This beautiful townhouse is situated in the upscale resort of Windsor Hills, which is an extraordinary gated vacation community set in a quiet area of Kissimmee. It has 24/7 security and is considered one of the top-5 Orlando resort locations, making it the perfect vacation place for your family's Disney vacation. It is also a great stay for honeymooners, golfers, and busiiness
executives. Many of our guests have attended marathons and other special events taking place at
Disney. Being 5 minutes from Disney, it is one of the closest resorts to Disney Theme Parks.

The kitchen is fully equipped with a stove, refrigerator with ice maker, microwave, dishwasher, and
waste disposal. It has a huge pantry to store all your groceries. Also provided are a coffee maker, toaster, electric can opener, blender and telephone. Bring your phone card to make long distance calls. Also on site are dishes, utensils and cookware. There are a supply of linens and towels for your stay. Upstairs is a stacked washer and dryer for your convenience. We have also provided an iron and ironing board. For the safety of children, we have an alarm and a safety bar on the patio door leading to the pool area.
The great room/dining area seats 6 comfortably and boasts a 42" flat screened TV and surround sound
system. We offer cable and free wireless internet.
It also has a DVD player. The beautiful dining table can sit up to 6 guests. Every bedroom is
equipped with a TV and DVD player or a PS2. Upstairs is a master bedroom is beautifully decorated and features a pillow-top mattress and walk-in closet. It also features a stylishly decorated private bath. Across the hall is a Jungle-themed room with two twin beds and a walk-in closet. It
also has its own private bath. On the Lower level has a third bedroom with a queen mattress, large closet and bathroom.
Attached to the rear of the townhouse is an enclosed splash pool. We have provided shades to make it feel more private, even though there are no other houses or condos behind it.

Also, there is a safety bar and an alarm on the patio leading to the lanai for the safety of small children.The pool is a wonderful feature that many other townhouses in other resorts do not provide. Please note this is unit is also a non-smoking unit, and there are strictly of pets of any kind allowed.

Pool heat is $15.00 per day. One time cleaning fee of $90.00 for stays less than a 7 nights.
Payment
The Guest agrees to pay the Total Rental Fee as set out on the booking confirmation by the due date.
Final and full payment is due 30 days prior to arrival. In the event of late payment, or failure to
pay, the Company reserves the rights to levy the cancellation penalty charges against any money that the Guests have paid in advance and cancel the booking of the Guest. Where the money paid in advance is insufficient to cover the cancellation penalty, the Company reserves the right to exercise any legal remedies to pursue the amount owed by the Guest.
The Company reserves the right to amend rates at any time. Pre-existing reservation, where the Guest has made a payment, will remain at the pre-increase price.
The company accepts Visa / Mastercard and Discover credit cards at no charge to the guest, unless in the event of cancellation, when refunds will be issued back to the original credit card offered, in accordance with our cancellation policy, but at a charge of 4% to the guest to cover any merchant fees incurred by The Company.
The Guest may cancel their booking at any time up to 7 days before the Rental Period. In the event
that the Guest exercises their right to cancel, the Company will levy the following cancellation
policy penalty rates of the Total Rental Fee (amount shown on booking confirmation).
- Up to 30 Days prior to arrival, $50 administration fee plus tax
- Between 30 and 14 Days prior to arrival, 25%
- Less than 14 Days prior to arrival, 50%
- Less than 7 days prior to arrival, 100%
Cancellations at any time when the rental period falls over Holidays and Peak Seasons are subject to
a 100% of the total rental fee penalty.
The Company regrets that it is unable to waive any of the cancellation charges above, whatever the
circumstances, and reminds clients that any refunds due to them due to cancellation, which were
originally paid by Credit Card, will be subject to a 4% merchant fee to cover costs incurred by The
company in processing the original reservation.
