Mountain seclusion will be yours at Above the Trees Cabin, a brand new log cabin set high on a forested mountaintop with fantastic long range views of the Smokys. Whether you are seeking a memorable family stay or a romantic get-away, this 2 bedroom 3 bath cabin will be a perfect choice. Inside you can enjoy a game of pool on the full size pool table in the loft, take in a movie on the HD TV in the living room, or prepare a meal in the fully equipped kitchen. In the evening you can take in the mountain view while relaxing in the very private hot tub on the master bed room's deck. When you are ready to retire, you can fall asleep in the queen bed in front of a warm glowing fireplace and satellite TV in the lower level master bedroom.
For outdoor activities, you are midway between the best whitewater rafting in the east on the Nantahala River, the beauty of the Appalachian Trail and the most visited National Park in the country, the Great Smoky Mountains NP.
Anytime of the day, the beautiful North Carolina mountain view is just outside the massive windows.

Rental Agreement Policies:
Under the North Carolina Vacation Rental Act, your booking payment over the phone or via our online booking system is evidence of your acceptance of the terms and conditions set forth in the rental agreement.
Upon booking, you will be emailed both the receipt for your transaction and the rental agreement. Once you return the completed rental agreement, we will then email you the specific property directions and the access instructions for the cabin.
Check In & Out:
Check in is after 3PM and Check Out is before 10AM. NO Early Check-ins and NO Late checkouts without prior permission from our office. Extra charges may be assessed for non-compliance.
Payment:
A 50% down payment by credit card is required to confirm a reservation. In addition, the Limited Damage Waiver or Security Deposit will be required at the time of booking.
The balance of the rent and tax is due at least 30 days prior to the stay. At the time of the balance due, we will then charge the card that you initially paid with unless we are contacted prior to this time with other payment information. It is your responsbility as the tenant to inform us if you wish to pay the remainder by check or on another credit card before your payment is due.

Cancellations:
The down payment is refundable (less a $75 charge) only with written cancellation at least 30 days prior to arrival date.
Without 30 days notice, deposits are only refundable if the cabin is re-rented.
No shows and early departures are obligated for the entire amount of the reservation.

Security Deposit:
There is a required security deposit of $600.00 on each reservation. This deposit requirement may be waived by payment of a non-refundable Limited Damage Waiver (LDW) fee of $40.00. The option of purchasing a non-refundable LDW protects you from being charged for up to $1,000.00 of accidental/unintentional damage that may occur during your occupancy. You remain responsible for any damage, repair, or replacement expenses exceeding $1,000.00. All reservations include the LDW option.
To decline this option, a security deposit of $600.00 will be secured against your credit card at the time of booking. Per North Carolina statutes, deposits may be applied to actual damages, theft, or unpaid charges caused by the Tenant, their family, and guests.
Upon arrival, please report any problems or damages or we must assume these occurred during your stay.
Deposits may also be used for lost keys/lockout charges, movie charges, check fees, having unauthorized pets on premises, smoking, trash removal, excessive cleaning fees, for expenses resulting from agreement violations or for too many guests.
Charges could exceed the deposit amount and may result in a larger charge to your credit card.
After your stay, upon inspection of the property, we will refund the Security Deposit of $600.00 less any applicable charges towards it within 45 days.

Smoking:
No indoor smoking is allowed. Any evidence of smoking inside the cabin will cause the entire Damage Deposit to be forfeited.
Please restrict all smoking to outside areas and clean up all cigarette butts and smoking materials from the grounds.
Burn marks on the outside furniture, decks and railings will cause the entire Damage Deposit to be forfeited.

Pet Friendly:
Pets are permitted only with prior approval and only in selected cabins. Additional Pet Rent and an additional Damage Deposit on your credit card will apply. Pet Rent is $45.00 per pet per stay.
Pet Rent cannot be refunded within 30 days of check in.
Pets brought without advance notice will be charged DOUBLE the normal pet fees. Pets brought to cabins that do NOT allow pets can result in immediate eviction with forfeiture of remaining paid stay.
Pets are not allowed on furniture (including beds and sofas), at any time. Unattended pets in cabin must be crated/caged.
Evidence of any pet being in the hot tub will be cause for loss of security deposit in full and may be subject to additional fees.

You provide:
We recommend that you bring or purchase consumable supplies (paper products, trash bags, soap, detergent and toiletries).
There will be a “starter amount” of these when you arrive, but it is not meant to last your stay.
If there is a charcoal grill, wood-burning fireplace or fire pit, you will need to supply the fuel.

Reservation Changes:
Changing the dates or cabin which you have reserved may incur a $75.00 Change Fee and is at the broker-in-charge's discretion.

Inclement Weather:
When making reservations during the winter months, you must consider the possibilities that inclement winter weather will affect your stay. During the months of November through March, dangerous snow or ice storms are possible in the Western North Carolina Mountains.
◾Check the weather forecast and road conditions before you leave home. Here is a link for your convenience. Enter 28713 for the zip code.
◾Make sure you have in your car: warm clothing, blankets, boots, food, flashlights and water.
◾Keep your car full of gas as well.
◾Plan to arrive before dark as our mountain roads do not have street lights and road conditions tend to deteriorate at night.
◾Purchase your groceries before you arrive at your cabin.
◾We recommend you come prepared with a proper vehicle for driving on mountain roads and snow and ice. Minivans do not do well on winter mountain roads.
Please understand that we cannot be responsible for the conditions of the roads or driveways nor will we reimburse for towing or scraping of roads.
If a strong winter storm (snow or ice) is forecasted for the area of our rental cabins, we reserve the right to proactively cancel reservations on cabins that, at our discretion, may have their road condition reduced to limited or no access by snow or ice. This is strictly a road safety issue – our first and foremost concern is for your safety and the safety of our staff.
At the time of the cancellation, we will contact the guest listed on the reservation by phone and email. We will make every attempt to move you to a safer cabin for the same dates as the original reservation. Or, we will allow you to reschedule your reservation at the same cabin within the next 180 days. Our cancellation policy of NO REFUNDS is in force for any cancellations within 30 days of the reservation.
In the event that you so choose to keep your reservation after we have advised you NOT TO COME, you are responsible for your own safety. We will not be held liable and will not refund or reschedule your stay. You may also not be allowed to enter the cabin should you be able to get to it – if you access the cabin after we have cancelled your reservation without our permission, you will be trespassing.
