My wife and I just love to travel and vacation all over the world. However, we were blessed with a son and needed to settle down. We figured if our travel was limited with the little one we should get a home that has the most vacation fun possible....so we did!This was originally our home and we developed it with TLC we hope that you will find it as warm and comfortable as we did. Oh...the home is very 'child friendly' as well.

My wife and I Love life in Vermont. We are huge fans if hiking, boating, skiing and snowmobiling. This house placed us directly in the middle of all of this. Additionally;Burlington,Middlebury and Vergennes provide a nice mix of culture and entertainment. Fort Ticonderoga is rich in history and just across the bridge to NY. We are centrally located just minutes from cultural & entertainment cities so you may enjoy various activities with your friends and family.
What makes this House unique
This property is unique in so many ways. We can accomodate either small or large parties in total comfort. The layout of the house is conducive to allowing several different groups to gather together while each maintaining their privacy. We have hosted a few family reunions and our guests always compliment us on the fact that no one feels crowded. With two living rooms, office area, 1600 sq feet of outside decks and a dock different age groups tend to gather at various locations throughout the property. The kids have their own living room, adults their area, BBQing on the deck and others on the dock and in the water all at the same time. Sunsets are incredible over the Adirondacks are breathtaking. Sunrises over the Green mountains are equally as inviting. Lake access for boats, cross country skiers, ice fisherman, snowmobilers.

Beautiful Lake
The setting on Lake Champlain is beautiful. The sunsets are awesome. The decking is by far the glory of this lake house. One disappointment: the kitchen refrigerator did not work. I immediately told the owner but we never heard back from him. There is another refrigerator off the kitchen but oddly it shares space with a carpeted bathroom/laundry room! Otherwise a good lake retreat.
We are very pleased you enjoyed the setting and the incredible sunsets. As to the second fridge off the kitchen, that is not normally there. We were notified by the previous tenant that there was an issue with the kitchen fridge. Consequently, the second fridge was a "quickie" replacement. We found an operational fridge for you, had it transported and installed within 2 hours all prior to your arrival. We certainly didn't want to leave you without one. That said, we had left a note on the fridge accordingly. I now wee that it never made it to your attention.
Occasionally, as a rental property owner, we are made aware of a particular issue and only have a brief amount of time to rectify as there is only a 6 hour window between guests. In this case we made every effort to see that your greatly deserved vacation was not interrupted by a glitchy fridge.

Amazing!
A fantastic place to stay! The views off the back patio are gorgeous, and the water was perfect for fishing, boating, jet skiing, etc. The house was in great condition with plenty of amenities, and the owner was very accommodating and communicative. Highly recommend booking this house!
VACATIONER BEWARE
FRAUDULENT ADVERTISING HORRIBLE!!!!!! There is no dock hasn't been there for a year no beach no retractable awning pictures were completely misrepresented. Forget about trying to complain because Marty will not contact you back. I spent a great deal of money on a home that did not have majority of advertised listing should have only been charged half this amount. I have contacted Homeaway and they are also investigate Marty. Very sad that people have to take advantage of hard working individuals that saved all year to have a wonderful vacation based on listing only to be lied to and have money stolen. We did stay but was not worth anywhere what we paid. Dishes are cracked and chipped, old coffee maker, table in kitchen with no chairs. If you are looking to book this PLEASE DON'T.
We strive for each and every guest to have the best possible stay. That said, on occasion, we are at the mercy of mother nature. The dock is seasonal as is every other dock on Lake Champlain. Historically, we are able to establish the dock in mid May. This year (2019) lake levels were above flood level thru June. This was very out of character for the lake. We made attempts to insert the stairs to the water and a small portion of the dock in June and it was subsequently destroyed at great expense.
As to the awning, well......frankly speaking....we rented the house to a wedding party earlier in the year....and they decided to see how many people could hang off it. Needless to say, the awning did not survive such abuse. This was evidenced to the guest as the awning skeleton was neatly placed on one of the lower decks awaiting disposal/removal.
We extended clients stay at no additional charge as a gesture of good will.
Please review the other (57) 4-5 Star Reviews and you may get a different perspective. Simply put, I believe the client was so upset over the dock issue it very much set a negative tone for the remainder of his stay. We truly wish we could have provided a better vacation experience.
Now the bullet points - we are very sorry about the 4 dishes that were chipped out of the 48 dinner plates, salad bowls and small plates.
Based on this review we have taken the following action-
The kitchen table now has chairs.
We replaced all bath towels, hand towels and face cloths in property.
We replaced all dishware....ALL DISHWARE. We apologize that it was not to your standards.
Not As Represented
While the location of the property is nice, contrary to the many photos and representations on the website, there was no dock, and no access to the water, which was mere feet away. The owner never informed us of this circumstance during the booking or cancellation period. Rather, he sent a message the night before we were to arrive, suggesting there was an "issue with the dock." The issue apparently was that there was no dock, which we did not learn until we arrived -- with a boat. So we were victims. When I raised the issue with the owner, I was ridiculed and insulted, but there was no attempt at accommodation, and no refund of the rather high rental, considering the lack of water access. The house was musty when we arrived, and the outdoor furniture and decks were filthy. The ceilings in the 2nd floor bathroom and bedrooms are extremely low and so should be avoided if you are over 5'7" tall. Our overall experience was one of extreme disappointment. I suggest you think twice before renting this property.

As to mother nature, the back decks are exposed to wind, trees and the elements. It is cleaned off prior to every turn over. We are in a country environment and at times (rain/wind) there may be small debris/leaves, etc. - A broom is always left outside for guests to use. We apologize that it was not to your standards.

Old and uncomfortable
Old towels, old dishes, mostly chipped, old furniture, no coffee maker, a tiny old toaster, musty house.
We have a history of 4-5 star reviews and this review appears to be out of character for our "norm". We pride ourselves on providing a comfortable experience for our guests as well as being very responsive to their needs as evidenced by our reviews.
Rest assured we will be taking the following action for 2019
* Dishes Replaced
* Towels Replaced
* New Coffee Maker
As to dated furniture: To our future guests please keep in mind that our furniture is super comfy and each guest has their own individual tastes and expectations. We certainly hope this meets yours.
As to musty.......with all due respect.....not a chance.
To our future guests, we always request a call about an hour or so after you have arrived at the property. We find this gives you time to explore the property and we can address any questions and/or requests you have at that time.

Incredible Sunsets - Great Place to Stay
Wow, just wow. Great BBQ's on the deck. Easy access to the water. They even had kayaks and bikes for us.
House was very spacious and clean. Having laundry on site was a great benefit.
Owner was very responsive and easy to deal with as well.
