The location is perfect (in the heart of Capitol Hill's best street) for someone on an extended business trip and/or vacation who prefers a different environment vs. a hotel room, and who will treat our home as your own during the short-term stay. The house is located on a Historic St. which is quiet, safe, and within walking distance (blocks) to the famous Eastern Market, Capitol, Supreme Court, Library of Congress, Senate, etc. Also within walking distance are shops, restaurants, grocery stores, two Metro stops, jazz clubs, coffee houses, dry cleaners, Shakespeare Theatre, and the famous National Mall where you can visit the Smithsonian museums for free which include the National Gallery of Art, Museum of Natural History, Air and Space museum, etc.

For those unfamiliar with the term carriage house, let me explain: At the turn of the century, most large Victorian homes had a separate small house in the back of the main house to store the carriages as well as horses. Today, as homes were modernized and renovated, the small houses were converted into living dwellings with a private alley entrance not unlike many apartments in Paris, London, (European cities). There are approximately five carriage houses located behind the main houses on our street. The cobblestone alley is well lit, very wide, short, and of course, very safe.

Our street is one of the safest streets in DC as well as the widest and most beautiful. The house is air conditioned, has hardwood floors on the second floor where the living room, entertainment room, master bedroom and bathroom as well as washer/dryer are located. Ceramic tile is on the first floor with a well stocked kitchen, separate dining room, and powder room. Other amenities include DVD Player, two TV's, Stereo, Cable, Wi-Fi, hair dryer, clocks, as well as linens and towels, etc.

The security deposit is due at or before check-in which is 2 PM. Check out time is 10 AM. Note: If checking-in or checking-out outside posted times an additional fee may apply. References required as well as an Application Reservation must be signed which includes the aforementioned terms.

Comfortable quiet Haven in DC

The place was homey & decorated in a pleasing style for us with white walls, wooden trim, books and interesting art. Shower placed high so should be good for most folks. Bed was on the softer side but comfortable. Pull-out sofabed okay for the week, framework has the usual bar across the middle. Good quality bedding, extra pillows etc provided. Everything was clean and the kitchen stocked with most things you need to cook a meal. A nice bottle of wine was waiting for us when we arrived :) Lots of DC info available plus umbrellas, one was damaged but kept us dry. Outside yard area could use some tidying, maybe they haven't had a chance? Area felt quite safe & the place was well secured. Alleyway surface a bit rough, be careful walking. There is shopping at the Eastern Market 2-3 blocks south & many restaurants within easy walking distance. Recommend Al Aqua 2 across from the Market! Eastern Market Metro 3 blocks south at 7th & Penn, plus a stop for the DC Circulator on Penn Ave between 6th& 5th. We made good use of the Metro Smartcards provided & topped up our 2 before we left, can check & top up at the Metro Station machines. Cards work for DC Circulator & Metrobuses too. Went to Mr Henry's at 6th & Penn for the Wed Jazz Jam (starts at 8pm) very fun if you like jazz. Great for a couple or parents with an older child, stairs to second floor living area & bedroom quite steep.

Excellent Location and Comfortable Carriage House Near Everything in DC!

Just returned from an excellent 9-night stay at Ken's DC Carriage House! Ken is a breeze to work with and a generous host - gave us a welcome bottle of wine and Metro cards to use during the week (you add on money), and checked on us during our stay. The Carriage House is spacious, quiet and in a safe neighborhood. Walking home from events after 10:30 pm was no issue at all! Full kitchen, two bathrooms, comfy bed, bathrobes, and relaxing upstairs TV lounge with foldout sofa bed. We walked to the Capitol, most of the Capital Mall Museums, and Union Station (for an evening monuments tour). The nearby Eastern Market is excellent for food shopping and there were two other small local markets and a liquor store within a couple of blocks of the house. The Eastern Market Metro line was a short 15 minute walk and we took it to the farther Smithsonian Museums (direct stop), Arlington National Cemetery (direct stop), White House (stop 2 - 3 blocks away), Mount Vernon (bus ride or taxi from the Huntington Yellow line stop), and Kennedy Center of the Arts (free Kennedy shuttle to/from the Foggy Bottom/GWU station). Nine days in DC without a car and we easily saw everything we wanted to, thanks to the location of Ken's carriage house! This will be our go to vacation rental whenever we are in DC!

Better than expected.

Much better than staying in a hotel. The living room was comfortable and the bedroom was plenty big. The host was cooperative and the kitchen had everything we needed.

We had a lovely stay at the Carriage House. The location was perfect.

The location is close to the Eastern Market where fresh produce, yummy bakery, and fresh meats and fish. There is a Metro Station close by which can take you everywhere. You can walk to the Capitol and to the many Smithsonian museums. Enjoyed walking along the Capital Mall. Eat at the many wonderful restaurants near by on 7th and 8th streets...all within walking distance. We enjoyed many meals at the Carriage House as well. The area felt safe and enjoyed early morning walks in the quiet neighborhood. Having a welcome bottle of wine is a nice touch. Only draw back might be the stairs to the living room and bedroom. We are seniors, but did manage the stairs. There is so much to see that even with 16 days, we were unable to see it all. We would recommend the Epic Evening Tour so you can the numerous memorials at night. The D.C. It All Tour is a great way tour so you get a comprehensive guided tour of D.C...Theresa was GREAT! If we come back to D.C., we definitely will stay at the Carriage House. It was great for 3 adults. Ken is only a phone call away and very helpful. Thank you, Ken, for having such a nice and affordable place to stay......Just Jane
