Watch the spectacular annual migration of the California Gray Whale  
From your oceanfront living room and Bedroom at Villa Magnifica. The  
entire family will love viewing the whales springtime  
trip past Point Loma as they migrate from the Bering Sea to Baja  
California—we even provide the binoculars.  
 
Villa Magnifica is a gorgeous 4000 sq. ft. oceanfront home with all  
new furnishings and the finest appointments. Plasma HDTV and a  
gourmet kitchen with granite countertops and top-of-the-line  
appliances are just a couple of the extra's that will make your stay  
more enjoyable. 
 
With over 4000 square feet of luxurious living space the home enjoys  
stunning white-water and sunset views from the expansive front patio  
area as well as a spacious oceanfront deck off the living room and  
the den/6th bedroom.  
 
All five bedrooms plus the 6th bedroom/den and the 7th  
bedroom/bunkroom and living room enjoys genorous  
proportions. Large family and corporate groups can enjoy  
unfettered access to their sleeping accommodations for up to 22  
persons without walking through the rest of the home.  
 
Villa Magnifica faces west with a straight-on whitewater view of the  
magnificent Pacific Ocean. The home captures the morning sun  
and the beautiful sunsets each day. The living room and dining room  
are both spacious for large groups and afford an unparalleled view  
of the Pacific Ocean. On especially brilliant days you would swear  
you can see all the way to Japan.  
 
Villa Magnifica has a large front patio area, ocean front deck off  
living room and den/6th bedroom, a gorgeous entertainment  
area complete with private pool and jacuzzi spa, a large pool deck  
area around the pool and parking for multiple cars.  
 
This is a GREAT location. Our home is away from the traffic and  
congestion of San Diego. However, Ocean Beach is just a  
five minute walk away. Pacific Beach and Mission Beach are a short  
drive away. Downtown San Diego, Sea World, the San Diego Zoo, and  
Balboa Park are nearby.  
 
There are a variety of restaurants in Ocean Beach and the  
neighboring towns, including Point Loma, Pacific Beach, Shelter  
Island, and downtown San Diego.  
 
Villa Magnifica is a gorgeous and spacious 4000 sq. ft. home with  
luxurious furnishings. The living room, dining room, kitchen,  
den/6th bedroom and the 1st bedroom all have breathtaking whitewater  
views of the ocean through large floor-to-ceiling picture windows.  
The living room and den/6th bedroom look onto the oceanfront decks.   
The rotunda dining room opens onto the entrance foyer and has great  
whitewater views.  The back pool deck is well appointed with patio  
tables, chairs, and gas BBQ.  
 
The back yard is both fenced and gated. The front yard is  
beautifully landscaped.

The kitchen overlooks the pool and Jacuzzi Spa. The kitchen  
window can serve as a pass through when using the BBQ on the patio.  
 
The living room and dining room areas are spacious and open. Large  
floor to ceiling picture windows overlook the ocean and provide a  
panoramic view to the west. The french doors door open onto the  
oceanfront redwood deck with circular table and swivel chairs.  
Open the doors and you can hear the surf. On a hot day, the  
sea breeze cools the house in minutes.  
 
The 20 foot ceilings gives the living room, den and dining room an  
open spacious feeling.  The rooms are all cheerful and bright during  
the day.

Activities and Attractions

San Diego's Crown Jewel Location: Villa Magnifica lies right on the  
oceanfront Sunset Cliffs Nature Park—the distance from the Villa  
Msagnifica property to the Pacific Ocean being 20 yards--you merely  
walk across the oceanfront street, Sunset Cliffs—a one lane road in  
each direction that dead-ends 150 yards south of Villa Magnifica.   
Vill Magnifica enjoys an expansive estate-sized oceanfront  
lots (12,000 square feet)--among the largest of any San Diego  
Oceanfront community.  
 
The shoreline immediately in front of Villa Magnifica includes  
coastal formations, tide pool areas (just 150 yards south of the  
house where you can view sea anemones, crabs, small fish and other  
sea life) and several white sand cove beaches that are accessible  
from steps and trails (the closest cove beach is 200 yards north of  
the house).   
 
Sunset Cliffs Nature Park: Dedicated in 1983, Sunset Cliffs Nature  
Park stretches along the Pacific Ocean bordering the western edge of  
Point Loma. The Nature Park begins just north of Villa Pacifica and  
follows the natural beauty of the California Coast for two miles  
where the 68 acre Sunset Cliffs Nature Park links up with the 640  
acre Point Loma Ecological Reserve.  
 
The entire area is designated a multiple species conservation area  
with the topography including white sand cove beaches with great  
surfing, bogey boarding and body-surfing, calmer tide pool areas,  
intricately carved coastal bluffs, arches, and sea caves—there is  
something for everybody from the surfer to the birdwatcher at the  
Sunset Cliffs Nature Park.  
 
Naturalists visit Sunset Cliffs Nature Park to watch the annual  
migration of the California Gray Whale as it makes its springtime  
trip from the Bering sea the Baja California where the calf their  
young.  
 
From December through March the California Gray Whale migrates 5,000  
miles from the Bering, Chukchi, and Beaufort Seas to their winter  
breeding grounds in Baja, California. Tens of thousands of gray  
whales make a spectacular showing within a few miles of the San  
Diego coastline. Some can be seen from this deck.  
 
There are a numerous restaurants in Ocean Beach, Pacific Beach,  
Point Loma, Shelter Island, Downtown SD, and La Jolla.  
We are the closest to downtown San Diego of any collection of
