Greetings! You have found a Treasure of a Beach House.  This warm welcoming 4 bedroom/4bath is a weekly rental all year round.  Can be rented nightly (3 night minimum) or monthly during the low season.  During the Summer it's a SAT TO SAT rental, Low and Mid season dates are flexible.

The home is on the second floor of a duplex located only 3 houses from the beach at 115 45th Street.   You will be within walking distance of the Newport Beach Pier, Huntington Beach Pier, Balboa Fun Zone, local shops, restaurants/bars, parks, beach fire pits and lots of entertainment. Amusement parks, malls and both Catalina and Balboa Islands are all close to Newport Beach as well.  The house is very clean and well maintained. You will get the VIP treatment during your stay.  Perfect location for enjoying both the winter and summer months in the SUN!

House Amenities that are included in the price unless the price is discounted.  Linens, blankets, comforters, pillows, 2 towels sets to each bathroom, Kitchen Towels/New Sponge, 8 Beach Towels, Toilet Paper, Paper Towels, Kleenex, Laundry Detergent, Dish Soap, Dishwashing Detergent, hand soap, shower bar soap, Shampoo/Conditioner,  lotions, hair dryer, bathroom amenities including but not limited to: First Aid, aspirin, cotton ball, qtips and much more. 

KITCHEN: Comes fully equipped for entertaining and cooking.  Including but not limited to: Place settings for 8 for dining, pots/pans, blender, coffee maker, BBQ utensils, wine glasses, muffin tins, cooking spices, limited condiments and much more.

LIVING ROOM:  42" Flat Screen Cable TV with remote, Ipod Doc/speakers, DVD player with 20 DVD's, Wireless Internet, Board games for family fun

4 MASTER BEDROOMS:  All rooms have their own private bathroom, each room comes equipped with a TV/remote.  ROOM CONFIGURATIONS:  2 rooms with queen beds, 1 room with 2 twin beds and 1 room with a twin bed and trundle twin bed.  Sleeps 8 comfortably.

WASHER/DRYER:  Indoor Laundry room with Ironing Board / Iron and cleaning supplies.

PARKING:  1 car designated parking along the house, free guest parking on the street

OUTDOOR:  8 person picnic table with umbrella, Propane BBQ with extra propane, 2 boogie boards, assorted beach toys/games, 2 beach chairs, Beach umbrella, ONLY 3 houses from the beach,  3/4 mile to the Newport Beach Pier

SUITABILITY:  NO Smoking,  Only small, welltrained, non-shedding dogs-MUST be APPROVED at time of submission of contract.  Must have an adult staying at the home during the stay.

MANAGEMENT: Very clean and professionally managed. You will be greeted at the house upon check in to be shown the house and the neighborhood. Available 24/7 for any questions, issues or concerns that come up during your stay.

$500 Holding Deposit to hold the dates.  This holding deposit is convert to a refundable security deposit upon check in.

Low Season (Oct-Feb) $2300/wk  or $400/night (3 night minimum) or $4000/month (30 days)

Mid Season (Sept and March - May) $2500/wk or $500/nt (3 night min) or $4000/mo (30 days)

High Season (June-August)  $2950/wk  Sat to Sat - Weekly only

*10% Newport Beach Bed Tax & Cleaning Fee $180 applies

HOLIDAY SEASONS: New Years, Valentine's Day, Spring Break, Mother's Day, Memorial Day, Father's Day, July 4th, Labor Day, Halloween, Thanksgiving, Christmas.  $2900-$4000/ Week
