Situated on 1.75 acres and over 250 feet of lake frontage, our Round Pond Station complex is absolutely unique!
Has a main house with stunning lake and mountain views, kitchen facilities, living room, billiard parlor, fireplace room, 2 bathrooms and 3 plus bedrooms.
Just 35 feet away is the second building called the "Grand bunkhouse" with sleep quarters(4+ bedrooms), 2 bathrooms,
game room and mudroom along with screened porch. Add in the 3 season real railroad caboose and the shanty and we are able to handle larger groups in one of
the most picturesque and pristine areas of western Maine.
The beautiful sunsets, the mist on the lake, the view of Mt Abrams
and its ski slopes, the towering Norway pines and the call of the
loon are just outside your door.
Our three-season real Railroad Caboose with sleeping quarters,
bathroom and "chatting room" is a special piece of nostalgia that is
sure to thrill your entire group. And the home with a living room,
fireplace room, billiard parlor, fully equipped rec room, screened
porch and outdoor hot tub will afford plenty of space and fun for
all. Just 15 minutes to the Sunday River ski slopes,10 minutes to Mt
Abram, and just over an hour to Storyland and North Conway.
Winter (sleeps 18):
7+ bedrooms (3 kings, 2 queens, 3 full,
7 twins), Master with 1 king, second BR with king, loft with king
and full, fourth with queen and twin, fifth with full, 6th
(bunkroom) with queen, full futon, 1 twin, 2 sets of bunk beds. Full
futon in living room, pull-out and futon with twin overhead in
billiard room.
Summer (sleeps 20):
Same as above plus real railroad caboose withfull brass bed and
twin. Caboose has bathroom, shower, fridge, microwave etc.
The "shanty" AKA "The luv-shack" has full size bed.
Fully stocked kitchen, lakefront living room, stone hearth-
fireplace room, billiard parlor, rec room, satellite TV with
DVD/VCR, second TV with VCR, screened porch.
Both buildings are equipped with fire protection sprinkler system!

Hot tub, fireplace, pool table, ping pong, foosball, horseshoes,
swingset. 2 Docks, 3 canoes, sea-cycle, 1.75 acres, over 300 feet of
frontage, fire pit. Rope swing.

Special: Oct/ Nov non-holiday wknds just 500 plus applicable tax and fees!
Winter: weekends 1200-1700, add a third night for just 325, a fourth
for 200. Tax is 7%, cleaning fee is 150.
Peak Summer 6/28-8/22: 5600 plus tax and cleaning fee.
Pre-Summer 6/1-6/28 rates gradually increase up to peak summer rate.
Late summer: Aug 22 thru Labor day. Rates decrease.
Other than peak Summer weeks, prices based on group size, length of
stay, and time of year.
Midweek discount (Sun-Fri): 200-350/nt min 2 nts.
Sun-Fri (5 nts) just 1300 plus t&c.
Mid-March thru late April, Spring skiing discounted rates apply.
December discounted rates apply.
June: Discounted rates apply.
Peak Summer (Late June-third week of August):
5600 /week, plus tax (7%) and cleaning fee of 150.
Sept-December: Discounted rates apply for non-holiday periods.
Smaller groups welcome during non-peak periods and unbooked peak periods.
