Brand new, beautifully decorated, pet friendly, bright and spacious townhouse with 2 car garage, pool table, fireplace, high ceilings and directly across the street from the beach! Just bring your clothes and toiletries because LINENS, TOWELS, HBO, SHO, WiFi ARE INCLUDED! The house is perfect for a family, couples traveling together or multi-family reunions. Designed with several flex spaces so the extra rooms can actually be functional areas of enjoyment for a smaller group, and for larger- up to five bedrooms. This home has a peaceful, airy feel as it has wooded areas on two sides, and very few neighbors. It’s on a huge lot with a quiet street in back, perfect for children or walking dogs.

Top floor has large open plan, vaulted ceilings, kitchen, living room, dining room, two separate sitting areas, and flex area with 5th bedroom. The focal point is the mesmerizing ocean view that is framed with floor to ceiling windows and doors. Directly outside, there is a wrap around balcony with barstools to relax while listening to the waves and feeling the breezes.

Second level has 3 generously sized bedrooms, all with ensuite marble bathrooms, tubs, and walk in closets. A laundry area with high efficiency washer and dryer are also on this level.

First level is made up entirely of the 4th bedroom/game room. This bright space has a pool table, dartboard, flat screen TV,  full bath and walk in closet. When we are visiting, the kids all want to sleep together in here! Outside access through double glass doors to a patio area.

The driveway is off First ave to reach the garage and entry. The city beach access is directly across from the Surf restaurant, which is almost next door.

Included- all linens and towels- Queen sized sheets are 300-500 count, high quality plush towels, basic supplies for a few days- paper towel, toilet paper, coffee filters, garbage bags, hand/dish/dishwasher/laundry soaps, HBO, SHO, Direct TV, WiFi

Kitchen- fully appointed, gorgeous cabinets, quartz countertops, all stainless steel appliances, fridge has ice maker and water filter, two ovens- one with convection, microwave, dishwasher, spacious island with farm sink and barstool seating, large pantry. Small appliances- toaster, blender, 2 coffee makers, hand mixer. 

Living room- flat screen TV, DVD player, large leather sectional sofa, and additional seating.

Dining area- huge room with table that seats 12 (2 leaves in pantry), and at the other end, a large gas fireplace, TV, leather queen sleeper sofa with Memory Foam mattress and an armoire for clothes. This wide area has drapes that close to section off for privacy at night.

Master bedroom- queen bed with high end mattress, ottoman/full sized pullout, and double doored walk out balcony. At other end of this elongated room is a privacy screen for use when sharing the room, daybed (trundle bed with Memory Foam mattress is a twin that can pull out to a king size). Marble bath has large walk in shower, jacuzzi and two separate vanities, and water closet. Walk in closet and linen closet.

Second bedroom- queen bed, high end mattress, walk in closet, full marble bath and it’s own walk out balcony.

Third bedroom- 2 twin beds, full marble bath, and walk in closet.

Game room/4th bedroom- full sized pool table, dartboard, board games, flat screen TV, leather queen sleeper sofa and 3 rollaway beds. Large marble bathroom with double sinks and shower, and a walk in closet.

Laundry area- high efficiency washer and dryer, iron, ironing board

Beach supplies- Huge beach cart, beach chairs, boogie boards, large rolling cooler, medium cooler, and ice packs in freezer. Bring your own beach towels.

So much to do on lovely Amelia Island!  Spend lazy days at the beach, soaking up the sun and playing in the surf - or be active, swimming, boogie boarding, surfing or fishing. Look for shells, shark's teeth, sand dollars etc...

Spend afternoons downtown in the lovely historic district with so many unique stores and great restaurants.  It is impossible to walk past the Fudge store with it's great aromas wafting out to the street - you have to stop in for some fudge or a great ice cream. Walk to the marina and watch the fishing boats unload their catches - and see the pelicans diving for the left-overs!

Explore Fort Clinch and the State Park - and walk to the end of the pier there - reputed to be the longest pier on the East coast of Florida, where we have often seen manatees.

Enjoy the many wonderful golf courses, horseback riding on the beach, kayaking - or take a Segway tour either at the Amelia Island Plantation or on Fort George and visit the Kingsley Plantation with it's former slave quarters.

And don't forget to include a trip over to Cumberland Island with it's famed wild horses and the little chapel where JFK Jr was married- you may want to book this ahead of time, as the ferry to the island gets very busy in the summer. You won't be able to get to the chapel but you can explore the other areas of the island including the original icehouse now turned into a museum and don't forget the unbelievable beaches.
