Located in the village of Hemingway, this 2008 3/2 courtyard villa was a recent model for The Villages. Brand new, beautifully decorated with all the amenities of home. A screened in lanai has a table and four chairs and is great for meals or morning coffee; access from MBR or LR. The garage will comfortably fit your car, the golf cart, and more. 

You would be very near a shopping center which includes a Publix (grocery), restaurants, a bank, a gas station, retail stores, and a convenience store. It is just short walk (or cart ride) to the Hemingway neighborhood pool for adults only. There are other close pools for visiting families with children.

Only a five minute golf cart ride to Havana Country Club for championship golf, happy hour, or a meal! You're only a short cart ride away from FREE nightly live music and dancing at the Sumter Landing town square. The entertainment, activities, and recreation are almost unlimited.

A fully furnished kitchen is open to the dining room and living room, all with vaulted ceilings. Ceiling fans and blinds are in every room of the house. You will enjoy a 32 " LCD flat screen TV hooked up to Dish satellite with DVR, high speed wireless internet access, TV in MBR with CD/VCR player, local phone, and all utilities included.  

MBR has king size pillow top mattress, TV, walk-in closet, door to lanai.  The second bedroom has a pillow top queen mattress. Pocket door can close off the guest bedroom and bath room for privacy. Linens are supplied, as well as pool towels.

The third bedroom is a den with a comfy chair, ottoman, and desk. It's a great place to curl up and read or send emails to your friends and family back home. The wireless internet can be used any where in the house, by up to (4) computers.

Outside electric grill is available for use. Yamaha golf cart is included for use on the many golf courses or just around town.

The Villages is a world renowned active 55+ senior community. There are 30+ golf courses, numerous recreation centers with something going on all the time. You will find several shopping areas and too many restaurants to list.  

There are more activities available than could be mentioned or imagined. These include golf (of course!), bowling, tennis, pickle ball, crafts, cards, games, water sports, billiards, polo, happy hour, etc. There are 400+ clubs that have many special interest activities and outings. Two movie theatres run first run movies. You will also find churches of many denominations located throughout The Villages, and surrounding towns.

As a renter you can pay a $50 amenity transfer fee to The Villages which will entitle you to all the activities of an owner. If you have visitors, complementary guest passes are available to allow them use of the golf courses, and most other group and recreation events.

The Villages is located approx. 1 hour from Disney and 1 1/2 hours from either coast. The area hosts world class fresh water fishing and boating enthusiasts will be amazed at the vastness of lakes in the area.

All services, shopping and restaurants in The Villages are accessible by golf cart, which is included with all rentals at no additional cost.

Posted rental prices are for 1-2 adults; visitors up to 7 days are not an extra charge for monthly rentals. Additional tenants are subject to extra rent, please inquire. Rates include 9% hotel tax.

Weekly rates will be considered, except for January through April.

The security deposit is $600; this payment is expected with a signed lease. It is refundable within 30 days after departure/inspection if there are no loses and the villa is in the same condition as rented with no damage. Full rent due 45 days prior to rental start date or as agreed upon.

There is a $75 cleaning fee. Optional $50 resident guest fee (1 or 2 adults) includes free executive golf.

Included: utilities, local phone, internet, satellite TV, trash, lawn service, washer/dryer, and  the use of the golf cart, with a separately signed golf cart lease.

NOTE: There is no daily or routine cleaning service. If you do not wish to do any cleaning while on vacation, cleaning service arrangements may be made at tenant's expense with our caretaker.

Any initial supply of paper and/or cleaning products are a courtesy and any additional/replacement shall be the responsibility of the tenant. Any additional departure cleaning charges beyond an included $75 departure cleaning fee (equivalent to about 1 person/1.5 hours) will be deducted from the deposit.
