You're only 2 short blocks to the Ferry Boat that crosses the harbor to the Pennisula where you'll enjoy the Balboa FUN ZONE with plenty of fun, dining and entertainment for the kids as well as for adults. The property is walking/biking distance from Balboa's downtown main street (Marine Avenue) where you will find specialty boutique shops and fine dining.  It's also very close to the beautiful Balboa Island beaches that are best kept secrets with their beautiful views and amazing sunsets.  You can relax with your family as you picnic on these island beaches and watch the sailboats come and go out of the harbor.   For those that want the ocean waves, you're only blocks from the ocean.

Kitchen Loaded with all appliances needed for preparing great summer meals, both inside and on the BBQ.   Full size Refrigerator, Garbage Disposal, Microwave, Toaster, Blender, Coffee Maker...

On the Patio: There are coctail tables and umbrellas...  Two chaises... to soak up the sun, relax, read the morning paper with your coffee, eat breakfast as you watch the sunrise or even play board games with your family.

Additional: Stackable Washer/Dryer, flat screen  TV and built in DVD player, cable TV Wired & wireless DSL  . Stereo System with CD player, Collection of DVD's to choose from during your stay as well as Books, Board Games.  There is reserved** parking for a LARGE vehicle and lots of unreserved street parking, usually available. [bring your SUV] which is GOLDEN if you know Balboa Island in the Summer.  The living room has a built in couch / seating and an island sized table and chairs for four.  The bathroom has a beach cottage feel and supplied with the amenities that will make you feel at home.

You're just two blocks from the ferry boat that takes you to the Newport Penisula where you can enjoy the FUN ZONE

A block to the Park Cafe... a favorite for the locals... Or walk down to the main strip on Marine Avenue for many casual and fine dining restaurants, ice cream, donuts, frozen bananas, Starbucks or enjoy a Margarita at the local Balboa cocktail lounges.  One of our favorite restaurants is Picante Martin's... which is a mexican restaurant that is very affordable and take out is easy if you call ahead.  And for Breakfast Wilma's Patio

There are many  Beach Rental Sites that you can rent Boogie Boards, surf boards, beach bikes, roller blades, skate boards, tandem bikes and also a favorite is the group buggy for 4.  Bring your walking shoes and have a wonderful stroll around the island.

The sunsets on Balboa are amazing.  Make sure to bring your camera for these outstanding moments.

Close to the Island

As you take the ferry boat across to the Main Pennisula of Newport Beach,  You can enjoy many activities at the FUN ZONE.  Arcade, Rock Climbing Wall, carousel, bumper cars, great harbor side restaurants, boat and jet ski rentals and Quite possibly the best Ferris Wheel ride you will ever take with beautiful views of Newport Harbor and the Pacific Ocean.

Also available near the Fun Zone is the Harbor Cruise, Sports Fishing, and for the thrill seekers Bungee Jumping.

Fashion Island- an outdoor mall that is a favorite location for the locals to shop and enjoy the great restaurants.  They have a train and carousel for the kids as well as a water fountain that they can play in.   Great entertainment for both parent and child.

Minimum of 50% of contract amount is due within 7 days of making the reservation... Full rents will be due within 21 days of securing the reservation, unless the move in date is less than 30 days, then all funds must be paid within 7 days.    The rent is not refundable if your plans change or you become unable to occupy.  You might want to consider travel insurance if this is a concern.  Also, for this year, deposit has been reduced from $1000 however, travel insurance is required with a $5,000 coverage limit.  Cost is $59. and covers the property for your tenancy.  Relieves any worries of damage for all parties.

Linens are not provided.  [please request a list of bedding and towels needed]  May be available for rent by seperate agreement...this will incur a laundry fee. 

While we try to include the amenities of home, the rent quoted is for the Cottage and furnishings only... any malfunction would have maximum credit {per this disclosure}for a non-operating element of the house would be $10 per day total [inconvienence refund], and would not render the Cottage unliveable or inhabitable.  

Parking is reserved parking, with the exception of Thursday mornings from 8:30 - 12:30 pm
