Family Friendly, Pvt HotTub, WiFi, ClubHouse in Kissimmee

General Overview (room walk through below)
Very central to Disney World, and so many activities, restaurants, golf courses, shopping. Basically if you are looking for a family friendly environment with a great community,  that is close to so many things, at a fair price then you've found the property. Feel free to compare and let us know if the value for the money isn't one of the best places available.

We liked this property due to its layout. It has a Clubhouse, with more amenities than most other rent by owner communities in the area, with a number of courts (tennis, basketball, volleyball), a pool, etc., as listed below, in one central area. It isn't a concrete jungle like some of the other resorts. It has a nice mix of low condo apartments, townhouses and single detached homes. We get a comfortable, safe, feeling walking around the community.

Our townhouse backs on to a green private reservation area and has a decent size patio compared to some other properties in the complex. We opted for more patio space than most of the town homes so that 8 people can sit comfortably outside. We have a private hot tub/spa and use the community Olympic size pool when we want to swim.

When you book with us you get the advantage that we own 4 other vacation rentals (or holiday homes for our UK guests).  We realize that you like to work directly with the owners (us) but also appreciate having a local property manager a quick call away for those rare occasions when they are needed. You get your own electronic door code to the property vs. physical keys.  This code can be personalized to make it easy for everyone in the family to remember.

Some notes on distances to Disney and in and around Disney World. Disney is about 40 square miles in size so it can easily take more than 20 minutes just to drive across the park. A lot of owners say they are 3 miles from Disney. That is likely to the border of Disney. We are 3.1 miles away from the border. To get to any of the 4 parks within Disney will be a greater distance. Our vacation rental is about 5 miles from the entrance to World Drive which is the main entrance road in to Disney. Our townhome is 4 miles from Disney's Animal Kingdom (10 Mins). The Magic Kingdom is further in to the park and typically takes 15 to 20 minutes to drive to at just under 10 miles away. Even within the park the Animal Kingdom is about 6 miles away from the Magic Kingdom. Any vacation rental property that is near West Irlo Bronson Memorial Drive (of which I believe Windsor Hills and Windsor Palms are the two closest vacation rental by owner communities), or on or near International Drive, are in 'the center of it all' when it comes to being close to the theme parks and other near by activities.

Townhouse Walkthrough
For those who don't want to view the video walk through of the property (see above paragraph to find out how to access that video) here is a verbal walk through of the property.

One small half step gets you in to the town house.  Walk straight up the stairs to the 2nd floor, or slightly to the right for the hall way in to the Kitchen.  The main floor bedroom is immediately to the right.

Main Floor Bedroom
A queen size bed with 'cheater' bathroom.  The bathroom has a door directly to the main floor bedroom as well as the main floor hallway.  The main hallway door can be locked to make the bathroom private that door can be left unlocked to allow the bathroom to be used as the main shared restroom in the house.
This bedroom has a 32" HDTV with cable package.  There is a closet, dresser drawers, phone, alarm clock.
The window is at ground level and looks out toward the front of the property (parking area and small community green space).

Main Floor Bathroom
Walk in shower, toilet, vanity, hairdryer.

Kitchen
A fairly well stocked kitchen: tea kettle, tea pot, blender, toaster, coffee maker, fridge, stove/oven, microwave, dishwasher, phone, dishes, cutlery, pots/pans
Kitchen pantry has lots of free shelving, play pen (pac'n'play), high chair.  We try to make things easy for our guests with young children.  We also have a selection of plastic plates, cups, etc so that our youngest guests don't need to worry about breaking the adult dishes.
If we didn't include something that is important to you email us to ask us if we have it.  If we don't and if it will be used by other guests we may buy it and have it waiting for you when you arrive (especially if we believe other guests will also appreciate the item).

Family Room/Living Room
3 chairs that allow you to sit up against the breakfast bar.  There is also a table with four chairs.  Up to 8 people can comfortable eat in this room but not everyone will be sitting at the same table.
There is a large sofa, love seat and coffee table.  The room comfortably seats 12 people (but we don't rent to groups of more than 8 people).
There is a 42" flat screen HDTV with a decent cable package as well as a Wii game system.  There are some family games for the Wii.  There is also a DVD player.
The sofa pulls out to a full size sofa bed.

Screen Covered Patio
Patio table, umbrella and chairs for 4 people.  2 Lounge chairs.  6 person hot tub.  Currently a small briquette BBQ.  You must take the BBQ outside of the screened area, and provide your own charcoal, if you wish to use the BBQ.

Master Bedroom
King size bed.  Night tables, lamps/night tables, 32" flatscreen HDTV.  Large dresser, alarm clock, walk in closet.  Phone.
Master Ensuite
4 piece bathroom (sink, toilet, tub, shower), hair dryer.

Main Hallway with closet that contains the full size washer and dryer

2nd Bedroom
Two twin beds.  Meant as a children's room but we did NOT Disney it up.  It could be used by two adults who don't mind each sleeping in their own bed.  32" flatscreen HDTV with cable package and Microsoft XBox 360, some games.  Alarm clock, phone.

4 piece bathroom (sink, toilet, tub, shower), hair dryer
