The VillaNova on Ocean Avenue at Moody Point in Wells, Maine has 
magnificent Ocean Views and is a 200 yard walk to the rocky 
shoreline.  Guests of the VillaNova have access to the owner's 
private Sandy Ocean Beach (l/2 mile down Ocean Avenue), with one 
parking space provided (no exceptions). Improve your golf game on 
the back lawn's Putting Green with Sand Trap!  The green is equipped 
with special lighting for evening entertainment.
 
A large, upscale year-round home with security system, the VillaNova 
is available for family vacations, romantic getaways, corporate 
retreats or long weekends.  The VillaNova, with 3700 sq. feet of 
living space and 750 sq. feet of furnished porches and decks, has 
hosted several weddings and family reunions.  This completely 
refurbished, ultra-modern, luxurious and professionally decorated 
home has six bedrooms (sleeps 11) and five full baths, most with 
radiant floor heating.

The Air-Conditioned second floor Master Suite is spacious and 
romantic, with cathedral ceilings, king size bed and satin sheets, 
Air Jet Tub for Two, built-in coffeemaker and refrigerator, walk-in 
closet, wall safe, sitting room, telephone and private bath with 
electronic skylight.  This Suite also includes a large wall-mounted 
HDTV, its own DVD, CD, Stereo System, sliders to the wrap-around 
deck with tables, umbrellas, gliders and lounge chairs.  

The Air-Conditioned Guest Suite on the second floor has a queen size 
bed, cathedral ceilings, private bath, sitting area, telephone, and sliders to deck.
  
Two of the three first floor bedrooms (each with two twin beds) also 
have lovely ocean views.  Double closets and radio alarm clocks in 
the bedrooms, and all beds are outfitted with plush Sealy 
Posturepedic mattresses and box springs.  Two first floor full baths.

Formal living room with Gas Fireplace includes a hand-carved 
Chess Table and a Yamaha Disklavier Piano for the musician or for 
sing-a-longs while listening to a fine assortment of piano discs.  
The Family Room, with a large wall-mounted HDTV and a CD, DVD, VCR 
system, is steps from the eat-in, state-of-the-art kitchen, fully-
equipped with serving platters, dishes, utensils, cookware, 
bakeware, numerous spices, lobster pot and accessories, blender, 
mixer and other culinary essential items.  Screened deck off family 
room for additional dining while viewing the ocean.  Washer/dryer 
off kitchen.

Private office/bedroom has full size bed, desk, computer, telephone 
and full bath.  The Game Room is primed for entertainment with 
commercial grade Ping-Pong, Foosball and Air Hockey tables.  Relax 
in the playroom with large-screen HDTV and Gas Fireplace.  XM 
Satellite Radio with individual controls can be heard throughout the 
home.  Ceiling fans in every room.  The VillaNova contains antiques, 
original paintings plus hand-designed furniture, wall art and 
extraordinary glass sculptures.

Farmer's porch with swing and rocking chairs.  Develop your golf 
game on the three-hole Putting Green with Sand Trap, play croquet or 
enjoy a cookout on the back lawn with Gas Grille, picnic table, 
umbrellas and tables, lounge chairs and oversized canvas hammock.
  
Garage and parking for four additional cars in circular driveway.  
Warm water outdoor shower.  Color-coordinated linens, pillows and 
blankets for the six bedrooms as well as towels, wash cloths and 
other necessities for all five bathrooms.  Highchair and booster 
seat on hand.

Vacation Rental Rates

This enchanting, luxurious home is designed to comfortably sleep 11 
people.  Therefore, we respectfully request our guests to not exceed 
that number.

Off-Season Retreat                 $375 per night--minimum of three 
Sept. 29, 2007 - May 24, 2008      night stay.  Weekly or longer 
                                   booking preferable (discounted 
                                   rate to be discussed with owner).

Early Summer 2008                  $3,200 per week
May 24, 2008 - June 28, 2008

Mid Summer 2008                    $4,300 per week
June 28, 2008 - Sept. 6, 2008

Late Summer 2008                   $3,200 per week
Sept. 6 - Sept. 27, 2008

Off-Season Retreat                 $375 per night--minimum of three 
Sept. 27, 2008 - May 23, 2009      night stay.  Weekly or longer 
                                   booking preferable (discounted 
                                   rate to be discussed with owner). 

Note:  For multiple weeks' stay, owner will provide discount.

Discuss with Owner Timetable for:
*Deposit of rental rate.
*Remainder of rental fee plus the State of Maine's required 7% tax. 
*Refundable security deposit (half of one week's rental rate).
  
Check-out at 10 a.m. on Saturday.  Check-in at 3:00 p.m. on Saturday.
