Villa Venezia is situated in an established upmarket residential
area on the Gulf Coast of Southern Florida, in south west Cape
Coral in the lovely Pelican area near Tarpon Point Marina. It looks
down a small canal with its own boat dock, where the
amazing beaches of Captiva and Sanibel islands and the Gulf of
Mexico are only 15-20 minutes away by boat. The house can be
available with or without a choice of deck and powerboats.

The villa has four bedrooms (two masters) and three bathrooms, a
large living room and adjoining sitting room, a dining nook, a separate den and a large kitchen with all stainless steel appliances including double-door
fridge/freezer with icemaker, dishwasher, microwave and so on. The
villa is equipped with two large televisions on cable, two DVD players,
VCR's, video and surround sound hi-fi systems, three further CD
players, laptop-ready area with cable broadband and a combined colour copier/printer/fax, several telephones, large pool area, sunbeds and seating for eight, dining area and gas barbecue, electrically heated pool with spa and wonderful west-facing views over the adjoining ocean yachts and the sunset. In total we have about 2,650 sq ft of air-conditioned accommodation as
well as a double garage and large lanai area for enjoying the
pool and splendid canal views.

Villa Venezia is available for weekly or monthly periods throughout the
year. Rates are as follow:

November 1st to April 30th: US$1700 per week, US$5000 per month
UK£1100 per week, UK£3200 per month

May 1st to October 30st: US$1400 per week, US$4000 per month          UK£900 per week, UK£2750 per month 

subject to final cleaning fee of $170, local tax of 11% and security
deposit.

Boat availability and prices are available on request - we have
available a 24' Larson 150hp deckboat (from $900/week), ideal for
family groups, a Bayliner XT Bowrider for those looking for a
little more excitement (from $750/week), up to a Maxum 2300 SR Bowrider 
5-liter Mercruiser inboard sports boat from $900/week. Daily rates are
available, two-, three- and four-weekly discounts apply, and rates
do not include 6% local taxes, gas or oil.
