Tenants shall pay Landlord the rent for said term, of one month, payable in advance. Tenants shall pay a security deposit of $1,000.00 to be returned upon termination of this Lease and the payment of all rents due and performance of all other obligations. The deposit of $1,000 and half of the rent must be paid in advance. The remaining payment must be paid the first day of the rental term. In addition, tenants must leave a deposit of one month's rent to the Beach Club Association to be returned upon termination of this Lease and performance of all other obligations.
