This 4 bedroom rustic country home is located right on Rte. 23A in the Village of Haines Falls, just three miles from Hunter Mountain.  Make this stop your Mountaintoip retreat this year!  The home has both a front and rear entry with porches and is located right off of the main road but is situated 50 yards off the road for quiet and privacy.  The home is a 2-story structure on 1 acre.  The main floor features a fully equipped eat-in country kitchen, a full bathroom, a seperate dining room, and a large living room.  The living room has a 60" flat screen TV with Cable, VCR and DVD, a fireplace, and a piano.  The basement is a game room with 50" TV, couches and a pool table.  The second floor features 4 bedrooms and a full bath.  The bedrooms are equipped with TV as well.

The newly renovated downstairs bathroom now has a washer and dryer, a Jacuzzi jet tub bath, and a second shower.

The home has a game room with pool table.  An outside grill is provided.

Parking for 6 or more cars on private drive entry.

All utilities, firewood, snow and trash removal, cable TV, and WI-FI internet connection are all provided for a care-free stay.

Well behaved pets are welcomed.

The home is located 3 miles from the festivals at Hunter Mountain and 11 miles from Ski Windham. North/South Lake State Park with swimming, camping and boating is also nearby.  Rental of 4-wheelers is just down the street and summer hiking in the area with striking mountain views and vistas of the Hudson Valley below are nearby and throughout the area.  The property is located right on the Mountaintop Bike Trail so bring your wheels and get going!  Summer hiking at Haines Falls, Bastion Falls, Katterskill Falls, Platt Clove, Devil's Tombstone, the Hudson River Art Trail and the Escarpment Trail are also nearby.  In addition to winter skiing, summer at Hunter Mountain offers numerous Summer Festivals and the longest Zip Line in the North East, opened just last year. Winter rates:
Midweek: $200 per night
Weekend: $400 per night
Holidays: $500 per weekend night, $300 per week night
Winter rates begin when the ski season begins; usually Thanksgiving weekend.

Summer rates: 
Midweek: $100 per night
Weekend: $250 per night
Holidays/Festivals: $300 per weekend night
Weekly rentals: $700 per non holiday rental of 7 days. This price includes 2 FREE NIGHTS!
Holiday/Festivals Weekly rentals: $1000, includes 1 free weeknight!
Summer Season Monthly Rates range from $1600 (June) to $2300 (July and August, with holiday exclusions - see calendar).  


The rates are based on 10 people in 4 bedrooms.  Additional guests beyond 10 are permitted with a single supplement of $10 per night, per person over 10.  Owner will make best efforts to accommodate size of party.  Parking of up to 10 cars+ OK. 

Deposit of one night rental required for weekend stay and 1/2 rental fee for longer stays before arrival.  Balance of rent due on check-in.  Signed Rental Lease required with copy of photo ID (driver's license) and credit card imprint as security on the property along with the deposit collected.  The deposit and ID will be returned upon satisfactory property inspection prior to departure.

Late check-out is OK by 6 PM unless another rental is expected that night.  In that case, check-out will be not later than 3 PM.   

CANCELLATION POLICY: You must cancel 2 weeks prior to arrival to recieve security deposit refund
