Basement Apartment Steps From Arkansas River

**This is a basement apt. with private exterior entrance. Owners live above in a completely separate space.**

Passersby often ask, “Is this a B&B?” Well, we don’t provide breakfast, but now you can come stay in our charming garden apt.! In South Main, an acclaimed New Urbanist neighborhood on the Arkansas River at the edge of downtown. Next to a park and steps from the river and trails. Book now and mountain solitude, outdoor adventure, hip eateries & shops will all be steps away!

This cozy apartment is located on a quiet, one-way cobblestone street and is within a beautiful English Arts and Crafts style home constructed in 2009. The 850 sq ft garden level space has its own private entryway (wooden stairway on WEST side of home, next to adjacent yellow house). Wi-Fi is included and furniture, linens, TV, and DVD are all brand new. AC is rarely installed in our high mountain climate, but you’ll be glad to know this well-insulated, garden level apartment tends to stay pleasantly cool during summer heat and warm and toasty in cold weather.

Kitchen -- Full kitchen includes electric range, microwave, refrigerator, dishwasher, garbage disposal, coffee maker (with complimentary coffee from the local roastery), toaster oven, blender, hand mixer, and all the cookware necessary to make a gourmet meal.

Living Room – 55” Ultra HD TV, Samsung Blue Ray/DVD player, games, puzzles and books to use during your stay, including our favorite local guidebooks for hiking, fishing, rock climbing, cross-country skiing and snowshoeing, bird watching and wildflower viewing. Full-size sofa sleeper.

Bedroom -- Luxurious queen bed with tufted headboard and oversized down alternative comforter, restful essential oil aromatherapy.

Bathroom -- Full bath with cast iron Kohler soaking tub, lavender oil 3-in-1 body wash/shampoo/bubble bath, marble shower surround and floor, hair dryer.

Decor -- Door knobs are 100 year-old vintage knobs salvaged from the old Standish Hotel in Denver. Decor is inspired by our love of travel, nature and the great outdoors, including mementos from our trips to Europe, Asia, Central and South America.

Recreation Access - Hiking, biking, bouldering, trail running, fishing, wildlife viewing, kayaking, rafting and SUPing are literally right outside the door. The apartment is across the street from the Buena Vista Boulder Garden, which provides rock climbing features for all levels from children to advanced. Adjacent to the Boulder Garden are several access points to the stunning Arkansas River trail. To access the Midland Mountain trail system and thousands of acres of BLM land, take a pleasant, short jaunt north along the river trail. Within a five-minute walk you can also enjoy Buena Vista's municipal tennis courts, disc golf course, pump track, new skate park and a brand new playground. Cottonwood and Mt Princeton hot spring resorts are each a twenty minute drive and Monarch and Ski Cooper ski resorts are both less than an hour away.

Dining and Shopping Access - Within a two-minute walk you can enjoy a pizza and an IPA from the Eddyline Brewpub, an espresso and to-die-for cup of homemade gelato at the Midland Stop, or the weekly farmers market and free summertime concerts at the South Main square. Within a two-minute walk you will also find Made, Rock Run Gallery, Sundance, and Adventure Hub: retailers collectively offering gifts, fine women’s clothing, handmade leather goods and shoes, and fine art. Main Street, with its myriad shops and restaurants is a short 10 min walk away.

This cozy space is not just another second home overseen by a property management company. When you stay with us, you are in your own private residence within a cherished home lovingly designed and built by us. We care for and maintain the property ourselves, which means close attention to detail and a very clean and tidy home away from home atmosphere. We use eco and people friendly cleaning products wherever possible. When weather permits we line dry linens in the fresh, high country air.

Parking is on street. Just as the cobblestone street is turning to pavement, park on the gravel between the trees. Please be sure to park all the way off the pavement.

Bookings for this special, newly offered property are rolling in so book now! We look forward to your stay with us!

About JJ Kinsfather

Greetings!

I’m JJ and my wife is Sarah. I grew up in Boulder, CO and Sarah grew up in Grandview Heights, OH. We met in college at the University of Colorado, Boulder. After Sarah finished graduate school at the University of Washington, we moved to Santa Barbara, CA, where we lived for several years until I got a great job offer to help build South Main, an acclaimed new urbanist community here in Buena Vista. We moved to Buena Vista in 2007 and built our dream home here in 2009. Sarah worked from home as a contractor for the National Oceanic and Atmospheric Administration on projects in Santa Barbara, Washington, D.C., the Florida Keys and American Samoa, until we had our second child.

We have seen a lot of positive changes in our town in the last ten years and we know a lot of the folks who have played a significant role in its revitalization, including restaurateurs and shop owners. That gives us useful insights on guest recommendations for everything from fishing guides, to rafting outfitters, to shopping and dining.

We love to travel and have ventured all over the world. We enjoy rock climbing, camping, hiking, SUP’ing, gardening, and cooking. My wife likes to joke that we’re in Colorado a few million years too late, as we both love the ocean too, but with family in California, Mexico and Hawaii we get some good ocean time in with activities like sailing, snorkeling, and SCUBA diving. Our latest adventure is homeschooling our children, and the vacation rental plays a small role in that too with the kids eager to help out with specific tasks like making sure the local maps are laid out for new guests.

We’ve really enjoyed being hosts and have met some great guests. We love meeting people from all over the country and the world and we look forward to connecting with you as a host or traveler. We will do our best to make your stay as comfortable as possible, or will strive to be great guests, as appropriate.

Why JJ Kinsfather chose Buena Vista

South Main is an acclaimed New Urbanist neighborhood adjacent to the Arkansas River at the edge of downtown Buena Vista. What does that mean? Strict architectural standards and quaint landscaping throughout the neighborhood provide an inviting atmosphere for tourists and residents alike. Each home is painstakingly custom, developed through close partnership between the homeowner and architect. Large front porches and balconies throughout the neighborhood facilitate natural interaction between residents and passersby. Mixed-use architecture includes single family residences, row houses, “live-work” buildings, apartments, businesses, a hotel, and rental properties (this listing, for example). Public spaces are thoughtfully designed for people, not cars. Narrow streets slow traffic and are pedestrian and bike friendly. All this translates to a vibrant neighborhood where people live, work, visit, shop, eat and play. Our unique little corner of the neighborhood with its cobblestone street and remarkable architecture is often the backdrop for engagement, wedding, commercial and other professional photo sessions. Yeah, it’s that pretty here!

Beyond the architectural beauty of South Main, the people here are great too. Residents are about 50/50 full-time vs. part-time, and demographics range from retirees to young families with small children, and everything in between. The vibe is surreally pleasant, almost Rockwellian. We often hear comments questioning the authenticity of this special spot. No, we’re not filming another “Truman Show,” or “Pleasantville.” Summer visitors often ask what it’s like to live in a neighborhood with so many tourists and vacation renters. My wife tells them, “Are you kidding? Everyone here is enjoying themselves. They’re on vacation, they’re getting married, going to a wedding or family reunion.” You know the expression, “Find a happy place?” You’ve found it!

Perfect Place for a Quiet Vacation!

  • 5 of 5

This place is fantastic! Quiet, super clean, and a very relaxing atmosphere - perfect for a getaway or vacation. It's within walking distance from the Arkansas River and walking trails, great coffee, and restaurants. JJ and Sarah went above and beyond to make sure we felt welcome, adding a lot of special touches to the place. Highly, highly recommended!! We'll definitely be coming back.

I had the opportunity to speak with Sarah a couple times, very friendly. The space had everything I could have needed. It was well kept and very clean. Given the opportunity, I would have stayed longer.
