New laminate wood style flooring throughout the living room, dining room and bedrooms.There is a lounging patio with an outside bar, new BBQ, music, party lights, fans and furniture on the front of the place which boasts the fabulous views of the river and the first main sand bar, this is the best view!. This house is perfect for your family River vacation.

Master Bedroom has 1 California King size bed
2nd Bedroom has full size mattress bunk beds, sleeps two upper and two lower
3rd Bedroom has queen size bed, sleeps two (new).

1st Bathroom is standard with tub, shower, 2nd bathroom is toilet and sink only. FUll kitchen,Stove/Oven, Refrigerator, Micro, Toaster Oven, New Coffee Maker, Blender, Dishes, Limited Pots & Pans, and Utensils are provided. There is NO dishwasher...BRING PAPER PLATES, CUPS, TOLIET PAPER, 409 AND SOAP!!!
TV with Direct TV Satellite Stereo / CD player/ IPOD hook up.

Summer Rates: March - October

Weekdays are Sunday- Thursday Weekends are Friday & Saturday
Weekend rate is $1000, which is Friday and Saturday night. (2 night minimum)
Week days are $200 a night (2 night minimum)
Weekly $1500 (not holiday weekends)
Monthly $4000
Holiday Rates $1500/3 Day weekend (3 night minimum) Memorial Day, 4 of July, Labor Day, Holloween.

Winter Rates: November - February

Weekdays are Sunday- Thursday Weekends are Friday & Saturday
Weekend rate is $400, which is for Friday and Saturday night. (2 night minimum)
Week days are $150 a night (2 night minimum)
Weekly $700 (not holiday weekends)
Monthly $2000
Holiday Rates $700/3 Day weekend (3 night minimum) Thanksgiving/ Christmas/ New Years

There will be a $60.00 CLEANING FEE required with every rental. Full payment due 30 days in advance of check in date. This is not a party pad, you will be required to give a list of people staying at the home and your deposit will be forfeited if you have a party or there are complaints from any of my neighbors, this is serious matter! There will also be a caretaker checking in with you.
