Vacation Rental Description

Imperial Beach Sand and Sea Retreat:  
 
Imperial Beach is the most southwesterly community in the  
continental United States, with white sand beaches and nearly  
perfect weather.  Imperial Beach hosts the U. S. Open Sandcastle  
Championships each July (about 200 yards from the front door) due to  
the quality and quantity of the sand.  This condo has been freshly  
renovated in Spring 2006, and features 3 levels.  The lower level is  
an attached 2-car garage with full-sized washer and dryer, the  
middle (main entrance) level has a half bath, living room, dining  
room and kitchen, and the upper level has two bedrooms separated by  
a full bath. 
 
The condo is completely equipped with high-quality furnishings and  
housewares to make your vacation a completely stress-free  
experience.  Bedroom #1 features a queen bed and a twin bed, a 3- 
drawer dresser and a large wardrobe.  Bedroom #2 features a king bed  
that can alternately be made as two separate extra-long twin beds, a  
6-drawer dresser and a large closet.  The corner sofa downstairs  
converts to a full-sized bed.  All furniture is new as of April,  
2006.  All windows have been replaced with dual-pane vinyl for  
comfort and quiet. 
 
The middle level has been completely renovated in light woods and  
warm colors, and includes a full kitchen with gas range, oven, built- 
in microwave, dishwasher, and full-sized refrigerator.  The dining  
table has six chairs, but is large enough to seat eight comfortably,  
and there is room for at least six adults to watch the 52" HDTV.   
The entertainment system includes an A/V Receiver, DVD/CD, and  
stereo speakers.  High-speed internet with a secure wireless router  
is provided for use with your laptop.  Local and domestic long- 
distance phone calls are free.  There is also a small patio at the  
front door with two chairs and a cocktail table, along with a liquid- 
propane BBQ grill.

Vacation Rental Rates

6 persons maximum. 
 
August 23, 2008 to September 13, 2008 - $1000 per week 
 
September 13, 2008 to May 23, 2009 - $800 per week 
 
May 23, 2009 to June 6, 2009 - $1000 per week 
 
June 6, 2009 to August 22, 2009 - $1200 per week 
 
August 22, 2009 - September 12, 2009 - $1000/week 
 
From September 13, 2008 to May 23, 2009 - Available for monthly or longer rentals at $2200 per 30  
days, less for longer stays.   
 
There are two additional charges, a 10% City of Imperial Beach Transient Occupancy Tax (TOT) added  
to the rates above (for all stays shorter than 30 days, no tax on stays of 30 days or longer), and a  
$75 cleaning fee.  A $500 refundable deposit is also required. 
 
Weekly arrival is typically 4:00 p.m. on Saturdays, with departure at 12:00 noon on Saturdays.   
Arrival and Departure day and time may be negotiable during the off-season.  For weekly stays,  
a non-refundable $300 deposit is due at booking or 3 months prior to arrival (whichever is later),  
with the balance due 1 month prior to the arrival date.
