Vacation Rental Description

Escape the winter chill and come golf, swim, and relax. Located on 
the Johnson Ranch 18 hole golf course, this four bedroom, three 
bathroom home allows those who stay in it a chance to swing for the 
holes then return for a calming swim in its brand new pool. This 
beautiful, newly built, furnished, and supplied home is located in 
Queen Creek, 35 minutes from Phoenix, a peaceful getaway from the 
busy city.

Vacation Rental Amenities

The newly built play pool(deepest section is 4 1/2 ft.) is located 
in the beautifully landscaped backyard.  Come swim and be surrounded 
by palm trees, rocks, and the warm Arizona sun!

Access to the Community Center is provided.

Each room has its own walk in closet, providing ample space for 
everyone's baggage.

The large Master suite located on the top floor is spacious and has 
its own bathroom with a jacuzzi bath and separate shower.  This 
room's balcony allows one to see the beautiful sun setting behind 
the mysterious Supersition Mountains.

Living/Dining Room has soaring ceilings and hardwood floors.
The Island kitchen is equipped with designer appliances, filtered 
water, granite countertops with spacious  cabinets. All appliances, 
utensils, dinnerware, glassware are brand new! 

Computer w/ highspeed internet access and fax machine are also 
available.

Vacation Rental Rates

There is a one week minimum for this rental, except during peak and 
holiday seasons, where the minimum stay is one month.

April 15, 2006 - November 30, 2006: Weekly Rate is $800.00 and the 
Monthly Rate is $2500.00

September 02, 2006 - December 31, 2006: Weekly Rate is $900.00 and 
the Monthly Rate is $2500.00.

RENTAL POLICY AND INFORMATION

Prior to making your reservations, we ask that you carefully review
our policies and procedures.

REQUIREMENTS: One week minimum stay is required except during peak and
holiday periods when minimum stay requirements are longer. Last minute
reservations are always welcome but are subject to availability.

PAYMENTS: Payments may be made by personal check, cashiers check or
money order. Personal checks returned will have a $20.00 service fee
charged.

CHECK-IN TIME IS 3:00 PM AND CHECK –OUT TIME IS 12: 00 NOON
Unauthorized extensions of beyond check out time will result in a half
to full day charge against your security deposit. To avoid such
charges please call us prior to 11:00 AM to see if a late check out is
possible if you are running late in vacating the property.

SUPPLIES: Upon arrival you will be provided with a starter set of
soaps, toilet paper & paper towels, coffee, tea cream and sugar.

TELEPHONES: There is a telephone line that allows unlimited local
calls but will require a calling card or credit card to place long
distance calls.

HOUSEKEEPING: All reservations are subject to a $125.00 housekeeping
charge for departure cleaning. This charge is itemized in your
statement. The bed linen and bath towels are provided.For weekly
guests, daily housekeeping services can be provided upon request for
an extra charge of $60.00 daily.If the house is left excessively
dirty, your security deposit will be charged for additional cleaning
charges. Our housekeeping staff will make the final preparations of
the house for the next guests.

PETS: Our property is not designed to safely house pets.Contact us for
further information.

AIR CONDITIONING: Each floor has its own air conditioning unit and
thermostat.

DEPOSITS: Reservations are confirmed upon receipt of deposit of 50% of
total charges.

SECURITY DEPOSIT: All rentals require a security deposit. The minimum
deposit is $ 700.00 but may be made higher due to special
circumstances. The security deposit must be paid together with the
payment of the remaining 50% 30 days before arrival date. However,
deposits for weekly Thanksgiving, Christmas and New Years reservations
must be received 60 days before arrival. Any damages to the unit
resulting from misuse, neglect, abuse or theft by the guest or any
member of his party or invitee will be charged to the security
deposit, otherwise, deposits are refundable after keys are mailed back.

REFUNDS: Fifty percent(50%) of deposit is refundable is the
reservation is canceled at least 60 days prior to your arrival. No
refunds will be issued for cancellations made within 60 days of
arrival for any reason and within 60 days of arrival for weekly
Holiday bookings.
