Vacation Rental Owner/Manager

Vacation Rental Description

Three Bedroom, Two Baths and Two Car Garage. Lots of Upgrades with Large Tiles throughout everything 
but bedrooms which have carpet. Large Screened Lanai overlooks first Fairway. It is 17' by 17' with 
two overhead fans. Great place to have friends back after golf. THe living room , Dining room and 
Kitchen have Cathedral ceilings. We put Plantation Shutters on all the windows and sliders. Inside 
utility with washer and dryer, There is also a pantry. Upgraded Kitchen Appliances with ice and 
water on the refrigerator. Corain Counters and a great bar area dividing Living room from Kitchen.   
This home is located directly on the First Fairway in a Gated Community. This is one of the 
closest streets to the Clubhouse which is a BIG PLUS. Some are very far away.  
 
 The furniture is all new and decorated very well. 
Linens are top of the line also. It also has a Large Screened Porch with 2 fans overlooking first 
Fairway and a Pond. 
 This home is furnished as if we were living there...Lots of shopping 5 minutes away. Tampa Airport, 
International Mall, Performing Arts, Beaches 30 minutes!  VERY SAFE and VERY Central to Everything 
you would want to do. If looking to move to Tampa Bay or working here for a time, this is the 
Perfect Safe Place. One person in Party must be 55 but many many people here are in their forties. 
Also looking for Winter Rentals if we do not rent before that time. Winter will be 
a 3-4 month minimal.

Please note...NO SMOKING and NO PETS. This is for everyones enjoyment.

We have a second home two doors away if you have two parties coming. The other has 2 bedrooms 
is located on First Fairway and is slightly less per month. We often rent both at the same time
as friends and relatives come and you are close but each has their own privacy. It works
really well. Call to discuss if you have two parties and wish to be close. Just South of San 
Antonio, the small town this is located in, is Hwy 54 and Hwy 56 where Large Malls are being built 
as we speak. This would be about 15 minutes to get to 56 which ismore south than 54. 

Vacation Rental Amenities

There are 27 holes of Golf. Tennis, Shuffleboard, Large heated Pool and Spa.
Library with Computer, Billiard Room, Fitness Center, Restaurant and Lounge,
Bus trips to Casinos, Dinner Cruises, Theaters, etc. These vary with time of year
and the number of people interested.  

Activities and Attractions

There are many activies that take place at the club house daily. They publish schedules of what is 
happening on each day. There are Water Aerobics, Cards( Bridge, Poker, etc), groups for knitting, 
woodworking, book clubs, Italian American Club, German Club, etc, Bus trips to Casinos, Dinner 
Cruises, Theaters, fishing Trips, etc. These vary with time of year and the number of people 
interested. You can be as busy as you would like or you can sit by the pool and read. Of course many 
people Golf two or three times a week with 27 holes located onsite. Tampa Bay Bucaneers, Tampa Bay 
Lightening, and the Tampa Bay Rays(baseball) all are Professional Sports within the area.

Vacation Rental Rates

The rates vary from season to season and length of stay. Generally these are the rates.
2-3 MONTH MINIMAL RENTAL
Home has Rent with Option to Buy. :)
Annual rental available too.
May-October rates are $1400 a month.
Nov and Dec rates are $1900 a month. 
Jan - April rates are $2200 a month. 
A refundable security of $1000 is required before check-in.
Annual rentals of course would be more reasonable. Perfect for the new 
retiree that loves golf!! Tampa Bay has Everything!! 
There is a 9% tax charged by state and county for rentals under 6 months and a day.
There is an exit cleaning fee of $100. 
The club charges $75 for you to use all the ammenties which are too numerous to name but some are:
Huge heated pool and jacuzzi, library with Computer, Billiard room, Fitness Center, groups for cards
(bridge, poker, you name it), knitting, wood working, bus trips to various locations, dinner 
cruises, fishing trips, etc. The Clubhouse also has a bar and restaurant and pro shop of course. It 
is really a wonderful community!
