Overlooking Monaco, our charming house "La Palmeraie" is on 3 floors with breathtaking and exceptional views of the Mediterranean Sea, 110 m2 of living space, 50 m2 of terraces and 1500 m2 of plank land.
In this former hunting lodge and sheepfold built in 1830, we offer you a relaxing stay with family and friends, and to explore the Côte d'Azur, Monaco and Italy.
La Palmeraie is also ideal for business trips due to its proximity to Monaco and its Business Centers, while offering the space and tranquility of home.
The interior of the house was completely renovated in 2016 and each year we improve the comfort for the well-being of our guests with, in particular, electric radiators with dry inertia throughout the house, reversible air conditioning in 2 large bedrooms, electric towels in the bathrooms...!
3 double bedrooms, 1 single bedroom, 2 bathrooms, 1 large living/dining room separated by a vault, independent equipped kitchen, this residence can accommodate a large family or a group of friends for a trip in a friendly atmosphere tourism or business.
The bedding is in excellent condition and equipped with duvet, bolster and pillow. Household linen (covers, sheets, pillowcases, tablecloth...) and towels are provided.
A hair dryer is stored in the chest of drawers in the downstairs bathroom.
An iron and ironing board are located next door.
The kitchen is equipped with a large fridge/freezer, an oven with induction hob, a microwave and 2 Nespresso and Dolce Gusto capsule machines (tea, coffee, chocolate).
A battery of Magefesa saucepans, two Tefal frying pans and many other kitchen utensils allow you to make good and hearty meals.
Positioned in the living room, the Sharp LCD large-screen television operates via Wi-Fi (download speed of 273 Mb/s) and has HDMI, RGB, Audio, headphones sockets... A DVD player and some films are available free of charge. arrangement.
In the upstairs bedroom, a TV screen and a DVD are placed on the chest of drawers.
Access by car to the house is from the top from the private parking spaces. The descent on foot to the indoor car park is difficult and not suitable for the elderly and people with reduced mobility. Access is also on foot from the bottom of President Kennedy Avenue, where there are mailboxes and selective sorting bins.
A BEEP from the upper entrance gate to the property and a set of keys to the house's secure front door and lower gate are provided to you on arrival.
A welcome booklet is placed in the living room, we invite you to read it if you have not read the rules announced. You will certainly find the answers to your questions there, otherwise we will be happy to help you.
You also have at your disposal agendas and programs of events, guides to tourist sites, city maps of Monaco, Nice...
Your arrival is scheduled between 4:00 p.m. and 8:00 p.m., your departure at 10:00 a.m. Depending on your constraints and our availability, we can adapt these times.
We can also do some shopping (food, drinks...) before your arrival, according to your wishes and desires.
A garden table, 8 chairs and a barbecue add delicious grills to your aperitifs, lunches and dinners on the large terrace. A “table tennis” table is available on the upper terrace and a “cross-country/cross-country skiing” weight machine on the lower bedroom terrace.
We do not charge a cleaning fee as we want to empower our guests. Before leaving, we ask you:
- to clean the interior (kitchen, bathroom, bedrooms...) and the exterior (terrace, stairs, barbecue...). Equipment (vacuum cleaner, broom, bucket, mop, etc.) and various cleaning products for floors, walls, household appliances, sinks, barbecue are available free of charge,
- take out the trash cans,
- to put the used towels in the bathtubs and to leave the sheets on the beds.
During your stay, be sure to clean the walls and tiles quickly, if you accidentally drop liquid (coffee, tea, sauce, etc.) so as not to stain. THANKS !
For your comfort, be sure to use only toilet paper in the toilets. Do not throw away wipes, sanitary napkins, tampons or any other non-biodegradable product in order not to clog the waste water evacuation system and require the intervention of a professional.
If deterioration or damage occurs during your stay, it is best to inform us as soon as possible to find an amicable solution.
Smoking is prohibited in the house. Access to the terraces of each room of the house allows smoking outside and ashtrays are available. Above all, do not throw the ashes of cigarettes and barbecues into the environment to avoid the risk of a fire in these times of drought.
The house is insured for 7 people and is suitable for children, our daughter was born there and lived there until she was 8 years old.
Adoring animals, we offer them the stay in our property.
We accept your pet after request from you when booking, and provided that it is nice, clean, respectful of the house and the exterior. Waste bags are available on a shelf in the kitchen.
We love our home and expect exemplary behavior from our guests, respectful of safety, cleanliness and the environment.

Ten (10') minutes from Monaco, fifteen (15') from Menton, twenty (20') Nice and Italy, the area is quiet and residential.
You can do your shopping at the shops in Saint Roman (bakery, butcher, Casino supermarket, pizzeria, etc.) or at the Casino supermarket at Port Hercule in Monaco. You have a large shopping center (Carrefour supermarket, Mac Donald, perfumery, florist, clothing...) with its large underground car park in Fontvieille.
Here is the route to walk to the seafront, Larvotto beach and the Grimaldi Forum of Monaco in 15/20 minutes:
- leave the house through the small gate, cross the road (Moyenne Corniche) and walk along boulevard Guynemer where the bus stops are located, go down the chemin du Ténao to the right of the house (the one before the bend, with a red roof that we see from the terraces of the house)
- Arrived at a small road (Bd Ténao), cross and go down the Chemin de la Callada to the Boulevard d'Italie in Monaco.
- Cross over and take the lift to the right of the small church opposite, which goes down to the École des Carmes.
- After this school, on your right, you have a second lift which takes you to the Hotel Méridien.
To the left ; the Méridien, the Sporting, the Monte-Carlo Bay, the Monte-Carlo Beach...
To the right ; the seafront, Larvotto beach, the Grimaldi Forum, the Grand Prix tunnel, the Casino, Port Hercule...

Access to the motorway towards Nice and Italy is very easy and quick. A vehicle maintenance and fuel sales station is nearby. ZEST bus lines n°12 (Ténao/Guynemer/Monte-Carlo), n°13 (Ténao/Corniche/Beausoleil/Monaco SNCF train station) and n°18 (Front de mer/Roquebrune/Beausoleil/Monaco) pass avenue of President Kennedy and the stops are at the bottom of the house down the Ténao staircase. We provide you with the schedules and routes of the different bus lines.
It is possible to order a taxi which will pick you up at the bottom of the house and even to rent a scooter to reach Monaco, where traffic is often difficult during major events.
