Our 6 bed (3 ensuite masters) 4.2 bath villa is where you want to be – only 2 miles from Disney in the prestigious Rolling Hills at Formosa Gardens Estate on a QUIET street.  Our villa is in the area known to locals as “the Golden Mile.”   Within one mile, without crossing a busy road, there are numerous restaurants, shopping, an ATM machine, Walk-In Medical Clinic and Mini Golf, Regular Golf.

Spacious, light & airy, and comfortable, this villa is perfect for a large family or two families travelling together with two separate lounge areas and three en-suite master bedrooms. The first floor master has a king bed and walk in closet and 32 inch flatscreen with DVD.  The attached bath connects to the pool deck and features a two sink vanity, garden tub and stand alone shower.  The second master has a king bed and ensuite bath (that can be shared with the Disney Bedroom if desired). The third master has a queen bed and the attached bath features a two sink vanity and a combination tub/shower.  There is one other queen bedrooms and two twin bedrooms each with a Disney theme (one Mickey/Minnie and one Princess).  Each twin bedroom has two beds. All bedrooms have color TVs with cable.

The great room has comfy seating area and a formal dining area; the den has a 55 inch HD flat screen TV, WII, Blu Ray with on Demand Movies, and a seating area that looks out to the pool.  There is also a fully equipped kitchen with a dishwasher, oven and hob (stove), microwave, double door refrigerator and freezer with ice maker, garbage disposal, coffee maker, toaster, blender, electric kettle, etc.  A  large breakfast room with views to the pool  is adjacent to the kitchen.  The air conditioned game room is perfect for children of all ages to escape the adults and play pool and foosball the den has a WII gameconsole.    Other amenities include 8 cable TVs, one in every bedroom and one in the den and one in the air conditioned Games Room.

The villa also has a SECURED high speed wireless network in case you want to bring your wireless capable notebook computer poolside. A desktop Windows XP computer with high speed internet is also provided in the villa.

The pool, with killer water views, is one of the largest you will find in a vacation home (40 ft. x 20 ft. That 2 to 3 times the size of most other vacation rentals. Check for yourself.) The villa has a very large built in spa as well, teh SPA is set to 97 degrees for safety reasons by default but is can be raised or lowered remotely upon request  to 104 max.  The expansive pool deck is very private, not overlooked by adjacent properties and gets south sun every day, a feature not shared by 95% of villas in the central Florida area. The pool and 5 chaise loungers have full day sun with southern exposure.  A lanai with seating is availble and is shaded from afternoon sun as is a table with an umbrella in the deck area.  The pool/spa share a spectacular view of a lake with fountain.  The pool deck also had its own outside shower. The over ¼ acre lot on a quiet cul de sac provides privacy and this premium lot size is in stark contrast to other crowded vacation villas.

Security features include pool alarms, door lock combinations that change with each guest, monitored security system and CCTV cameras.

Please note our home is not in foreclosure, and we have no mortgage or any outstanding debts. Finally you have Jeanie & Lou, the owners of the villa, who are continually equipping and upgrading our villa and we will provide you with our tips and tricks to successfully navigate your way to a great vacation.

Ths quarter acre property also contans a small citrus grove for your enjoyment with Lemons, Kumquat and Oranges (in season).

  • Activities: 2 Miles to Disney World Resort (Magic Kingdom, Animal Kingdom, EPCOT, Disney's Hollywood Studios). Universal Studios, NASA, Sea World, GatorLand, Air Boat Rides, Balloon Downtown Disney, Dinner Shows ( Arabian Knights, Medieval Times) are nearby. We provide directions into the back entrance of Disney keeping avoiding nearly all of the traffic.  The villa is within driving distance of Cocoa Beach on Florida's east coast for those non-park days. (directions can be provided.) Also within driving distance of NASA if you are lucky enough to be in Florida on a Launch day.  Plenty of baseball is available for baseball fans. During spring training 3 teams are within a few miles and during the Baseball season the Tampa Bay Rays are within a 2 hour drive on I-4. Our villa is located in the closest residential development to Disney (just 2 miles to Disney) Rolling Hills at Formosa Gardens.  This area is known to locals as the "Golden Mile" and Formosa Gardens Village  Shopping Center, which is home to 5 restaurants, a grocery store, a drug store, and mini golf, and a walk in clinic, is less than 1 mile away.  Target Supercenter and Publix Grocery are just 3 miles away along with all the convention fast food places . For better dining there is also a Olive Garden, Longhorn Steak House, Texas Roadhouse, Bone Fish Grill, Bahama Breeze, and Houlihans restaurant. Mystic Dunes Golf Course, rated Four Stars by Golf Digest's 'Best Places to Play', is less than a mile away.  This area is in the more prestigious (and less congested) West side of Disney.  Rolling Hills enjoys a mixture of permanent residences and vacation rental properties making it an ideal, safe location for families.  This tree lined estate has large 4-7 bedroom homes most with pools and spas on larger lots than average vacation rental properties. Our villa occupies a premium 1/4 acre lot which overlooks a serene lake with fountain.  Avoid lengthly traffic jams and relax in our pool instead!  Rolling Hills community is located off Hwy 192 West at Mile Marker 5.
