The home is 1,700+ sq.ft. consisting of a bright, EXtra spacious master bedroom suite, including oversized walk-in shower, soaker tub, his/her sinks, walk-in closet and separate water closet.

Water Closet has extra oak cabinet storage. 

Features a regular bedroom and a large den.

The master has a pillow-top king bed, with pillow top queen in the bedroom.

The home features nine-foot ceilings throughout, huge kitchen, ceiling fan over the covered rear patio, ceiling fans in all the bedrooms, split floor plan with the master bedroom separated from the bedroom and den and open great room and kitchen area. 

This home has been decorated for leisure living and easy care. 

It comes complete with everything you will need for your stay.

Utilities including cable, free local and Continental US phone and high speed internet (WIFI) are provided.  Bring your own computer (there is a printer, you may need to buy the catridge.)

Cable TV includes PVR (Cable box that includes recording up to two programs at once onto the hard drive)

Continental long distance calling is available on the house phone line.  Canada is $0.05 / minute--off continent more.  Renter is responsible for long distance charges

This home is only six years old and is in beautiful condition.

Front yard faces east, backyard and pool is to the west.

No neighbors to the north, only 2 story house is two doors down.

This is a quite, family neighbourhood with small children and parks. 

Loud noises and parties will not be tolerated.

Pets

Litchfield Manor has a home-owner's association.

Barking dogs are not tolerated.  If you have a dog that barks a lot--keep it indoors.

Dogs are not to be running unleashed in the neighborhood.

There is a great park 1/2 block away.

You must carry a plastic bag with you and pick up after your pooch.

Any fines for the above infractions will be billed to renter or deducted from damage deposit.

Additional $100.00 cleaning charge is required as carpets must be cleaned after each rental with pet.

The property manager lives across the street.

Rentals include all untilities.

Remember:  This home is located in a desert community.  There are birds, insects, and other native desert plants and critters.  Our home is safe, clean and secure, but mother nature lives in the neighborhood as well.  We have neighbours and they and their pets can sometimes be seen and heard.

A solar blanket is available for your use for lengthening the swimming season.  Yard is fenced by 8 foot concrete wall and steel locked gate for outside access.

There is no child-fence around the pool.

Gardening and pool maintenance included in your rental fee. 

Skimmer is provided for renter to skim surface of pool to preference, pool is vaccumed automatically every night.

Renter is responsible for long distance toll charges on phone and any Cox Video on demand charges.  Outstanding charges will be deducted from deposit unless otherwise negotiated.

The home is located within close proximity to Surprise Stadium (Spring training),  aquatic center, numerous golf courses, hiking, NASCAR racing, Ben Avery shooting range, Lake Pleasant, University of Phoenix football stadium and Coyotes' hockey arena. The West Valley is the place to be for sports entertainment. Tons of restaurants and shopping in the immediate area.

Terrific little park with playground less than one block away.  Sand Volleyball court 3 blocks away.

Wal-Mart, Target, Lowes, Home-Depot, Ross, Best-Buy, Safeway, Cinemas - 1-2 miles away.
