Imperial Beach Sand and Sea Retreat:

Imperial Beach is the most southwesterly community in the continental United States, with white sand beaches and nearly perfect weather. Imperial Beach hosts the U. S. Open Sandcastle Championships each July (about 200 yards from the front door) due to the quality and quantity of the sand.  This condo has two bedrooms and 1-1/2 bathrooms and is 1050 square feet (98 square meters) in size.  The condo has three levels.  The lower level is an attached 2-car garage with full-sized washer and dryer.  The middle (street entrance) level has a half bath, living room, dining room and full kitchen, and the upper level has two bedrooms separated by a full bath.

The condo is completely equipped with high-quality furnishings and housewares to make your vacation a completely stress-free experience. Bedroom #1 features a queen bed and a extra-long twin bed, a 3-drawer dresser and a large wardrobe. Bedroom #2 features a king bed with a rollaway small twin bed (in the closet), a 6-drawer dresser and a large closet. The leather sofa and chaise downstairs will sleep 1 adult or 2 children.  Dual-pane windows have been installed throughout the condo for comfort and quiet.

The middle level was completely renovated in 2006 in light woods and warm colors, and includes a full kitchen with gas range, oven, built-in microwave, dishwasher, and full-sized refrigerator. The dining table has six chairs, but is large enough to seat eight comfortably (extra folding chairs are also provided) and there is room for at least six adults to watch the 47 LCD HDTV (new in 2010).  HD programming and HBO are included.  The entertainment system includes an A/V Stereo Receiver, DVD/CD player, and stereo speakers. High-speed cable internet with a secure wireless router is provided at no cost for use with your laptop. Local and domestic long-distance phone calls are free.  There is also a small patio at the front door with two chairs and a cocktail table, along with a liquid-propane BBQ grill.

September 10, 2011 to May 18, 2012 - $800 per week or $2000 for a stay of 30 days;  rates and arrival times are negotiable with lower rates for longer stays.

May 19, 2012 to June 8, 2012 - $1000 per week (Saturday-to-Saturday only).

June 9, 2012 to August 17, 2012 - $1200 per week (Saturday-to-Saturday only).

August 18, 2012 to September 7, 2012 - $1000 per week (Saturday-to-Saturday only).

Discounts of 10% are available for rentals booked within one month of the arrival date.  Discounts are also available for returning guests.

There are two additional charges, a 10% City of Imperial Beach Transient Occupancy Tax (TOT) added to the rates above (for all stays shorter than 30 days, no tax on stays of 30 days or longer), and a $75 cleaning fee.  A $500 refundable deposit is also required.

Weekly arrival is typically 4:00 p.m. on Saturdays, with departure at 12:00 noon on Saturdays.  Arrival and departure day and time is usually negotiable during the off-season.  For weekly stays, a non-refundable $300 deposit is due at booking or 3 months prior to arrival (whichever is later), with the balance due 1 month prior to the arrival date.
