Aviana is a gated community located in Davenport area. Providence golf course is 2 minutes away and Reunion’s is 10 minutes away. Easy access to the parks, main roads and Kissimmee area. There are grocery stores, banks and restaurants at a 5 minutes driving.

The price shown above is the net price - excluding any extras that you may require, and local taxes for the property. 

We are a family oriented business for rental homes that are privately owned and located in residential areas. Please do not plan large parties, or plan to exceed the number of people allowed in each home. If you are planning a family gathering, please let us know in advance, as we will try and accommodate the number of guests in several closely grouped homes.

Welcome Homes is not responsible for changes in furnishings, bed arrangements, and equipment made by the homeowner OR withdrawing an advertised property due to reasons beyond our control. Different properties have different minimum stays ranging from 3 to 28 nights. Holiday minimum are 7 nights. If you have booked a property for less than the minimum stay for that property, we will contact you to move your reservation to another property, with your consent. If we are unable to find an alternative property to suit your needs, we will cancel your reservation at no charge.
We will mail your Rental Agreement to you in a few days. If you would prefer to have the contract faxed, please provide us with your fax number.

 We hold the person whose name appears on the agreement responsible for any payments, damage deposits, and all other responsibilities of the agreement including but not limited to. CHECK IN TIME IS AFTER 4PM ON THE FIRST DAY. CHECK OUT TIME IS 10AM ON THE LAST DAY. Any changes to these times will be made only after prior consent has been given by Welcome Homes. Without prior consent early occupancy is subject availability. Late departures without consent will be subject to one extra night rental. Which will be billed to customers account

Any confirmed reservation is subject to the following cancellation terms
Forty five days or less before arrival $35
Thirty days or less before arrival $100.00
Two weeks or less before arrival $200.00
One week or less = 50% of rental amount due

NO SHOW NO REFUND
Cancellations must be submitted in writing 45 days prior to arrival date shown on the rental confirmation email. Last minute cancellations or no-shows will result in the forfeiture of rental funds. Subject to management/ owners approval. Cancellations made due to extenuating circumstances maybe accepted at a lower rate. Please ensure you purchase trip insurance to cover your costs in the event you need to cancel for health reasons.

Refundable Security Deposit please check the property upon arrival. Report any damaged items to the office within 24 hours of your arrival. If you do not return the keys back to the office, charge of $50.00 will be levied from your security deposit. Any charges made to the security deposit will incur a $25 administration charge. If damage or losses exceed $200 deposit, guest understands that welcome homes will bill for any shortfall. If payment is not made, welcome homes may exercise their legal options to collect any shortfall. If security deposit is made by check, it is due 30 days prior to arrival. This will be returned to you within 3 weeks after your departure. Alternatively, we can hold your credit card details, which will only be charged in the event of a problem found in the home or missing items.



Once you reserve the property, a $200 deposit is due upon confirmation of this rental. The balance is due 30 days prior to your arrival date. If you are reserving a property within 30 days of the arrival date the Total Reservation Amount is due. We gladly accept credit cards, money order or cashier’s check. Personal checks are accepted up to 30 days before your arrival date.



We reserve the right to terminate any reservation without any refund which are made under false pretenses, for groups exceeding the occupancy of the house, Recreational Vehicles parked on or near the property, any pets found in the home, any offical complaints for obscene language or behavior, using the facilities for non conforming use or other legal reasons.

Travel insurance is made available to every reservation. Please click on the link from our home page called, “Trip Insurance” if you’d like an accurate quote from a selection of companies.

Please keep in mind that this a reservation request only. You will be contacted with-in 24 hours by one of our friendly reservationist to answer any questions you may have and to confirm the reservation and make arrangements for payment. If we are unable to reach you within two days your reservation may be cancelled.
