Welcome to the Beach! Absolutely charming three bedroom, two and
half bath townhome one house from
the ocean/beach!! No street to cross to reach the beach!!
Our unit will comfortably sleep 6 people. This is perfect for a small
family or group of friends
looking for
something a lot
nicer than the standard beat-up, beach rentals in Newport. There's
nothing wrong with those rentals,
but if you
want
a cozy, nautical-themed, recently upgraded place to stay at the beach

Our townhouse is conveniently located between both Piers on the
Peninsula; this is a quieter location
than
being right
on the boardwalk, or if you were staying near the Piers, but you're
only steps away from it all when
you want it.
The living room has a working gas fireplace (one of two in the unit)
and a new, 42-inch LCD TV! The
adjacent
dining
room is also well proportioned and comes with a large table that
comfortably seats six people.
Kitchen was just
remodeled and comes with beautiful new appliances, including a new
Bosch oven. There are FOUR TVs
in the
unit, one in every bedroom, one DVD player, and a wonderful brick
patio off the living room with new
barbecue
and plenty of seating for you to enjoy the outdoors and abundant
sunshine.
Each of the three guestrooms is fully furnished, including sheets and
towels. The Master bedroom
suite retreat
is truly a haven for parents or a couple who want to be a good
distance away from the kids or other
guests, as
it takes up the full second floor of the unit and includes a bay view
and peek-a-boo ocean view. The
master
suite includes a working gas fireplace, a wonderful four-poster queen
size bed and a large private
bath with his
and her sinks, a shower and a large Jacuzzi tub. The downstairs
guest rooms include a queen bed in
one
bedroom and two single beds in the third bedroom, perfect for the
kids!
There is a large desk in the third bedroom which serves as your
office space, should you need to
check emails,
surf the web (if the waves aren�t your thing) or print any
documents. High-speed Internet and
printer are
available for guests. Wi-Fi and plug-in are available.
Garage can fit ONE average sized car. **Please note that large SUVs
(Suburans, Tahoes, etc.) will NOT
fit in the
narrow garage.** There is free parking on the street. No smoking in
the house, but you are welcome to
smoke
on the front patio. Please use ashtrays.
There is a washer and dryer in the unit for your use. We have two
beach bikes, two boogie boards, beach
towels,
beach chairs, sand toys, and a beach umbrella for guests use. There
is also an outdoor shower.
Step out the front door of the unit and you are just a few steps away
from planting your feet in the
warm sands
of Newport Beach, without having to cross any street to get there!
Again, the unit is one house from
the
ocean/beach!!

Rental Rates:
1/1/13 to 2/28/13 $2,295/wk $350/night   3 night minimum stay required.
3/1/13 to 6/7/13 $2,595/wk $375/night     3 night minimum stay required.
6/8/13 to 6/28/13   $3,195/wk   Minimum stay of one week during this period. Rental Weeks are Saturday to Saturday during this time period.
6/29/13 to 8/30/13 $3,995/wk   Minimum stay of one week during this period. Rental weeks are Saturday to Saturday during this time period.
8/31//13 to 12/31/12  $2,595/wk $375/night    3 night minimum.


Rental Terms:
$225 Reservation/Cleaning fee, 10% Newport Beach Tax and a refundable $500 Security Deposit. Reservation/Cleaning Fee and 1st Rent and Tax payment equaling 50% of amount owed due at time of reservation. 2nd Rent and Tax payment equaling 50% of amount owed and $500 Security Deposit due 30 days prior to arrival.
