A beautiful villa located in the prestige and very sought after
community of Oak Island Cove, Formosa Gardens Estates, Kissimmee.
Possibly the closest to Disney you can stay.
1 mile from an excellent Winn Dixie super market; 2 miles from
Publix super market; 3.4 miles to the entrance of Disney's Animal
Kingdom; 1 mile to hwy. 192 and six excellent restaurants right
there in the plaza; including Outback, TGI Friday's, Red Lobster &
Carrabbas (lovely Italian food); 5 miles to the Disney town of
Celebration and perfectly located for road links to all the other
area attractions.
This lovely, superior villa has a private 28½ X 14½ screen enclosed
pool and separate raised spa. Our home will very comfortably sleep 8
people.
Decoration
Tastefully decorated and furnished to a very high standard, with
custom colour painted walls and designer window dressings. Attention
has been paid to every detail and offers many upgraded features.
Fully carpeted bedrooms for softness under foot and tiling
throughout the living areas and both bathroom for added Floridian
style and practical convenience.
Living room
A spacious and bright family room. The living room has a large 2 and
3-seater sofa and an additional single armchair, central area rug
with coffee table, 2 end tables and 2 large wooden feature lamps,
which provide great mood lighting in the evenings.
Dining area
A large glass dining table provides ample seating for six and 2
stools provide additional seating at the large breakfast bar.
Kitchen
Fully equipped kitchen, an electric range cooker with full size
microwave/extractor fan over; a full size dishwasher; double bowled
sink with waste disposal unit; a large fridge freezer with ice
making facility; toaster/coffee machine/pots & pans/blender/hand
mixer etc. etc., every convenience provided including an electric
kettle, for that all important cup of tea!
Pool area
The pool area enjoys the benefit of a private walled rear garden;
large screen enclosure and a 28½X14½ heated pool (heating is
optional); a one touch control separate raised spa; a covered Lanai
and plenty of luxury pool furniture. If you enjoy the wonderful
Florida morning sunshine this pool deck will offer you plenty, right
from first thing in the morning.
Master bedroom suite
Beautiful master bedroom suites, both with King sized beds; ceiling
fans with additional central lights and plenty of additional mood
lighting and storage. Both have radio alarm clocks for that early
morning start at the parks.
Twin bedrooms
2 spacious twin bedrooms, both have large closets and separate
drawer storage.
Bathrooms
Our home offers 3 bathrooms, one en-suite has a relaxing Jacuzzi spa
bath with shower over, the other en-suite has large walk-in shower.
Both have a basin with vanity unit, toilet & large closet and a
hairdryer is also provided in 3 of the bathrooms.
The family bathroom offers a bath with shower over; basin with
vanity unit and toilet.
Our home enjoys the added benefit of a 24 hr monitored security
alarm; door & window alarms on all windows and doors that
lead onto the pool area, for added peace of mind if you have small
children.
Air conditioning & fans
Our villa has full air-conditioned/central heating throughout,
keeping it cool in the summer and a little warmer on the very few
chillier winter days. There are ceiling fans in the living room and
both master bedrooms. The villa also benefits from high vaulted
ceilings in the living room and kitchen and both master bedrooms
which helps keep the villa comfortably cool in the hot summer months.

Cable TV in lounge and master bedrooms, with a BOSE home theatre
system in lounge, which also offers CD and radio.

2009/10 prices per week for the villa - for 2 to 6 people, if there are
7 to 8 people in the party, an additional $10 per night for the villa
plus taxes, will be charged.

Pool and spa heating is an optional extra at $22 per night
plus 13% Florida taxes, minimum 5 nights.
Minimum stay 4 nights, a surcharge of $75 will be added on stays
of less than 7 nights.
A 20% deposit is required at the time of booking to secure your
dates with the balance due 8 weeks prior to your stay. We will hold
a 'no commitment' reservation for 10 days while you arrange your
travel.
