Couples, or families with very young, or mature children, will 
probably most appreciate the very private, peaceful location, 
far-reaching views and exceptional comforts of 'Sandpipers'.  
 
Our villa has been beautifully furnished & equipped , and you can 
expect to find many little extra touches that are unusual in a 
vacation home. As owners we visit at least 3 times a year to 
continually upgrade the facilities, and to ensure that our very high 
standards are maintained.

OUTDOOR FLORIDIAN LIVING AT ITS BEST 
The extra-large 30 x 15ft pool has a special salt treatment feature to 
avoid the sometimes unpleasant effects of chlorination. It is heated 
by electric heat pump, optional May-September.  
 
The pool has a gorgeous location. It is south facing, and is 
very private as it has tropical planting to screen it and no rear 
neighbours. The villa also has the benefit of above-average size 
grounds separating it from the two adjacent homes. The pool can be 
illuminated at night, and special garden lighting adds to the ambience 
and pleasure of being outside in the warm Floridian evenings. The huge 
deck faces both south & west, so you can enjoy maximum sun AND the 
spectacular Florida sunsets, with far-reaching views over miles of 
Conservation Wetlands.

"Sandpipers" is much larger (3000sq ft) than most 5 bedroom villas. 
Inside you will find: 
Large Living Room with slate bed billiard table; Spacious Family Room 
overlooking the pool with 54 inch TV, CD & DVD player; Dining Area 
overlooking the pool; Large beautifully equipped Kitchen; Powder Room; 
Utility Room with large Washer & Dryer; Garage with automatic opener. 
Upstairs : Master Suite 1 with King bed; Master Suite 2 with Queen 
Bed; Master Suite 3 with Queen Bed; Twin Bedroom 4 with PC & X-Box; 
Bedroom 5 with Single and Double Bed. Bedrooms 4 & 5 can share the 
bathroom facilities with the Queen Master Suites. 
 
A child's cot, stroller, high chair & stair gate are available free of 
charge if required. 
 
With 3000 sq ft of airconditioned living space, "Sandpipers" is one of 
the largest 5 bedroomed homes you can rent in the area, so however 
large your party size you will never feel cramped.

'Sandpipers' is not a budget property. Our guests are those whose 
priorities are quality and ambience before price, and for whom staying 
in a lovely home is an integral part of their vacation enjoyment.

All bedrooms have a TV and DVD player and Hairdryers are provided in 
the bathrooms. 
 
Sorry, we do not allow smoking or pets of any description.

Activities and Attractions

The Perfect Villa in a Perfect Location - for a Perfect Vacation

"Sandpipers" is set in one of the best positions at Weston Hills, a 
small, exclusive,  gated community located on US27 approx 3 mls north 
of its junction with the 192. As you drive through the electric gates 
you will notice how beautifully kept everything is, with a tree-lined 
avenue & well maintained flower borders. Weston Hills is very quiet 
with a high proportion of residential, rather than solely vacation 
homes. Shops (inc. a Wal-Mart Superstore), restaurants, gas station & 
pharmacy are all within a few minutes drive, as of course are many 
Golf Courses.  
 
Disney World is only 10-15 minutes away, using a useful shortcut we 
will tell you about!  
All the other Theme Parks and Attractions, including Universal 
Studios, Sea World & Wet'n'Wild may be reached within about 20-30 
minutes.   
Weston Hills is a few miles from the beautiful Lake Louisa State 
Park, with its own beach, nature trails & fishing. 
Beaches on both the Gulf and Atlantic Coast are within 1.5 hrs easy drive. 
 
On-site community facilities include Tennis Courts, Basketball court, 
Childrens' Play area & Childrens' Aquatic Pool.

Vacation Rental Rates

All Rates shown include Florida Sales & Tourist Tax 
 
2008 - rates for the villa per week :  $1435 - $1840 (£735 - £945) 
2009 - rates for the villa per week :  $1500 - $1910 (£770 - £980) 
 
 
Rental rates include:  Tax, utilities, bed linen, towels, pool towels, 
unlimited wireless internet, local phone calls. A child's travel crib 
(cot), highchair, stroller & stair guard are also included if required. 
 
There is a cleaning charge of $110 (£55) for stays of 7 nights or less. 
 
Electric heating for the pool and in-ground spa is £110 ($220) per 
week from October-April and is not optional during these months.  From 
May-September, heating is optional, but is recommended for your 
additional enjoyment, and is offered at the discounted rate of £75 
($150) per week.  It is not possible to have spa heat without pool heat. 
 
A full size Gas BBQ may be rented for £70 (£35) per week, including 
cleaning. 
 
A 20% deposit is required to confirm your booking (payable by credit 
card, no charge)  
 
A refundable security bond of $495 (£250)is required with your final 
balance, this will normally be refunded within 2 weeks of your 
departure, providing there is no loss or damage at the villa.  
 
Late check out to 3pm on your day of departure is possible if we 
have no guests arriving the same day (although we can't guarantee this 
until very close to your arrival).
