The location is perfect (in the heart of Capitol Hill's best street) for someone on an extended business trip and/or vacation who prefers a different environment vs. a hotel room, and who will treat our home as your own during the short-term stay. The house is located on a Historic St. which is quiet, safe, and within walking distance (blocks) to the famous Eastern Market, Capitol, Supreme Court, Library of Congress, Senate, etc. Also within walking distance are shops, restaurants, grocery stores, two Metro stops, jazz clubs, coffee houses, dry cleaners, Shakespeare Theatre, and the famous National Mall where you can visit the Smithsonian museums for free which include the National Gallery of Art, Museum of Natural History, Air and Space museum, etc.

For those unfamiliar with the term carriage house, let me explain: At the turn of the century, most large Victorian homes had a separate small house in the back of the main house to store the carriages as well as horses. Today, as homes were modernized and renovated, the small houses were converted into living dwellings with a private alley entrance not unlike many apartments in Paris, London, (European cities). There are approximately five carriage houses located behind the main houses on our street. The cobblestone alley is well lit, very wide, short, and of course, very safe.

Our street is one of the safest streets in DC as well as the widest and most beautiful. The house is air conditioned, has hardwood floors on the second floor where the living room, entertainment room, master bedroom and bathroom as well as washer/dryer are located. Ceramic tile is on the first floor with a well stocked kitchen, separate dining room, and powder room. Other amenities include DVD Player, two TV's, Stereo, Cable, Wi-Fi, hair dryer, clocks, as well as linens and towels, etc.

The security deposit is due at or before check-in which is 2 PM. Check out time is 10 AM. Note: If checking-in or checking-out outside posted times an additional fee may apply. References required as well as an Application Reservation must be signed which includes the aforementioned terms.

A real home from home

This is the most beautiful property, and literally has just about everything you could possibly need. Lovely decor, clean, well equipped kitchen, comfortable bed and right on the Capitol Buildings doorstep. Very cosy with a kitchen, wc, and dining room downstairs and a living room, bedroom and full bathroom upstairs. Also a washing machine and dryer for small loads of washing. A bonus for me was the little garden area outside where I could smoke. The amount of information provided by the owner is phenomenal - everything from take out menus to restaurant recommendations, maps, brochures on different attractions and he also provided metro smart trip cards which you just add money to and you can use on all transport in the Metro area. Very useful. And the welcome bottle of wine left for us was gratefully received. The house is behind the main street and pretty easy to find and the Eastern Market area is literally a 5-10 minute walk for restaurants, diners, CVS pharmacy and the Metro. The Capitol building is about an 8 minute walk the other way. Very close to all the National Mall attractions including the Smithsonian museums and everywhere else is very easy to get to using the Metro bus or rail. Very safe and friendly area too. Diner just across the road and two little grocery stores in a 2 minute walk. The listing for this property was very accurate and we could fault nothing. The pre-holiday information package that we received from the owner covered everything we could think of and was very helpful. We really felt we'd struck lucky with this little house, location, condition, equipment and information provided were all completely spot on. Loved it and, not only would we recommend it to other people, we are hoping to return to Washington DC in a couple of years and will not be looking for anywhere else to stay. It was perfect for us.

The Carriage House was more than we expected. Perfect location !

Wonderful neighborhood with plenty of restaurants within walking distance. The Carriage House had everything we needed and we were welcomed with a bottle of wine. Ken answered any questions we had within minutes and gave us some great tips and suggestions for restaurants and additional places to go and see. He even delivered a key to us after I lost one on our second day of the stay. He is the most responsive owner we have ever dealt with. We will recommend Ken and the Carriage House to all our friends and anyone who is planning a trip to DC. It was truly a great experience and we will stay here again when we return to DC.

Very Convenient Location and Has Everything you Need

Can't beat the location - four blocks from Eastern Market metro and from the Capitol building (in different directions). Immaculately clean and fully furnished. Plenty of restaurants and grocery shopping nearby.

The only struggle we had was regulating the heat and air, but Ken made adjustments remotely and offered to come to show us how to adjust (we could not make connections with him - with our touristy events). He did offer a couple of times. Wondering if he could leave instructions for renters???

We did not have a car, but caution renters about the lack of parking. We used Uber from and to the airport and it worked like a charm.

All in all, very comfortable, clean, furnished, and convenient.

Great Location with All the Comforts of Home

The coach house was spotless, well equipped and in a fabulous location (6 blocks to Supreme Court and Capitol Hill!). Also within walking distance to great coffee shop, Eastern Market, restaurants and shopping (Trader Joe's, CVS). Ken had a bottle of wine waiting, fresh flowers and coffee for that important first morning. Although we didn't use them the Metro cards are a bonus. Lots of tourist information provided. Would suggest a written how to for using the TV remotes. The only caution is that the coach house is two stories and for these 70 year old bones, the stairs a bit of a challenge.

Fantastic Location and comfortable home

The cottage was located in a wonderful section of DC. With a lockbox for the key, we were able to arrive at anytime. Easy. We walked everywhere we wanted to go. The cottage is comfortable, and although we didn't cook, the kitchen appeared fully equipped for a full on dinner. There are two drawbacks to the cottage which is nothing in the scheme of things, (we would happily return for another visit). The wifi isn't consistent. We could stream videos without trouble when it was working, but many times when I was working on my computer it would just stop. We have a hot spot so it wasn't a problem to use our own wifi. The second is that the host doesn't trust you. A sign that you will be charged if towels are missing and a complete inventory of every shelf and drawer just in case you happen to be a thief renting from him. Give me a break. Not sure I trust him to give back my full deposit if he worries about possibly losing a $6 towel after receiving $1200 in rent. My suggestion is to lose the towel sign and stock up on $6 towels at Ross or Marshall's. If attached to any certain books, albums or tchotchkes, put them in a box and store them before renting the place out. Books can be bought by the boxload at $1 or $2 each. Things break, life happens, ease up and enjoy being in a position where you can afford a little misfortune if it happens (probably won't).

Owner's Response: We have been using COMCAST as our Internet service providers and once I got this complaint about spotty service. I contacted them and they were able to correct the problem in about 10 minutes. I always tell guest to call me if anything isn't working, as often the cure is easy and I like most owners want our supplied equipment to work as expected. The sign advising renters that missing towels will be charged was removed, sorry that y9u found it offensive. It went up after the last time we lost "two" bath sheets (These bath sheets cost $50 each). Theft is rare and we don't want to be confronting about the issue, but we want guest to know that we will deduct missing items from the security deposit. For the record, we have never charged a guest for the breakage of supplied items and do accept that minor wear and tear is a cost of doing business.
