Greetings! You have found a Gem of a Beach Home.  This warm welcoming 5 bedroom/4bath is available for a weekend, weekly or monthly get away.  The winter months in Newport Beach are amazing. You get the warm days of 60-70 degree weather without the crowds of summer.  The evenings are cool with the crisp fresh ocean air.  The summer months are spectacular with warm energizing weather of 75-85 degrees. The energy from the powerful ocean as well as from those that come to visit are so memorable, you can't help but have a great time in Newport.

The home is ground level and located only 3 houses from the beach at 115 45th Street.  You are able to watch the catalina sunsets from the Master Bedroom upstairs as you sit on the balcony and relax.  You can also listen to the waves as you gather your friends and family around the gas firepit and lounge chairs on the downstairs patio.  You will be within walking distance of the Newport Beach Pier, Huntington Beach Pier, Balboa Fun Zone, local shops, restaurants/bars, parks, beach fire pits and lots of entertainment. Amusement parks, malls and both Catalina and Balboa Islands are all close to Newport Beach as well.  The house is very clean and well maintained. You will get the VIP treatment during your stay.  Perfect location for enjoying both the winter and summer months in the SUN!

Fully Furnished beach home with every amenity you will ever need with VIP Treatment upon your arrival and during your stay.  You walk into an open floor plan to entertain your guests. "No worries" when it comes to sand with wood floors throughout the house and comfort in the bedrooms with berber carpet and private TV's.

Linens, blankets, comforters, pillows, 2 towels sets to each bathroom, Kitchen Towels/New Sponge, 8 Beach Towels, Toilet Paper, Paper Towels, Kleenex, Laundry Detergent, Dish Soap, Dishwashing Detergent, hand soap, shower bar soap, Shampoo/Conditioner, lotions, hair dryer, bathroom amenities including but not limited to: First Aid, aspirin, cotton ball, qtips and much more.

4 Bedroooms/4 bathrooms.  3 of the bedrooms are Master Bedrooms.  2 Master bedrooms are located downstairs, each with a private bathroom and cable TV. The 3rd bedroom downstairs has 1 bunkbeds plus a trundle and a queen size bed. For the children there is a toy box full of toys and board games. This room can sleep 5 comfortably.   As you climb the custom spiral staircase you will enter the 4th Master Bedroom on the 2nd floor in the front of the house.  The upstairs master bathroom has a private balcony with a view of the ocean. In addition to the shower, you can also enjoy the large soaking tub to continue your relaxation.  It also has plush carpet, cable TV and a walk in closet. All master bedrooms have queen beds, extra blankets and tastefully decorated. All bathrooms have shampoo, conditioner, soap, toilet paper, kleenex and many other amenities that make your stay convenient.  All towels and linens are included during your stay as long as the rate is not discounted.

Kitchen comes fully equiped with all amenities needed for cooking, eating and entertaining. Full size Refrigerator, Over-the-stove Microwave, Dishwasher, Gas Stove.  Tile countertops and wood floors throughout the home.  Cooking spices, paper towels, dishwasher soap and condiments are provided for your convenience.

Living Room:  Gas Wood Fireplace, 42"Cable TV, DVD Player and DVD's, Ipod Dock and player, Beach Cottage Furniture and a "Welcome Home" decor.  The house is also equipped with cable wireless internet access.

Private Washer / Dryer is located inside the house with laundry detergent.  Iron and Ironing Board provided.

Parking:  1 garage parking and free street parking in front of the house

Outdoors:  Gas Fitpit with lounge chairs, 4 Person Pub Patio set with Umbrella, Large Gas BBQ, Outdoor Shower, Beach Toys, Beach Chairs, Beach Towels and ice chest 

SUITABILITY:  1 dog ok MUST BE APPROVED prior to submission of Contract.  Must have an adult staying at the house during the term of the lease. 

 
MANAGEMENT: Very clean and professionally managed. You will be greeted at the house upon check in to be shown the house and the neighborhood. Available 24/7 for any questions, issues or concerns that come up during your stay.
