About this property

Super Clean, 100-Acre Riverfront Ranch, Fantastic Views, Great Location.

The Perch is located on our 100-acre private ranch, where guests have access to the trails across the main property, to the ponds, river and riverfront, and also the 1500 sq ft deck and screened gazebo down at the river (subject to availability) . The space is fresh and bright, providing a year-round, comfortable and relaxing environment. Stay, enjoy the company of friends and family, and unwind in a natural and tranquil setting. The Main Bedroom has a King that can be split into two Twin XLs and another door for direct access to the covered patio. The Bunk Room has two Bunks (Twin XLs, with reading lights and curtains for privacy) and includes a sofa and TV . The Bathroom has a walk-in shower, sink and WC. The open plan living area includes a full kitchen (with ice-maker fridge-freezer), comfortable lounge area and dining table for six. The Perch has a large covered patio, with a BBQ, dining table, and fantastic views of Mt. Garfield and out across the hay fields down to the river. We also have an indoor storage area for bikes, kayaks, paddleboards and any other toys you'd like to bring with you.

The riverfront and deck are great areas to enjoy a BBQ or campfire, to play games and to generally enjoy the serenity of our stretch of the Colorado. For those interested in floating the river, we have excellent put-in/take-out access. Guests can also explore our 45-acre riparian habitat, which is a great place to see an array of wildlife. (NB - The Visitors and Events Policy applies to all day/non-resident visitors and fees may apply. Access to some areas may be limited by seasonal restrictions, private parties or other events, and is subject to guests' agreement to a liability waiver).

Wonderful Getaway!
The property was clean and host very kind and friendly. The location is great as it gives you a feel of privacy and seclusion but is still so close to all the local restaurants and activities. We would definitely stay here again!

Host profile image
After getting married in Palisade in 2006, Cameron (an Englishman) and Jen (a Grand Valley native) lived and worked in the UK for 9 years. Seeking a change in lifestyle, they relocated to Palisade in 2015 and fell in love with this unique property. Now they, son Charlie and Golden Retriever Alba want to share it with you.

Why they chose this property

While staying at Palisade River Ranch you can enjoy 100 acres of secluded rural beauty, but still be within a short walk or cycle of the Town of Palisade, wineries, orchards and all of the other experiences this wonderful area has to offer.

What makes this property unique

Direct access to Riverbend Park where Winefest, The Roots and Bluegrass Festival, and the Peach Festival are held. Colorado River access along 9/10s of a mile of riverfront. 100 acres to explore, including a 45-acre riparian habitat. Use of a 1500 sq ft deck, screened gazebo, fire pits, games, bbq and more!
