Midnight Cove #714 is becoming a popular condo rental unit for obvious reasons, the Excellent Direct-with-Owner Rental Rates, Savings, and Amenities offered, resulting in year-round occupancy, with an increasing Average Lead Time (ALT) from Reservation to Arrival Date.
In 2012, 28 Guests, with an ALT of 103 Days, a Repeat Guests Average of 31.4%, and a 95.6% Occupancy.
Beautiful views from this 860 square foot, bayside, 1st floor condominium unit at the gulf to bay Midnight Cove vacation condominiums, a vehicle gated resort. The living room opens through 16 foot glass doors onto a screened lanai that over-looks a lagoon that goes out to the Intra-Coastal Waterway. You have access to all bayside and gulf side amenities, including heated pools, tennis courts (night play on bayside), and private beach area, complete with lounges, chairs, and umbrellas. You also have a reserved covered parking area for your vehicle. Beach access is through Midnight Cove gulf side, just a 7 minute walk across the road to a private piece of the crystal sands of Crescent Beach.
A wireless Internet connection is available in the clubhouse, bayside pool, and gulf side pool areas. A complimentary computer is available in the clubhouse daily from 8 AM - 5 PM with the exception of holidays.

FACT: Based on 24 years of hands-on experience with Siesta Key condo rentals, Association Rental Offices (a.k.a. Phone ops) do well during the busy Feb 1st to mid-Apr Prime Season, then become somewhat redundant for the rest of the year, providing only sporadic rentals to their participants, most owners lucky if they achieve a 25% occupancy in any given year, equitable rental distribution to participants somewhat suspect, owner supplemented rentals below listed rental rates prohibited, and in some cases owner rentals prohibited outright while participating in the rental program, all resulting in annual rental losses for hapless and all to tolerant owners caught up in the cycle. Owners who rent their units through rental offices or rental agents, pay as much as 20% commissions to acquire rentals, fully expecting to be reimbursed for that expense in the premium rental rate that you will pay them. Stating the obvious fact here, RENTAL OFFICES = OVERHEAD EXPENSE + ASSOCIATION PROFITS, and the reality is, You Will Be Paying, via their Premium Rental Rates, and a new innovation, association Administration Fees, a direct result of owners resisting commission % rate increases by the associations looking for additional revenue.
Included: Direct-with-Owner Discounted "All-In Price" RENTAL RATES below include all applicable taxes, parking, utilities (electricity, water, and cable TV), local telephone service, beds made with fresh linens upon arrival, towels, cleanup after departure, rental office reservation set up fees, and a comprehensive arrival/confirmation package. There is a refundable security deposit of $300.00. There are no extra or hidden charges of any kind!
Not Included:
Travel, car rental, daily maid service, food, entertainment, insurance, golf green fees, long distance telephone service, and other expenditures of a personal nature.
Arrival & Departure:
For your convenience, you may arrive as early as you like before 4:00 PM on your arrival date, and use the common areas on the Midnight Cove bayside and gulf side properties (tennis courts, pools, lounges, chairs, umbrellas, private beach area, and restrooms), until you can access unit #714. You may also stay as late as you like after 10:00 AM on your departure date, and use the common areas on the Midnight Cove bayside and gulf side properties. Just be sure to park your vehicle in one of the visitor parking spots in front of the rental office, just beyond the vehicle security gate, and not in the unit #714 parking spot. Your unit key will open the restrooms in the bayside pool area, and you have the security code for the gulf side restrooms.
Rental Confirmation Deposit:
An advance deposit of USD $300 is required to confirm a reservation.
50% or USD $300 (whichever is greater) is required to confirm a reservation made 90 days or less prior to arrival.
Your reservation is not confirmed until the confirmation deposit has been received.
Payment / Balance Due:
50% of the balance is due 90 days prior to arrival. If the deposit is not collected 90 days prior to arrival date, Lessee(s) is risking a cancellation with no refund.
Remaining balance is due 30 days prior to arrival.
Upon receipt of remaining balance due, plus security deposit, keys to unit #714 will be mailed to you.
Security Deposit:
A USD $300 security deposit is required and is due along with remaining rental balance 30 days prior to arrival.
The security deposit is refundable after departure providing that there has been no damage or additional cleaning required too bring the unit back to its original condition, and keys have been returned to Lessor.
Payment Options:
PayPal or no fee QuickPay are the preferred methods of payment. Visa, MasterCard, AMEX and Discover are accepted through PayPal only. Sign onto paypal or chas (a Chase bank account is required) to easily set up an account.

If you prefer to make your deposits by Check (U.S.A. & Canada only), please mail your checks promptly to my home address, and you must notify me of the mailing.
Occupancy:
Standard occupancy is 4 persons.
Maximum occupancy is 4 persons.
Lessee(s) must be 25 years of age or older.
No occupants under the age of 21 are allowed unless accompanied by parent or guardian.
Only the number of adults and children specified in this rental agreement are allowed to stay as Guests for this rental.
If the number in your party exceeds the maximum allowable, you will be subject to eviction and/or complete forfeiture of security deposit.
Cancellations / Refunds:
Cancellation must be given 90 days prior to occupancy date to avoid forfeiture of deposits.
In order to receive a refund of an advance deposit, Lessee(s) cancellation request must be made in writing 90 days or more days prior to arrival. A refund will be issued minus a USD $75 cancellation fee, and all PayPal fees on deposits.
In the event of a less than 90 days notification, an attempt will be made to rent the reserved rental period, and if successful, Lessee(s) will receive a refund minus a USD $75 cancellation fee, all PayPal fees on deposits, and any further discounts that were offered to obtain the rental.
If there is a request for change of dates after the 90 days, there is a USD $75 fee.
Smoking:
NO SMOKING IS ALLOWED IN THE UNIT OR ON THE LANAI
There is a zero tolerance for violation of the No Smoking Policy. If smoking odor is detected, your $300.00 Security Deposit will be forfeited. This fee returns the unit to non-smoking status and covers the costs of steam-cleaning all bedspreads, upholstery and carpets.
Pets:
NO PETS ARE ALLOWED IN THE UNIT OR ON THE PROPERTY
There is a zero tolerance for violation of the No Pet Policy. Violation of this provision will result in immediate eviction, and the Rent Deposit and your $300.00 Security Deposit will be forfeited.

It is all here at Midnight Cove Resort Condominiums in Siesta Key, the elegant beach to bay condominium resort. Siesta Key is an eight-mile long barrier island, just offshore of Sarasota, directly on the Gulf of Mexico, and has the finest soft white sand beaches in the state. The sand is 99% pure quartz, soft and cool on the feet. Siesta Key has three wonderful beaches on the Gulf of Mexico, where you can play, relax, or walk along the water's edge, Crescent Beach, Turtle Beach, and Siesta Key Public Beach.
Crescent Beach offers lush, white sands, azure waters, and stunning sunsets, but it is relatively secluded and quiet, as it has only one public access road. Located just south of Siesta Public Beach, the beach scene here tends to be more peaceful and private. Crescent Beach, noted for its crescent shape, extends for 2½ miles from the northern tip of Siesta Key, south past Siesta Key Public Beach to Point of Rocks, a lovely snorkeling and diving area that is rich with coral rock formations as well as colorful and abundant marine life. There are no lifeguards or facilities available to the public on Crescent Beach.
Turtle Beach is located on the south end of Siesta Key. The sand on Turtle Beach is a bit courser, browner and shellier than on Crescent Beach and Siesta Key Public Beach to the north. Less crowded than Siesta Key Public Beach, and offers plenty of free parking. A short ½ mile walk south offers access to Palmer Point Beach on Casey Key. Turtle Beach has no lifeguards, but has restrooms, picnic tables and showers.
Siesta Key Public Beach offering the same lush, white sands, azure waters, and stunning sunsets, is located on the north end of Siesta Key, and is ¾ of a mile long. There are 800 parking spaces to accommodate visitors, shallow water depth in the near shore area, and year round lifeguard protection. Siesta Key Public Beach is within easy walking distance of Siesta Village, with many quaint shops, restaurants and nightly entertainment. Siesta Key Public Beach also has food and souvenir concessions, restrooms, picnic tables and showers.
