The property is set on 1.3 acres, beautifully landscaped around the Villa and surrounded by oak trees with views of the City and the Channel Islands. The Villa has 5 bedrooms, 4 & 1/2 baths, great room, kitchen with dining nook & Media room. Every amenity is included in this truly spectacular home.
 
Great Room:
 
Seating area: The great room has tumbled travertine floors, Massive trusses in the open beamed lodge style ceiling, a large stone fireplace and 3 sets of 8 foot solid alder double French doors leading out to the veranda and back yard. The great room has views of the valley and the Channel Islands. Perfect for conversation, relaxing in front of the fireplace and watching movies on the 45 inch HD flat screen TV with surround sound.
 
Dining Room:
 
An antique Spanish door transformed into a beautiful table that seats 10 defines the dinning area between the seating area and the kitchen. There is a beautiful and grand custom designed wrought iron chandelier overhead.
 
Kitchen:
 
The kitchen is state of the art with stainless steel Viking appliances including a 6 burners and griddle range with double ovens. We can help arrange a professional chef at your request. There is a large island with a breakfast bar and a separate dining nook. The nook has built-in booth style seating as well as accommodating extra table chairs plus 26 inch HD flat screen TV.  There is another set of the 8 foot French doors leading to a potted garden with a fountain and patio area with a small table and seating, perfect for morning coffee.
 
Veranda & Gardens:
 
The veranda is a 10 feet wide and raps around the rear and side of the great room. The roof line hangs over the veranda and is supported by massive hand honed posts and beams. There is a built in barbecue area and seating. A 3 tiered fountain sets in the yard toward the view of the Channel Islands and there is a gas fire pit for cool evenings overlooking the ancient oaks that are part of the 1.3 acre fully fenced in property. The veranda is great for barbecuing, relaxing with afternoon cocktails or glass of wine and enjoying the spectacular evening sunset.  Opening the French doors makes the veranda an extension of the great room for the perfect indoor outdoor living. A grass lawn area extends around the rear, side and front of the Villa and surrounds the architecturally designed landscape.

Down Stairs Master Suite
 
Enter the arched hallway and at the end you will find two 8 foot doors leading to the smaller of the Two Master Bedrooms in the Villa. This colorful room has 8 foot Solid Alder French doors leading out to the lawn area in the backyard and the rose garden. There is a window seat under the curved windows with views toward the Islands and a walk in closet. The bathroom includes a travertine surround shower and a Jacuzzi tub. A king size bed and the finest linens complete the room.
 
Down Stairs Guest room:
 
The down stairs guest room is also off the arched hallway. Through a single 8 foot door you enter a cozy room with 8 foot French doors leading out to the potted garden.  The guest room includes a beautiful gold travertine bathroom with a large walk in shower. It also has a king size bed with the finest linens.
 
Gate Keepers Room:
 
This large bedroom is at the front of the house and looks out on the beautifully landscaped gardens and the wall fountain at the Villa’s entrance. The room has an 8 foot solid alder and glass keyed door for separate entry off the front courtyard. There are 8 foot solid alder French doors leading out to the side lawn. There is another 8 foot alder door leading to the powder room ½ bathroom and the Great Room. The Gate keepers Room includes a king size bed and the finest linens.
 
Stairway & Balcony:
 
The stairway transitions form the Versai patterned travertine of the Great Room to the distressed hardwood floors of the upstairs space. Halfway up the stairs at the landing is a large picture widow with spectacular views of the valley’s oak forest. The second half of the stairway leads up to a large balcony that overlooks the Great Room through the massive lodge style trusses, the balcony can be used as a separate space or an extension of the media room.
 
Media Room:
 
The Media Room is upstairs off the balcony overlooking the Great Room. Four 8 foot solid alder wood doors fold into a pocket to open onto the balcony or close to create a sound proof theater with comfortable leather furniture to view the 58 inch HD flat screen for a movie or to catch the game. This is the control center for the Villa’s entertainment system.
 
The Villa Master Bedroom:
 
The Villa Master Bedroom is upstairs off the balcony. Two 8 foot solid alder doors are at the entry to the room. There are 8 foot French doors that open to a private deck with a Jacuzzi and views of the city and the Channel Islands. An outside stairway leads down to the back yard and Veranda. The Villa Master Bedroom is surrounded by windows with views of the mountains, City and Islands. There is a king size bed with the finest linens. The Villa Master Bathroom includes travertine wanes coating, 2 pedestal sinks, a large travertine enclosed walk-in shower and a fabulous soaking tub.
 
Upstairs Guest room:
 
Enter the Upstairs Guest room off the balcony through its single 8 foot solid alder door and look out on the hillsides at the front of the house and on the potted garden. The room includes 2 queen size beds with the finest linens and is adjacent to a beautiful noche travertine bathroom with a walk in shower.
