    This is a relatively new (2008) three bedroom home with a bonus TV room on the banks of the historic Guadalupe River just a few miles downstream from the Canyon Lake dam. It's located right off of FM 306, with easy access from U.S. 281 or IH 35. There's a Texas theme to this fully equipped home, that comes complete with all linens, silverware, plates, pots, pans, blender, microwave, toaster oven, bakeware and more.

  1. Master Bedroom: King size bed, dresser, nightstands, television and closet.
  2. Second Bedroom: Queen size bed, nightstand, chest of drawers and closet.
  3. Third Bedroom: Queen size bed, nightstand, shelf and closet.
  4. Bonus/TV Room: Bunkbed futon with double on the bottom and single on the top and a TV. Also has an overstuffed chair that turns into a single bed. A perfect place to put the kids.
  5. Living Room: Comes with a big, comfy couch, two overstuffed chairs, a coffee table, a big 42-inch flat screen TV with cable and remote.
  6. Texas Kitchen: Full size stainless refrigerator with icemaker, oven with cooktop, built-in microwave, toaster oven, blender and coffee Maker. Full set of plates, glasses, pots and pans, cookie sheets and bakeware.
  7. Laundry Room: Full size washer and dryer provided.
  8. Guest Pantry: There is a cabinet in the kitchen to the right of the microwave where you can borrow things and leave things. Dry goods like salt and pepper, plastic wrap, cooking oil, spices and such are there. Borrow some and leave some for others as you please!

*** Check in is 3pm. Checkout is 11am, but in many cases an early check in or late check out can be arranged.

***I am not on email much on the weekends. Call my cell if you need immediate info.

***No camping is allowed on the property. No tents, RVs or other temporary shelter may be erected anywhere on the property or utilized for sleeping.

***Outdoor burning allowed only if there is no "Burn Ban" in place in Comal County at the time of your stay. Check the county website for that information. You must also bring your own firewood and burn only in the stone fire pit by the shed. You must monitor your fire and make sure it is extinguished. You may burn the small branches that fall in the yard and woods, but not the firewood that is stacked in various locations around the property.\

*No motorized vehicles can be used on the property except to park in front of the house.

***As you can see, this is a FAMILY home in a FAMILY neighborhood. Noise and excessive guests at any time of the day will not be tolerated. No more than FOUR vehicles may be parked at the house. Neighbors WILL call the sheriff's department if there is excess noise and we will do an 11pm drive-by on weekend nights to count the number of cars and check for noise. We want you to have a good time here, but this home is designed for families and responsible adults. Complaints about behavior, noise or vehicles may result in the entire or partial loss of your damage deposit. Thank you for your consideration!******

   This home offers too many amenities to mention, but let me try:

*NO CAN BAN. You can float the "horseshoe" in this area and not worry about the New Braunfels city ban on disposable containers.

*YES, THERE IS ALWAYS WATER IN THE RIVER HERE! Our water comes from below Canyon Dam and so it's always flowing to downstream users so there's always water here. It may not flow very fast at times, but it's there. So while the Guadalupe may have dried up ABOVE the lake, water will continue to flow BELOW the lake until it's drained. Hopefully that won't ever happpen.

*Direct waterfront access to the Guadalupe River. Right off our banks you can tube, canoe, kayak or just plop a chair down and relax in the most beautiful of Texas Rivers. Giant Cypress  trees line the bank at this shady retreat. The house sits on high ground. There are 51 steps from an upper deck down to the river level.

*Decks aplenty! The porch high above the Guadalupe has a covered wrap-around cement deck that offers the chance to relax and enjoy a beverage amidst the trees. Below that, a wooden deck features a patio table and chairs and a large bench for relaxing. The propane gas grill nearby means you can grill your dinner and serve it al fresco! Another level down there's an eight-foot wooden bar overlooking the river. Pull up the bench and have beer or dinner. Then, down by the river, there's another pavestone deck with two tables where you can relax as the tubers (or the ducks!) float by. Plus, there's a picnic table near the river as well!

*Recreation for the Kids! This home features a 16-foot trampoline with pads and side nets for your enjoyment as well as a wooden play structure with swings, a slide and a fort.

*Games: Come here to play! We have a full size volleyball net that is set up (bring your own ball), a croquet set on the porch that you can take out and even Hillbilly Horseshoes (otherwise known as ladder golf). Come here to play and have fun!

*Can you Canoe? We have a canoe with paddles by the river. You are free to take it on the water at your own risk.

*The peak season follows the school year in Texas, therefore peak and non-peak nights might vary in the months of May and August. Spring Break is also considered a peak period.

*There is a $75 cleaning charge added to each rental.

*There is a 10% tax added to each rental. (Six percent is passed on to the state comptroller's office, 4% to the Water Oriented Recreation District.)

*Minimum of two days rental

*Deposit of $400 due at time of booking. This serves to hold your reservation and then serves as your damage deposit during your stay. That $400 will then be refunded after your stay if the house is left undamaged. Full payment due two weeks prior to arrival. We accept credit cards.

Cancellation Policy: Your $400 deposit will be refunded if you cancel your reservation no earlier than three weeks prior to your arrival. If there is less than three weeks notice, your deposit will be refunded only if another party reserves the house for that period, otherwise the deposit will be forfeited.

Sorry no pets, smoking in house, fireworks, tents, or R.V.'s on property. No motorized vehicles anywhere except parking area. Campfires only in the fire pit and ONLY if Comal County is not under a "Burn Ban."

If you bring pets, misuse the property, if the neighbors complain about noise or the sheriff's department is called or you go over the maximum occupancy of 10 sleeping in the house, you will be asked to leave and will lose your rent and deposit.

The house is on a septic system. Please do not flush inappropriate material. And parking anywhere other than in front of the house is prohibited.

Perfect Texas Hill Country Vacation

The BeeHive was a great place for our vacation! We drove all the way from Colorado to enjoy the beauty of the river and the hill country. The house is spacious and has everything you need to feel at home. The canoe was so fun to just take out and paddle along the peaceful river. We were so close to San Antonio and Austin we were able to take day trips to visit family and friends. You really have it all when you stay at the BeeHive!

Recommended for: adventure seekers, families with young children, families with teenagers, girls getaway, sight seeing

Thanks for staying at the BeeHive! We enjoyed having your family stay at the house. It is a beautiful part of the river and it's nice that someone from the beautiful state of Colorado would even appreciate it!
And I'm glad you were able to enjoy the amenities at the house. It's nice anytime of the year to take the canoe out. In the summer you may run into some friendly tubers and the rest of the year it's nice, quiet paddling. It's even good for fishing since there are parts of the river near our banks that are fairly deep at all times.
The decks at the BeeHive are also popular. There's grilling and relaxing from the porch that surrounds the house on three sides to the expansive deck below. Then there's a deck below that and three tables down by the riverside.
Come back again, Carrie from Colorado, and we'll show you a Texas good time!

A Real Spring Break Treat

Awesome location with everything we needed for our second Spring break weekend with our friends and their kids at this same house. The place is very comfortable and homy. There are many activities in the backyard exactly like what the owner describes that we can all play. The boating along the clean and peaceful Guadalupe River with birds chirping in the trees is such a relaxing and joyable treat. We also enjoy fishing and strolling at the Canyon Lake Dam area, which is only 2 minutes' drive away from the house. We saw dozens of deer at dawn and dusk in the lake area....
The owner is very friendly and has provided excellent directions to the property and things we need to bring. Many thanks! We will be back!

That's what we try to bring to the BeeHive: relaxation and recreation. Whether you want to sit by the river and enjoy some quiet time in the sun or the shade, or take the canoe for the spin and return for some games in the yard, we have it.
The BeeHive is a Guadalupe River Retreat for the family especially. The house is suited for up to three families with adults in the bedrooms and kids bunking in the TV room. Here, everyone finds something to do that they enjoy, whether that's grilling out on one of the many decks, home cooking a meal inside or just enjoying a beverage of your choice by the river. In the Summer or in the Winter there's something to do at the BeeHive!

Great Weekend Getaway

The BeeHive was an excellent choice to help celebrate our birthdays! The owner had all accomodations necessary; we only needed to bring the food. He was more than willing to accomodate an early check-in and late check-out, too! The house was clean and VERY cool upon arrival...this was an excellent surprise considering the hot temp outside! The decks were a nice place to hang out and visit in the mornings and evenings. Be careful making the walk down to the water...it's a steep, uneven climb! Overall, we genuinely enjoyed ourselves and would book here again because the price was right and the stay was even better!

Recommended for: families with young children, families with teenagers
