Great place to stay
Spacious 2 bed 2 bath in a quiet neighborhood. The kitchen has everything. View over the neighbor’s roof. Not fancy but we were hardly there, so who cares! The property caretakers were really nice too : )
Secluded and Enjoyable Stay
The 4 of us liked staying at this duplex unit. We were out and about quite a bit during our stay and it was a great place to relax and rest at the start and end of each day. The yard is secluded since the duplex sits on a terraced level that is different than other surrounding homes. Sitting on the lawn chairs under the plumeria trees drinking coffee in the morning was a great way to start the day.
The owner had an AC unit installed while we were out during our stay. Some may find this an essential upgrade, but we had no problem with the natural tropical air at night before the AC was installed. We all slept like rocks at night.
There is an ice chest in the garage that we took with us everyday and there were also some beach chairs and towels to use when visiting beaches.
I've stayed at various Hawaiian vrbo properties before and this one is quite good for the price. We would definitely stay there again.

Pick a different place!
Positive: the location is good in terms of easy access to beaches, shopping, coffee plantations, and historical sites. We were glad not to be in the chaos of the beachfront resorts and shopping/restaurant strip; we mostly used the house as a base for daily excursions. We liked having a copy of the best guidebook available to use and there were some fun games to play—not just ordinary UNO, but UNO Attack. The water pressure in the showers was good. Negatives: No A/C should be advertised UP FRONT and not using euphemisms. It’s super hot in this place. We didn’t even want to go to sleep because we dreaded the night-long sweat fest. We thought maybe “no AC” was a “Hawaii thing,” but we could hear compressors from the houses all around us. We had to keep the windows open all the time, which would be fine if it weren’t for the monster trucks and Harleys gunning it up and down the road outside the house. (The street seems to be a cut-through between two major roads.) They provided fans with “thermostats,” set to a comfortable 70 degrees, but . . . the fans have no cooling properties; they just blow around the steamy, hot air. Most nights the house temperature was in the high 80s or low 90s. And because the house is not located by the water, there is no cooling ocean breeze to bring the temperature down to something reasonable for sleeping or general relaxing. To keep the temperature somewhat bearable, we had to leave all the doors and windows open, even when we weren’t in the house, making our property vulnerable to theft. We ended up hiding things around the house as protection. We had to leave the house every day by 9 because otherwise it got too hot. There was ball of moldy, mildewy sheets and towels in the drier. When my husband lay down on the bed in the master bedroom, he laughed and yelled, “You’re gonna love this.” My nephew ran into the room, sat on the bed, and asked, “What’s the mattress made of, wood??” The furniture is beat up, but it may not matter because it is not a desirable place to spend a lot of time. The sink drain in the master bath smells like a sewer. The house supplied basic cookware, dishes, etc., but there wasn’t even a wine opener. We spent the first part of our vacation in Hilo in a quiet, breezy house rented through VRBO and the second half in this place. It was a big letdown to an otherwise stellar trip.

This is the first July and August we have rented the place and we really appreciate knowing that the heat can be overwhelming. Because of your suggestion, we will be installing an AC unit immediately. Again, thank you for the honest review.
Not the cleanliest of stays
The Royal Oasis is not the cleanliest of stays, especially if you are bringing a kid with you. The floors were sticky and unclean, the ventilation was poor even with the opened windows and fans, and several bugs were seen throughout the unit even though no food was in sight. I had to kill several flies, ants, and even a cockroach! We had to keep our luggage bags closed the entire time to ensure no bugs traveled with us as cockroaches are known to multiply fast. The owner said there is likely only 1 or 2, but that is highly unlikely as they are aggressive breeders.
Thank you for bringing this issue to our attention. We will be checking with our pest control company to see if there is more we can do.

Great place. Lots of rooom. Great sunset views. Can tell it was recently opened as rental because everything is in good shape. We would stay here again. Mahalo.
As a family of 4 this rental worked out great. It was clean . Beds were comfortable. There was some beach gear to use in the garage. The washer and dryer comes in handy and there was plenty of kitchen ware and seasonings to make home cooked meals. Just minutes away from great beaches to swim or snorkel. We would definitely come back and recommend this place. Great ocean view as well.
