sizzlen Gill, Ponderosa Steak house , and Logan’s, steak house.

Lynx buses can provide easy travel links around the nearby area, allowing you to explore all the neighboring sights and sounds; including the Disney Parks and other attractions even if you haven't rented a car!

* High Season is Christmas, New year ,Thanksgiving and Easter periods ($max per night applies) $99 to $110(less than 4 nights) per night depending on length of stay.

* Low Season $80per night, Mid Season $95 per night.

 20% (minimum of $300) 'booking deposit' due upon confirmation of booking to secure the villa in your name. The balance should be paid not later than 10 weeks before arrival.If the booking is made within the 10-week period full payment must be received before the booking can be confirmed.

A refundable $250 dollar 'security deposit'  is also required. This can be paid at the time of reservation or you will be contacted 1 week prior to your arrival for this to be paid to the owner directly via Paypal or to our management company via your credit card. We/they will hold this, until the end of your stay and the property has been left in a satisfactory condition. If any damage/theft we will contact you to discuss this prior to any deductions. (Please note Paypal will deduct $10 approx/4% fee from the refund automatically).

ALTERNATIVELY, You can add $49 (non-refundable), to your rental costs and we can purchase Property Damage Protection insurance for your stay through Vacationrentals. (Let us know your preference).

A cleaning fee of $85 applies for stays of less than 1 week.

**For last minute deals, discounts are available if townhome available. (payment in full will be required at confirmation)**

No refunds will be given for cancellations made within  10 weeks of your arrival. Cancellations must be made in writing. Bookings to 11 weeks before arrival will incur a loss of your 'booking deposit' (min $300/20% whichever the greater) No refunds for early departures.

Payments can be made by cheque or you can pay using your debit or credit card through Paypal . There will be an additional 4% fee to cover Paypal charges.
