Kalita Point Waterfront Upscale Retreat in Lake Livingston

Beautiful one story (no stairs) Upscale Lake HOME that has a large wide open feel on a quiet peninsula and on the lake.  Lakefront property is on a safe and secluded cove connected to the large part of the lake with access only 50 yards from the cove by waterway.  The home sits on a private culdesac road.  Free high speed wifi and Directv included. The home boasts floor to ceiling (cathedral celing) windows facing the lake.  Boat launch is two driveways down (private boat launch).  Smaller boats (up to 25 feet and pontoon boats) can be parked at the house bulkhead for easy access to the backyard and house. The cove actually provides a small beach for the little ones.

Awesome fishing spots in and around this peninsula.

Large granite Island kitchen surrounded with bar stools opens to sliding glass doors which lead to the deck, backyard and lake view.  Kitchen has all ceramic dishes/plates, glasses including wine goblets, and cookware/pots/pans, glass casserole dishes and bakeware tins, flatware etc.   There are enough full settings of plates/bowls/flatware for 10 plus people. An additional electric roasting cooker that can be placed outside to keep the house cool in summer (cooks a 18 lb turkey or roast, prime rib) and Large crockpot, daddy fryer are also available.  Formal Dining room table with dry-cleaned linens are avaiable for an extra fee upon request.

Entire house, top to bottom is sanitized after each stay (ALL towels, blankets, sheets, pillows, mattress covers remote controls, door handles, light switches, toaster handles, cabinet knobs...... and anything a human hand/foot etc can touch is cleaned with either bleach or germ killing agents) after every stay.  Carpets shampooed and couch steam cleaned, ceiling fans  etc done once a month.  Cleaning takes an entire 10 plus hours so check out time is usually enforced so that the entire house can be sanitized.  Each bed has a shower liner on the mattress (which gets bleached and cleaned each time), then a blanket, then mattress cover, then bottom sheet, top sheet, blanket and lastly a comforter.  All dishes/pots/pans/glasses/glassware/flatware are removed from cabinets and sanitized as well in the kitchen after each stay. ALL hardwood and tile floors are steam cleaned everytime.  Baths/showers/sinks/toilets are bleached.  Front load washer is bleach cleaned on clean cycle and dryer wiped out.  Bath matts/throw rugs/kitchen towels/hot pads etc are all sanitized.  I stress all of this because the labor is intense but well worth the guests' peace of mind. 

You will experience the best, most peaceful night's sleep on fine high thread count sheets and cozy blankets.  The two master bedroom beds are high end pillowtop mattresses purchased at luxury furniture stores. The primary master has large flat panel 42" tv, the second master has a large 32" flat panel HDTV and receiver, as does the Living room with 42: DVR/Directv access for viewing enjoyment.  The house is completely wired for HDTV, withe the exception of the third bedroom. Each sink is fully stocked with luxury handsoap with sanitizer and lotion pump bottles and bathrooms have shampoo, rinse and soap with plentiful towels for each guest.

Although you need to bring your own groceries, the basics such as Pam, Olive oil, aluminum foil, baggies, garbage bags, limited paper goods (towels, paper plates, party cups), coffee, sugar, tea, and basic condiments like salt, squeeze bottles of ketchup, mayo and mustard, Worstesire sauce and spices etc are provided.

Full sized (front load) washer and dryer with special HE detergent and softener are provided to ensure efficiency of each wash.

Grills and patio furniture are on the deck and ready for relaxing while enjoying the lakeview under the shades of the exquisite pines.  The backyard is completely fenced for kids and small pets (with additional pet fee for pets).   A hammock under the shaded pine trees is perfect for a quiet rest.  A ceramic firepit is also provided for marshmallows and hot dogs over a fire.

There is additional parking (approx 60 feet long and 15 feet wide) next to the large garage if an RV needs accommodation. Parking for parties will accomodate at least 5 cars (without boats).  There is plenty of boat and trailer parking as well.

Separate (Two Zones) for central AC/heat and water heaters for both sides of the house. Two Master suites.  One (includes shower, double vanity bath, and toilet) is directly off the living room for one zone.  The other side of the house has the second master and has its own thermostat with separate bathroom a few feet away in the hall.   Kitchen, third bedroom and guest bath have new and separate central ac/heat and water heater for customized comfort.  Full size front load high efficiency washer and dryer.

Third bedroom has one double bed and a bunk bed with two twin bed pillowtop mattresses with a TV that has a Wii game set up for the kiddos to play. 

There are 10 actual sleeping spaces, not including the Living room sectional which accomodates two additional people.  There is 1 double bed, 2 twin beds (bunk bed style) and 1 queen sleeper sofa bed near the fireplace, 1 queen bed in second master,  and 1 king bed in the main master.  I have all the sheets, blankets, towels, pillows etc.  Penwaugh Marina directly faces back yard on the cove and has easy access for any marina needs to include live minnows, bait, fishing tackle, gas, boat parking etc. 

The cove is magnificent for younger ones as well as adults to frolick and float in.  The water is usually one to two feet deep with sandy bottom but gradually increases to 10 feet in the middle of the cove.  Floats can easily be anchored or tied to the bulkhead with easy access from the backyard.

Corner market at entrance of the Kalita point peninsula carries most basic grocery needs such as sodas, bread, breakfast foods, and gas and other typical corner store items. 

The many and varied facets of the Lake Livingston, Texas area. Covering more than 93,000 acres, Lake Livingston is the second largest lake completely in Texas and is located only 80 miles north of Houston, and 175 miles from Dallas. Lake Livingston, San Jacinto County and neighboring Polk County offer an abundance of recreational activities. including fishing, skiing, sailing and boating. Native game fish include black bass, white bass, catfish, stripers, blue gill and crappie. In addition to water related activities, the area offers a great selection of campgrounds, RV parks, marinas, lodging and dining facilities and there are many opportunities for commercial and residential development.

No long term rentals (more than 2 weeks) - special exceptions - may be accepted.

***** Please note:  this is a Full 3 bedroom house with 10 actual bed sleeping spaces including all luxury sheets, fully stocked high-end island kitchen, cookware, and higher-end furniture,  garage access and waterfront access with deck, grills, etc.  If your party is for 4, 6, 8 or 10 people please keep in mind the rate is not going to be the minimum of $250.  This is a luxury house on a SECLUDED part of a lake/cove where your boat can be kept in the water on the bulkhead/beach.  Home is NOT A HOTEL and not comparable to hotels/motels.  To house 10 people in a hotel with NO kitchen or amenities on a highwway would cost at minimum $68.00 to $100 per couple per night (or $500.00)-very conservatively.***per Night.

RATES:

$250 per night is the minimum for two people.  Rates increase about $25 per person per night.

Minimum stay is two nights.

Holiday weekends (3 night minimum stay).   

Pet fee of $40 per pet is required - no exceptions.  The sanitizing for hair, drool etc is very costly.

Cleaning fee is $100 (up to 4 people) and $150 (5 plus people)

No more than 10 people will be allowed to stay overnight.  

No monthly stays allowed.
