More than just a vacation rental!  Like a blending of a vacation rental and a bed & breakfast, The Guest House at Dogwood Ridge is a beautifully appointed mountainside home, where you are not just renters, you are guests! Our Guest House sits perfectly perched on 23 acres of private mountainside property next door to our main home with majestic views and woodland contentment in lush Iotla Valley, Franklin, North Carolina.

The Guest House at Dogwood Ridge is actually TWO HOMES IN ONE with a two bedroom unit upstairs and one downstairs in a lovely studio unit, making this ideal for families who travel together and share or large families with older children who like their privacy. The units are separate, but both are always rented out as one for your comfort and enjoyment. Our lovely Guest House features three spacious, comfortable bedrooms - the upstairs unit features one with a king size bed and one with a queen and a full and the downstairs unit features one with a queen.  There's a full bath upstairs and a full en suite bath downstairs. The living room is in the main area upstairs and has a gas 'wood-stove styled' fireplace to create the perfect ambiance.  Everything you need for a home cooked meal is at your disposal in TWO fully stocked kitchens. Our Guest House also features two laundry rooms! Wake each morning to a beautiful sunrise and enjoy your coffee on the enclosed porch while the birds serenade you! Take a walk on the property and enjoy the woods and breathe the fresh mountain air!

Conveniently located, The Guest House at Dogwood Ridge is just minutes from the Macon County Airport (no, there is no noise. It's only small privately owned planes and barely any traffic :) ), 10 minutes to Downtown Franklin, 45 minutes to Highlands, 45 minutes to Bryson City and Cherokee and only a few miles from great gem mining, zip lining, tubing and white water rafting.  There are many fabulous trails in the area as well, including the Appalachian Trail and the Bartram Trail.  If antiquing and crafts are your thing, that's here, too.  For motorcycle enthusiasts, the Tail of the Dragon at Deals Gap is just in the next county.  If you are looking for something a little more metropolitan, Asheville is only an hour and a half away. There is so much to do in the area that you'll have a hard time deciding!

We love it here so much that we want to share it with others!  That's why we've opened our Guest House to you!  We live next door to The Guest House in the main house on the property, but we are committed to your privacy and peaceful vacation.  We take pride in our property and are responsive to any of our guests' needs.  We enjoy providing great perks for all our guests like a batch of our award winning signature cookies, TWO bottles of wine and even a breakfast casserole for your first morning in the fridge.  Since we are local, we can deal with our guests directly, but unless you need us we will leave you to enjoy yourselves.  Most of our guests never see us and the ones that do have asked us to come over and say hello! We want you to feel that this is Your Home Away from Home in the Smokies, not just a place to sleep!

• Every guest is treated to a fresh breakfast casserole for their first morning in the fridge along with juice and coffee.  Also included is a batch of our award winning signature cookies and two bottles of wine - one white, one red.
• Central Heat and Air Conditioning: Brand new in summer 2011
• Washer and Dryer: TWO brand new front loading, HE washers and dryers, one set upstairs and one set downstairs.  All laundry supplies provided.
• Ironing Board and Iron: One upstairs, one down
• Linens Provided: All sheets, towels, washcloths, blankets, etc.  All sheets are 300 thread count or greater.
• Lovely gas 'stove' - same design as a wood stove, only no mess!
• The Master Bedroom features a comfy king size bed with lovely linens and a TV with Direct TV.
• Bedroom 2 features a queen size bed and a full size bed for a variety of sleeping arrangements.
• Downstairs features a queen size bed and en suite full bath and kitchen.
• There is a poker table with chips and cards and four chairs set up in the garage.

• There is no land line provided, but cell coverage is available on the mountain.

• Our home is mountain view: Nestled in Carson Cove in the Smoky Mountains and the Nantahala National Forest. There are long range views of the Cowee Mountains, in particular, Cowee Bald. There are close range views of the surrounding mountains of Carson Cove and Willis Cove and down into the green, rolling pastures of Iotla Valley.
• Feel free to walk around and explore your surroundings in the lovely woods that surround our home.
• Ample Parking: Parking is available under the carport or anywhere in front of The Guest House.
• Parking for RV/Boat/Trailer: We have a full size, locked RV garage with electricity and full bathroom if you are bringing your RV.

Suitability:

• The Guest House is suitable for up to 8 people.
• No Pets Allowed: But the 'Bed and Biscuit' is not far down the road; a boarding house for your furry friends.
• Kid Friendly: Yep! Games, puzzles, crayons etc. and we have a couple of sleeping bags if the kids want to "camp out" on the porch.
• The Guest House is a NON-SMOKING home.  You may smoke outside, but we kindly ask you not to dispose of butts on the property.

We do not charge higher rates for 'in season'!  Our great service and great rates are good year round!                  

$75 Cleaning fee for all stays - 9.75% state and local occupancy tax.

A $250 refundable damage deposit is required for all stays.
