lovely single-family, one story villa in Waterlefe Golf and River 
Club. We are located east of I75 off SR 64, Exit 220, along the 
Manatee River.   
A great home in which to entertain your friends or have your family 
come for a visit as there is room for everyone. Master bedroom is 
seperated from the others. The den offers a nice "children/teen" area 
for watching TV and playing away from the adults.
View the 7th green and nature preserve from the enclosed lanai with 
pool, spa and gas grill offering you privacy and serenity.
Enjoy "resident" priveledges (-$5 off the public fee) with advance 
tee time reservation at the golf course. 
Home has approx. 2,161 square feet of living area and is decorated 
in warm tones of gold, green and brown. 2 bedrooms with walk in 
closets.
Non-smoking indoor policy
No pets allowed.  
On-site manager for fast and easy problem resolution.

- Minimum stay of 4 weeks during off-peak months (May-Nov)

   ie.  Entire month of January equals 4 weeks and 3 days 
- Discounts available on rentals of 16 weeks or greater
- Rent includes local phone, DSL secured wireless internet service, water, electric,gas(up to 
$100/mth-sued for spa heating),cable/movies, pool and lawn service
- Security Deposit of $2,000 required on all bookings
- 1/2 payment due with contract 14 days after booking confirmed. 
- Balance of payment due 60 days prior to arrival
- Special payment arrangments made for reservations made more 
  than 6 months in advance
- Cancellation fees: If notice given:
    More than 90 days prior to arrival = 25% refund of rent paid
    60-90 days prior to arrival = 50% refund of rent paid to date
    30-59 days prior to arrival - 75% refund of rent paid to date
    Less than 30 days prior to arrival = no refund on rent paid
- Security deposit is forfeited with cancellation of this agreement
- Check-out time 11am, check-in time 3pm (sooner if available)
- Normal final cleaning is provided. This includes bed and        
bath linens, dust, vacumm and mopping, kitchen and refrigerator 
cleaning, bathroom sinks, toilets and tubs.  Any additional charges 
incurred to return the unit back to the condition it was provided to 
you and prepare it for new occupants will be deducted from your 
deposit.
- A final inspection of the premises including each room, furniture, 
carpeting, closets, cupboards,appliances, pool, patio and grill, and 
garage will be conducted immediately upon your departure. Damaged or 
missing items will be deducted from your deposit.
