Riviera Royale is brand new and has everything that you and your  
family could possibly need for the most magical vacation to Disney  
and the attractions of Kissimmee and Orlando, Florida. Situated less  
than 2 miles from Disney's doorstep, located in the fabulous Windsor  
Hills resort community, this vacation home away from home is SIMPLY  
THE BEST - a perfect base to explore all of the exciting things to  
do. With 6 bedrooms and 4 bathrooms, Riviera Royale is ideal for  
larger families, and accommodates up to 14 guests in spacious  
comfort. 
 
Riviera Royale villa has a bright and spacious family room to relax  
in together as a family, with occasional and coffee tables,  
surrounded by over-stuffed leather sofa and a love-seat, plus an  
entertainment center with 50-inch Plasma cable TV and DVD player,  
plus Bose stereo system. If you would like quiet time, choose to  
lounge around in our separate sitting room area at the front of the  
home, where you can enjoy a little peace and quiet. 
 
Step out from the family room under the cool and shaded lanai, and  
on to the west facing pool deck that surrounds our crystal clean  
pool and raised spa pool. Sit and soak-in the Florida sunshine on  
the upscale wrought iron deck loungers, or take a cooling dip in our  
optionally heated pool. Sitting in the bubbling raised spa and  
listening to the waterfall is a perfect way to relax at the end of  
each fun-packed day at the parks and attractions. The pool is  
provided with a removable safety fence for extra added protection  
for young infants should you need it, and all doors leading on to  
the deck area have been provided with additional safety locks and  
alarms. 
 
If that's not enough fun and relaxation - then why not have some fun  
in the game room at Riviera Royale - with a fabulous 7 foot pool  
table/ping pong table, air-hockey table and fooseball to enjoy  
together!  Also, you can watch television on the 20" TV or play  
games on the Microsoft X-Box in the game room! 
 
Sleeping accommodation at Riviera Royale villa includes a master  
suite with a King-size bed, night-stands with lamps, telephone and  
clock/radio/alarm, walk in closet space, and armoire' with 27-inch  
cable TV and DVD, plus a master bathroom with his 'n' hers mirrored  
vanity basins, walk-in shower, roman tub, and toilet. A second  
master bedroom suite also affords a king-size bed, night-stands with  
lamps, plus a armoire' with 27-inch cable TV and DVD, closet space,  
and master bathroom with vanity basin, walk-in shower and toilet.  
There's a further spacious bedroom with a King-size bed, night stand  
with lamp, armoire' with 20" cable TV, ample closet space, and  
adjacent (shared) family bathroom. Another bedroom (downstairs)  
enjoys a queen-size bed, together with comforts that you would  
expect of a diamond quality home. For the kids, there’s a choice of  
either the Animal Kingdom decor pyramid bunk room that sleeps 3 
(they’ll adore it!) or the Mickey Mouse pyramid bunk room that  
appeals to kids and the young-at-heart.  Each kids bedroom provides  
cable TV and a games console (either a Microsoft X-Box or Sony  
PlayStation 2). 
 
The kitchen has been equipped with everything that you could need to  
rustle up a quick snack, or prepare a family feast...but don't worry  
about preparing food while on vacation! Some of the best eateries in  
central Florida can be found just minutes away. 
 
This Windsor Hills vacation home offers free, high-speed cable  
WIRELESS Internet access so you can surf the net on your laptop as  
you lounge by the pool. Also, you can make FREE local, long distance  
and international telephone calls with the FREECALL telephone system  
(some restrictions apply – see terms), so no more buying phone cards… 
it's all inclusive. There is a fully equipped laundry room with  
washer, dryer and ironing facilities.

Entering through Windsor Hills' impressive entrance and manned  
gatehouse, you will find a delightful array of complimentary  
amenities available to all guests staying at this vacation home, all  
set in a beautiful, tropical landscape throughout the Windsor Hills  
resort and club house. You can stay in shape in the state-of-the-art  
fitness room. The popular club house at Windsor Hills provides the  
perfect place to sit around the resort lagoon pool, kids fountain  
play area, slides, water jets, spa pool and hot-tub - and sun  
yourself as you meet other guests and families. Kids of all ages  
will want to stop at the video games room, or play pool or ping-pong  
in the club house. There’s an on-site private cinema for guests that  
has regular showings of popular and recent family friendly movie  
releases. Outside of the clubhouse, you’ll find picnic and barbecue  
stands, a kids tot-lot, tennis courts, basket ball courts and a soft  
and sandy volleyball court. There's even a sundry shop in the club  
house if you run short of sun block or need a drink and a snack.  
Only one block from Riviera Royale, you will find a  
fabulous "Castle" play area for the kids – they’ll want to return to  
again and again. Windsor Hills is ideally located for fantastic  
vacations on Disney's doorstep, with some of the best shops and  
restaurants just a couple of minutes away on the famous highway 192  
strip, and Disney less than 2 short miles from Riviera Royale.

recreational vehicles, motor homes, house trailers, trailers of  
every other description, boats, jet skis (or other similar  
watercraft) boat and other watercraft trailers, horse trailers or  
vans shall not be permitted to be parked or to be stored at any  
place on the property.

restrictions apply) are included for this property. Pool heat is  
recommended from the 31st-Oct to the 31st-Mar. Pool heat is an  
additional $25 per night for this property. If your stay is  
less than 7 nights, an additional $120 surchage is made for  
cleaning. All bookings are subject to our Terms and Conditions of  
Rental, and an Accidental Damage Waiver premium payment of $65.  A  
$35 administration fee is charged for any booking amendment made  
after a booking is confirmed.  All prices shown EXCLUDING taxes. A  
minimum 7 night stay applies to any Easter, Thanksgiving or  
Christmas/New Year booking.
